Great location but needs TLC I will start with the pros of this property- the location cannot be beat. If you are looking for easy beach access in a non crowded location this your spot. This is my fourth time staying in the neighborhood and it’s the best kept secret of 30A. It is a big house accommodating large families. The ice maker was great to have and the lower level beverage fridge. Loved outdoor shower. Cons- the lower level French doors from entry and one of the bedrooms were blocked with 24 sandbags making it impossible to use those exits. Only exit was through the garage. We called about this but were told they could not be removed. I would think this is a liability when considering that the exits are blocked in an emergency situation like a fire. This should have been disclosed. I guess there is a flooding problem? The dryer did not work well and towels needed to go through 3 cycles to completely dry and the size of the loads were normal. The shower in the bedroom on second level has a seal problem and leaks water everywhere. We could never figure out how to turn the lights on in living room never locating the switch. The dishwasher was not attached securely and when loaded would tip forward making it dangerous to handle. The wine fridge was not working. The kitchen was not well equipped like described. Only had 2 wineglasses, 6 coffee mugs, the kettle was completely rusted and not usable, no measuring spoons. Pots and pans were rough too. On the upper level primary suite, most of the outlets were not working. After taking cold showers for 2 days we finally discovered that the cold and hot controls were opposite. The hand held shower head had no holder and just draped over the main shower head. The bath tub faucet was loose and easily could come out. Pool was not used by us but did look like it could use a good cleaning. This property could be so amazing if the upkeep was maintained and repairs were made. We enjoyed our time at this location.

The location was couldn't have been better! The house was set up perfect with 5 bedrooms for our family with additional bunk beds.

Beach lover Great location and not too crowded beach. House was perfect for our family. Lots of room to spread out. The entrance was hard to find considering it was through the garage. Took us awhile our first day finding out how to get in. The AC in the master on the second floor went out on our 5th day and they sent someone out to fix it but it didn’t get fixed. Property manager was easy to get a hold of and they even brought us a hose to help wash off sand when we requested one. Very helpful. Would definitely stay here again. Only wish you could view the beach from the second floor. The dunes are high next to the noise and there are bushes that blocked the view. View from third floor was wonderful however there was no patio furniture there to sit and enjoy the view which I found odd. Great vacation.

Beautiful views and great water pressure! The house is set up very well for families, beautiful views, located right on the beach betweeb Rosemarry and Seaside. Lots of bikeable restaurants and shops. Great communication and the water pressure in the showers was amazing! Great stay!

Family-Cousins Get-to-gether Location is good, close to beach is a plus. But house is very old and has so many issues.1. There were no locks to any of the bathrooms. Bathrooms that are in hallways also has no locks2. For bedrooms, bathrooms has glass doors and no lock to bedroom doors. We faced very difficulty especially with children, we took shower with a fear that kids may open the bathrooms.3. For one of the bedroom, while taking shower water started coming our of the shower door. Due to lack of proper insulation water was coming out of the shower to bedroom.4. Hot water was a major issue. we took showers without hotwater.5. for the bacthroom which is close the kitchen, it has a very bad smell. We always have to turn the fan on in the bathroom.

Family vacation You can not beat the view. The house could definitely be cleaned up better and use some tlc. Especially for the amount you're charged for the cleaning fee. There was trash in the garage and all over outside the back deck area. The pool area is very unkempt, unlike shown in the pictures. There were a lot of things inside the house that didn't work, but nothing major. We had a small issue with the air conditioning and it was fixed almost immediately after reporting it. Overall it was a beautiful view and as long as you're not expecting a perfectly kept beach house, it was money well spent!

Nice home for a large group. Great location. Away from the crazy crowded Watercolor and Seaside, but close enough to enjoy the shopping and restaurants in those areas. This home is wonderful for a large group. Master bedroom is spectacular! Second bedroom was very large and worked out well for a family of 5. Downstairs was also very spacious and comfortably slept 7 guests. Absolutely loved being right on the beach, super convenient. Needs a little updating and love. Kitchen was lacking a lot of necessities for cooking; however, we were able to wing it. Needs a new vacuum cleaner and a new outdoor grill. Please buy a broom! Gets very sandy. More wine glasses! (Only had 2) Dishwasher didn't work properly and the clothes dryer never stopped running. Wine cooler didn't work as well. Needs high-top chairs for the downstairs patio. Minor inconveniences that we overlooked. Kids liked the pool. We would stay again, just hoping the owner updates a few things.

