Reserved parking in a designated spot. Most units here are limited to one vehicle — check your listing before you plan a two-car trip, because there's no overflow. You genuinely won't need the car in town: the Prom, the beach and downtown Seaside are all on foot from the door.

Not at these, unfortunately — all Promenade units are no-pets. We manage dog-friendly homes elsewhere in Seaside and up and down the coast, so tell us and we'll find you one. (We're dog-friendly, not pet-friendly — no cats at any of our properties.)

No, and on the north Oregon Coast it's rarely missed — the ocean breeze does the work and even August evenings cool off. The top-floor units in particular catch a good cross-breeze.

Yes, and that's rather the point. No pool, no lobby traffic. Quiet hours are 10:00 PM to 8:00 AM. In summer Seaside itself gets lively, so if you're coming over the Fourth of July or a tournament weekend, ask us and we'll tell you honestly what to expect.

Both are oceanfront on the Prom, and they suit different trips. Sand & Sea is the larger building — 60 units, a shared pool and sauna, more going on, and some units take dogs. The Promenade is a smaller complex, no pool, and considerably quieter. If you want the amenities and the energy, Sand & Sea. If you want to hear the ocean and nothing else, here.

Cancellation is strict, and the window varies by home — free cancellation runs from 5 to 14 days before check-in depending on the property. After that the booking is non-refundable. The exact window is on each listing, so check it before you book. For a trip you might need to move, we'd genuinely recommend travel insurance.

50% is due at booking, and the remaining 50% is due 30 days before check-in. Booking inside 30 days? The full amount is due at booking. These terms are strict and they're the same at every home we manage. Booking direct saves you the 15–20% in service fees the third-party platforms add.
