Step back without selling your homeowners to Wall Street.

You've seen how the roll-up story ends.

An operator gets big by buying up local managers, takes on outside capital, and one day the homeowner relationship you spent years earning belongs to someone three states away who's never seen the house. Service slips. The founder who made the promises is gone. And because the money behind it has a clock, the whole book gets flipped again a few years later — a second stranger, another transition, another round of nervous owners.

Here's the part the pitch decks skip: a fund's incentives and a homeowner's interests point in opposite directions. A fund has to protect margin and eventually sell. Trimming service and re-trading the book is the job. Your homeowners are a line item to those people — but they were to you.

There's a different way to step back.

A soft landing for you. A local team for your owners.

You built something. The homes, the cleaners, the owner relationships, the reputation that took years and doesn’t show up on a balance sheet. When it’s time to step back, you have a real choice about what happens to all of it.

Sell to a roll-up and you’ll likely get a bigger headline number — we won’t pretend otherwise. But a chunk of it is usually tied up in a 12–60 month earnout that depends on your homeowners not leaving during exactly the transition most likely to make them leave. We have seen this — heck, it is how we have grown.

Two ways this can go

Sell to a roll-up

Come to us

Your name comes off the door.

Your name and your relationships are treated as the asset they are — not erased on day one.

Your team is a “synergy.”

Your best people have a home. We’re employee-owned; adding good operators makes the whole company stronger.

Your owners become someone else’s inventory.

Your homeowners stay with an Oregon team that will actually drive to the property. Same state, same standards, principals they can reach.

A fund’s clock means the book gets flipped again.

No second flip. What your owners join is meant to still be here — and still local — in ten years.

The honest part: if maximum cash is the only thing that matters to you and you don't care what happens after the check clears, a PE buyer will probably beat us on price. We're the right call when you want your owners, your team, and your reputation to land somewhere good — and you'd rather sell to your neighbors than to a spreadsheet.

Mt. Hood. The Oregon Coast. Wine Country.

One Oregon team across three markets — we are apart of our communities.

Or stick around.

Do the work you’re good at. Skip the parts that burn you out.

Running a small book solo means you’re the revenue manager, the plumber’s dispatcher, the guest-services line, the bookkeeper, and the 2 a.m. lockout call — all at once. Joining the wrong big company means you trade that for a script, a quota, and a boss in another time zone.

There’s a middle path.

  • A real Oregon team across Mt. Hood, the Coast, and Wine Country — people who cover for each other and actually know the markets.

  • Employee ownership, not a paycheck-and-goodbye. You share in what you help build.

  • Systems that carry the load — pricing, guest support, and operations tooling that mean you’re not doing everything by hand.

  • Founders you can reach. Cascadia Getaways is run by the people who started it — Ryan, Stephanie, Gerard — not a private-equity board.

Whether you’ve been running your own homes and want to fold them in, or you’re an experienced manager who wants a bench behind you, there’s a seat here.

How it works — de-risk the decision

1. A confidential conversation. No obligation, no pressure, nothing shared. We listen to what you’ve built and what you want to happen to it.

2. A straight assessment. We tell you honestly whether we’re the right home for your book — and if a different path genuinely serves you better, we’ll say so.

3. A transition built around your owners. We plan the homeowner communication with you, so your owners hear it the right way, from the right person.

4. You choose your role after. Fully step away, stay on through the transition, or join the team for the next chapter. Your call.

It has already worked once.

Porch Light Vacation Rentals

We took on 100% of their homeowners and employees. The former managers — “burnt out,” their words — moved on to new projects. Their team got new career paths, and the homeowners got more revenue.

Questions people actually ask

Won't a PE buyer just pay me more?

Often, yes — on the headline number, with a big slice tied to a multi-year earnout that hinges on your owners staying put through the transition. We compete on the whole outcome: what your owners experience, what your team gets, and whether your name still means something when it's done. If pure top-line cash is all that matters, we'll tell you we're probably not your best fit.

How do I know my homeowners will be taken care of?

Because we're an Oregon team that shows up in person, and because we're employee-owned — retaining your owners is directly in the interest of the people managing them.

I've spent years building my reputation. Does it just disappear?

No. Your relationships and your standing are the asset. We build the transition to protect them, not to overwrite them on day one.

Are you going to get bought and flip us anyway?

We're not structured to be sold and we're not on a fund's timeline. That's the whole point of doing this employee-owned.

What if I want to keep working?

Great — a lot of the best operators do. There's a real seat and real ownership on the other side.

You have more than one choice about how this ends (or continues).

Whether you’re ready to step back or ready for a real team behind you, start with a conversation — confidential, no obligation, with the people who actually run the company.