Fantastic Property and Customer Service! This is a beautiful property ON THE BEACH! Our family of 10 could not have enjoyed it more. Great customer service from start to finish. We would definitely use this home again in the future!

Perfect beach house for large families! The house was perfectly situated just steps from the private beach. It was perfect for 3 families to have enough privacy and a great open kitchen/living room to all gather in. We couldn't have asked for a better place to stay!

Reviewer Comments: This was our second week-long visit to this property, after previously visiting in Fall, 2018. It's almost a new tradition. The location is hard to beat, with direct beach access. There is plenty of space for our family of four + nanny. Our young kids love hopping right out on the sand, as well as having a private plunge pool to use anytime. The beach environment is hard on a home, and it's showing here. The deck wood had been refurbished some since our last visit, but lower your expectations for finish quality. If you're a builder or have any experience with real luxury homes, this is "hurricane-insured big-and-cheap construction in a luxury costume, built purely for rental income." That sounds pretty critical, but it's true, and it actually serves that purpose pretty well. (Watch your head pulling in - even a regular full-size SUV won't clear the super-low garage.) Due to some post-surgical limitations, I was disappointed to find that the elevator was broken, and the management company's response was essentially, "well, we don't advertise that the house has one." My biggest complaint this trip was the property's lack of cleanliness. We were one of the first groups allowed to vacation in Florida after the COVID-19 rental ban. On arrival, I can only describe the house as unacceptably dirty. We spent our first hour or three disinfecting and sanitizing things. Paranoid, you say? No! Perhaps it was being greeted by a used facemask, left dangling from the outside pool shower head. Maybe it was the not-quite-empty liquor bottles left in the kitchen cabinets. Maybe it was the pair of old flip-flops left under a chair in the living room. Or enough crumbs in couch cushions to feed a starving nation. While the dishes and silverware were reasonably clean, I've camped with Neanderthals that kept cleaner pots and pans. We had a great family time. But for $2k+/night, you shouldn't have these issues. We'll be back to the area, but may conside

Wonderful location - Clean and great customer service our group of 12 adults have now enjoyed this location for 3 years in a row. Rooms are perfect for us and the location and amenities are as advertised. Very close to restaurants, shopping and especially the grocery store. Highly recommend this to anyone wanting the perfect beach vacation.

Amazing Location! We had an awesome stay at Pelican Paradise! The house comfortably fit 15 and being right on the beach was incredible! It rained quite a bit during our stay so there was some water leakage in the garage but it didn't appear to leak into the basement. The house was very well equipped with cookware and dishes so cooking at home was no issue. Would definitely recommend this home for a larger group!

Good value, great location…needs a little TLC Have stayed in this property twice this year. It’s a fantastic home. Lots of space for large groups, gulf front and not crowded on the beach. However, for both stays we experienced issues from plumbing to malfunctioning appliances. Property management can only do so much. They are responsive to service requests but at some point it comes down to the owner’s desire to maintain a home for their paying guests. Availability in July for a home of this caliber tells the story better than my review. Additionally, if you are viewing this home because it looks isolated on the beach, and that’s what you desire, it is not. There are large homes on both sides. The pictures are quite dated.

Mom’s Birthday on the Beach We had a wonderful experience at the beach property. Being able to walk right up to the stunning beach was a highlight, making it easy to enjoy the sand and surf anytime we wanted. The house itself was spacious, offering plenty of room for everyone to relax, and the comfortable interior made it feel like home. Overall, it was the perfect setting for a beach getaway.

A paradise amid the chaos of labor day weekend The truth is, I do not feel like writing much, the place is in excellent condition, clean, renovated, an excellent location because we did not want to be near so many people, we were very relaxed every day, the wonderful beach, we traveled with my parents from more than 70 years and everything was perfect. In addition, the suggested rental services for chairs, kayaks, etc. very good and reliable. I can only say \"hasta la vista, baby\", we\'ll be back one day

Pandemic getaway We had a couples trip to get away from the home quarantine and had a blast. The house and the view was stunning. We never left the property. On the rainy day and hung out in the plunge pool which was perfect. We requested pool heating and they came out quickly to get it ready for us. We will be returning. Property management was very responsive. The only downfall was the cell service. There were only 1-2 spots in the entire house that we could call our kids to check on them. Thank God for Facetime(via wifi). Overall great!!

June 2020 Stay This house was perfect. Very nice and comfortable for our party of 8. Beach location is great, beautiful stretch and relatively not crowded. We didn’t need much, but the property management was very responsive when needed. My only minor suggestion is the house could use a better grill as it’s a little small for large parties and a couple of the burners wouldn’t stay lit and when they did would have a big flame that would char the meat. That being said, we grilled out 5 of 7 nights and it was great. We would definitely recommend this house to anyone who asks. We’ll be back!

