Great home for large families. Large rooms and plenty of them.

We had great time for the thanksgiving family dinner the only problem it's parking situation

The property was BEAUTIFUL! Communication was consistent with the host. The host accommodated us as needed and the overall stay was luxury. We enjoyed it! Super great host! This house held all 32 of us for our family vacation.

Our family had an awesome time there; everyone loved the house and it was perfect for us. We will rent again. Positive: Everything!! Negative: No basement as advertised

Positive: The home was very spacious and accommodating for my family. Negative: The fact that you have to pay for heat for the hot tub when you're already paying to rent the property.

My family and I had a great time. It was more than enough space for everyone. A big beautiful home with pool and jacuzzi was exactly what I was looking for and was able to get with this listing. Hosts were very responsive and answered questions that I had. Will definitely book again.

Over all we had a good stay hopefully I will not get charged with my security deposit for someone else’s problem thank y Positive: Nice rooms Negative: We had to wait until about 17:35 pm before we could in the property. This was bad for us after driving over 10.5 hours from Virginia. Walls and doors had holes in them children falling down out of the bar stool one of them I showed it to the maintenance guy the table chairs all of them were loose so I just tightened them all up

Nice Property, yet House is beautiful. Furniture and decor was very nice. Ten bedrooms, eight baths, 2 living rooms, a pool & hot tub, and a garage game room. The kitchen had two dishwashers, 2 refrigerators, nice a spacious with plenty of cookware & dishes. Most of the beds were very comfortable, a couple were not. Four pillows each bed, very soft and cozy. The couch was amazing in the living rooms. Neighborhood was quite and nice. The clubhouse was nice. The pool is quite large & the hot tub was hot although does not bubble. There is tons of things to do nearby in town. We did forget a few things when we left, they contacted us and we made arrangements were made to ship to us. Our biggest con was the hot tub. We knew the pool could be heated, but we didn’t care about that. We don’t care for a pool that feels like bath water. However, the hot tub apparently is ice cold too. There is a $35/day charge to use the hot tub. We didn’t see or know this until after we booked and asked through email. Overall, we would stay here again if given the chance.

Positive: Plenty of space for everyone. The second (bonus) living room upstairs was a plus. Every bedroom had a flat screen tv. Including the garage that was turned into a game room lounge. Family played pool 🎱 while watching basketball 🏀 too. This is the ideal place for a large group BECAUSE 2 refrigerators/freezers and 2 dishwashers.

I am really unhappy I stayed with 13 people. 7 of us got bitten only to discover flees in our luggage when we got home. Also the host is trying to charge me for a broken bed after I filed a complaint with Airbnb although none of us broke any beds.

Group of 12 adults all men playing a sporting event in Kissimmee. this villa was perfect for us had everything we needed plenty of space, fully equipped kitchen and living space.the villa was clean and plenty of towels for the pool and hot tub.we stayed same villa in 2024 so we re booked and we will re book for 2026Darren

The host was extremely friendly and attentive throughout my entire stay. The home felt extremely cozy and there was soft music playing from the tvs when we arrived adding to that homy feel. Any issues that I had Oriana was quick to make sure they were handled and that my group was satisfied. Would definitely book here again.

This is a great place to stay with a group! The house was super clean and matched the photos. Nearly every room had a private bathroom and the open layout was great for a large group. Two refrigerators and dishwashers made this perfect. Right between the OOCCC and the parks. Super helpful and responsive host as well.

This place is poorly managed, they are not doing a great job in cleanliness or upkeep.Of note:- hairs in sheets- melted chocolate on couch, dinging room chair, and pool stick- leak in first floor master bathroom (from fan)- stains across carpet- scuffs on floorboards- pool was "over stabilized" really unsafe (beyond the legal limit)- bad fridge water filters- cobwebs- broken bed frames- kitchen trash foot pedal is broken- hot garage (not great when you want to use the pool table)The payment had to be done outside of VRBO, which makes you feel a bit like you might be being scammed. Especially when the property manager texts and doesn't use the VRBO app to message often.Up charges for the pool heating (we knew this and were happy to pay, the heating was definitely worth it). If you aren't a pool conisuer like me, note that the hot tub only heats when the bubbles are on, and you are unable to hear anyone outside the hot tub. And once it is up to temp, and you turn it off, it cools off rather quickly as pool water is cycled in. We still enjoyed it though!We were surprised by pool maintnace visits on a few occassions during the 10 day stay. I expect with a VRBO to get a notice before people enter the property, so it was concerning the first time.The amount of bathroom soaps is small, and there were no provided salt/pepper, etc. Which you might expect in VRBO stays (the house was not run by the home owner).Overall we had a good time, but would not recommend.

