Kismet Launches Kismet Fixtures: The Toolkit That Makes Vacation Rentals AI Bookable

Kismet today launched Kismet Fixtures, a drop-in kit of conversion components that make a vacation rental manager’s inventory AI Bookable: visible to the AI assistants guests now search with, and built to convert the moment those guests land. Fixtures installs into the sites operators and their agencies already run. It turns a standard property-manager website into one that AI assistants like ChatGPT, Google’s AI Mode, and Claude can read, recommend, and send guests straight to.

Fixtures closes three gaps that now sit between vacation rental managers and the guests searching for them through AI.

Most rental inventory is invisible to AI

When a guest asks an AI assistant for somewhere to stay, it can’t really see most managers’ homes. The live inventory on their sites isn’t readable to AI. What AI already learned in training is too thin to recommend a home with any confidence. Worse, the live rates and availability an assistant needs to build a real itinerary are blocked entirely. Kismet Fixtures makes an operator’s full inventory readable to AI, from training through to live recommendations. Now AI can build real itineraries for guests with actual dates and rates, sending them direct to book.

The AI guest is on a phone, and most managers can’t see them at all

Many operators assume AI sends them almost no business. That’s an illusion created by their own tools. These guests often arrive without a UTM or referrer, the signals GA4 needs to attribute a visit. So GA4 incorrectly files them as direct traffic, and the AI channel all but disappears from the report. Kismet’s technology catches those guests anyway, and it found that more than 70% of them arrive on a phone. That reframed the opportunity. The win wasn’t just more AI traffic. It was converting those guests, on their phones, into direct bookings. So Kismet built Fixtures. Its components load on any website and deliver the fast, effortless mobile experience modern ecommerce has trained shoppers to expect.

Marketers finally see where demand comes from

Fixtures gives marketers first-party demand intelligence across AI and traditional channels. It connects the guest’s path from an AI assistant like ChatGPT or Claude all the way to a booking on the operator’s own site. That surfaces the AI-driven demand other tools miss. Instead of guessing, marketers see where demand originates, what AI is learning about their inventory, and which homes convert. Then they act on it.

Infrastructure built to be built on

Fixtures is infrastructure built to be built on — no replatforming necessary. It drops into the custom sites agencies and in-house teams already design and run. And it handles the parts that are genuinely hard to build: making inventory readable to AI, converting the guests AI sends on mobile, and measuring those guests across channels. It does all this without changing how a site looks or how a team works. Agencies keep the design, the brand, and the client relationship. Fixtures powers the conversion layer underneath.

Operators who prefer to run their own sites have a path, too. Whether a smaller operator or a more technical one, they can handle the integration themselves with a drop-in WordPress plugin. Kismet provides the platform and support to keep it simple.

Launch partners

Kismet developed Fixtures in close collaboration with Sawgrass Marketing, a luxury hospitality marketing agency based in Wilmington, NC, which helped define the design and functionality requirements. It debuted the new booking platform with Hallson Hospitality Co., a premier vacation rental manager in Nashville, TN and one of Kismet’s launch partners for Fixtures.

What the founders and partners are saying

“Guests are starting their searches with AI now, and independent operators can’t afford to be invisible to it, or to lose the guest once they arrive. Fixtures is the start of something bigger: the platform operators and their agencies build on to be found, booked, and to recognize a guest and shape their stay, wherever that guest is, through AI or not. We’re building the developer tools and plug-ins for this entire category, so no operator has to choose between a beautiful site and one that sells.”
— Jason Cincotta, CEO & Co-Founder, Kismet
“Most software treats AI discovery and mobile conversion as someone else’s problem. We built Fixtures because they’re the whole problem now. Making a manager’s full inventory visible to AI, then following guests across ChatGPT and Claude where GA4 goes dark, is hard engineering most teams can’t justify building per client. We built it once, so they can drop it in and ship.”
— Nate Sena, Co-Founder, Kismet
“We wanted our clients’ properties discoverable to AI, and we wanted to measure it, but never at the cost of how our homes look and feel. Kismet Fixtures dropped powerful conversion tooling right into the custom sites we’d already designed, without fighting how we build. It’s beautiful, it’s measurable, and it’s easy to use.”
— Courtney Ross, Founder, Sawgrass Marketing
“We have incredible, distinctive homes, and we wanted a website that actually worked to show them off. That’s why we chose Kismet. It’s beautifully designed to match our brand standards, it’s fast, and it puts our homes in front of the guests looking for exactly what we have, including the ones who find us through AI.”
— Brandon Hall, Founder, Hallson Hospitality

Kismet Fixtures is available now. Agencies and property managers can embed Fixtures into existing sites, and partner onboarding is open at kismet.travel.