It was awesome

Good time Hello we did enjoy our stay at this unit. However when we arrived the first level smelled horrible like sewage. The cleaning crew came back but it was nothing that they could do. Then on Saturday the toilets started to back up on the first and second level. This unit has great views and is more intact than the A side.

Great Spot! Location was perfect. Beautiful views and quiet street. The home was a little older but the host did well with the updates. Very spacious with plenty of room for our party to spread out. We loved our stay.

Paradise B Relaxing, great location

Great stay We loved the location and the layout of the house. Guest service was quick to respond to the third floor air conditioner not coming on upon our arrival. We could not find a plunger the last day when 2nd floor bathroom clogged. Our only complaints are that the elevator did not work the entire duration of our stay and the beach chair service guy did not respond/setup. Also, some outdoor lights were not working.

Great location - house in need of maintenance Lots of issues with the house and management wasn’t available to answer. Dryer didn’t work, a/c went out, flooding due to rain filled elevator shaft and wasn’t fixed. We love the location but the house needs better cleaners and maintenance. In our contract it said we would have beach chair set up and a paddle board. I called and emailed daily and never got a response . Contract wasn’t honored .

Gorgeous! There were a couple minor things: dishwasher didn’t work and a shower door leaked but it wasn’t bothersome enough to affect a 5 star rating! It is a fantastic place.

Amazing beach I have been vacationing in the 30a area for quite a while now, and this is by far the best beach I have come across. The house comes with two beach set ups, which is a plus also. The walk to the beach is easy, not too many steps or too steep coming back to the house. The house itself is roomy and accommodating for a lot of guests. The kitchen has really good appliances, and ample storage. The cookware was in sad shape, though, a lot of it was broken and unsafe. Unfortunately, the house was badly in need of a deep cleaning. This was not a problem that we could have called about because it was too much to do with guests in the house. The rugs and furniture were stained and filthy. It was hard to be comfortable in such a dirty house. The deck furniture was rusty and broken. If these issues were taken care of it would be a great place to stay.

Pelican B House is a great size and location. Cleaning could have been a bit better. Could not find a remote and moved the sofa cushions and there was food crumbs along with remote. The grill outside needs to be replaced. There are no blankets that could be found in the house.

Rundown dirty house but great location House left a lot to be desired. Very rundown and dirty and pool was not usable. Maintenance was in and out fixing things while we were there. Not what I would expect for paying so much. It was probably really nice at one time but nothing has been replaced or updated in a long time. Being steps from the water is the ONLY thing that made staying here worth it.

House not clean, location on beach fantastic. House was not clean, rug in living room nasty. Pool nasty, we could not use it. I have never been in a rental that had such poor quality cookware and kitchen items. Items were poor quality, damaged and not clean. The location on the beach (fantastic)was clearly what we paid an exorbitant amount of money for, because it clearly was not the quality of the house itself.

On the third night we found a bug in our bed, crawling on our leg. We understand that bugs can get in from time to time, but 5 is a lot to have found in the first two days of our stay. We have lived in FL, GA, MS, and AL and are used to bugs and thus have our home sprayed by pest control on a regular basis. If we find any bugs in our personal home the pest control comes out immediately to spray again. When we called to complain about the bugs we were told by maintenance that roaches are a part of Florida and there isn’t anything that can be done. - The kitchen is missing basic necessities like pot holders to remove hot items from the oven, varied measuring cups, and varied measuring spoons. There is a blender but we could not find the lid anywhere. - We started to use the jacuzzi bath tub in the master bathroom, but when the jets turned on black dirt/grime flooded into the tub. - The pool was missing the pool net to clean the pool and there were leaves and bugs in the pool. We did call maintenance and they agreed to drop off a pool net the following day. We never received a net. - There is a missing appliance under the counter in the bar area on the bottom floor which has left a large hole that could be a safety hazard if a child crawls into it. - The guest bathroom dripped water from the air vent during our stay. We thought it might be condensation but after wiping it down water continued to drip. After close examination there appears to be mildew or possibly mold around the vent. These are significant issues for a multi-million dollar home with a cost of over $1,000/night. But the bigger issue is the lack of response or support from the management company. We received a request half-way through our stay to email feedback. We emailed the above feedback and never received a response. We would not stay here again and we do not recommend it.