Poor management and coordination Positive: Location , spacious Negative: 1- drawer broken on master bedroom 2-chair broken on bottom first bedroom 3- no conferters on any bed when it was really cold temperatures 4- bad pee smell on first floor by the bathroom 5- charge me 500.00 of security deposit have not returned yet after I had booked all with booking. Com 7- street pavers broken it was a liability for the elderly .. thank god it was all ok 8- 250.00 pet deposit on a side as well . 9-Carpet extremely dirty .

Golf group Fitted our group of 8 for golf outing perfectly. Hot tub and pool were heated nicely.

World Cup 11 guys traveled to play paintball World Cup in Florida and we needed a villa that could accommodate us and this villa was perfect for us plenty of bedrooms and bathrooms and plenty of open space just to chill out after a long day playing. The villa was super clean and plenty of towels and kitchen had everything we needed and more. The outside pool and hot tub was perfect and we added the heating option and that was great. Communication was superb and really helped make it super easy for us. If we play World Cup again we will just stay again Many thanks Darren 10 man World Cup champions 2024

Overall it was an great place to stay when the price is split between all guests, making it very affordable. It was comfortable and neat when we arrived, the biggest problems were bugs. There were a LOT of roaches in the kitchen. I personally took care of 7, while each guest had also taken care of a few. Fire ants somehow made it upstairs to a guest's room, and lizards also made it in. I'm suspecting it's because the front door is missing a weather strip on the bottom, making it fairly easy for stuff to get in- we ended up putting a towel under the door for most of the stay. Overall, it was a place that we could all share together and have a fun time, I have no complaints other than the bugs. The surrounding area was also convenient for groceries.

Place was immaculate and host was very quick to reply to any questions. We had paid for the pool and hot tub to be heated and everything was ready for us on arrival. 10/10 stay!!!

We were kept abreast every step of the way as we approached check-in. That relieved a lot of anticipated stress. We love that the majority of the rooms were NOT kid rooms. We already said that we are going to bookmark this house so that we can visit again real soon.

This place was beautiful! There was a couple things we had to contact the property manager about and they came out immediately and corrected! Would 100% recommend!

Excellent Stay! This Upstay stay was absolutely AMAZING! The home looked exactly like the pictures. Everything was clean. Every time there were concerns, the communication was always open and prompt. Our trip was made relaxing upon walking through the door. Check-in was easy with an awesome and fragrant ambiance upon entering. I would book again!

Terrible Experience Positive: The location was good. Negative: My van was confiscated by a local tow from the front yard due to parking in the driveway on the grass. Also, 30 minutes before check in I was told I needed to pay a $500 deposit that could have been paid at the same time when I booked and paid in full. This was very unsettling and frustrating. I was going to pay the deposit with my Amex and was told by the offshore hosting company they didn't accept Amex so I was forced to use my Visa if I wanted to keep my reservation at 15-30 minutes prior to check in. This was very distasteful. To date I still have not received my deposit back and I checked out 11/17/2024.

Roaches were everywhere, dirty, said we could get in early and couldn’t had to pay extra fees to get the code, pay extra for gas grill and it was locked, had to buy kitchenware, not enough towels for the amount of people there. Not enough cookware, shower clogged and overflowing. Slow communication. Have to pay a ton extra to heat the hot tub which they advertise having, extorted us to get into the house. My mother fell and broke her nose and had staples in her head and still couldn’t get the code to get into the house. We hired an attorney and found the home owners. Do not EVER stay in any property managed by Upstay. Only go with private owner. It was by far the worst experience ever, and I’m just sorry I only have so much space to type a review to warn everyone. Stay anywhere else. Don’t use Upstay it’s worse than you can ever imagine!! F rating on BBB, so many problems just don’t ever use them…EVER!!

Positive: The house was very spacious , and the location was convenient. Negative: No wash clothes in the house. Only towels and hand towels.

Our recent stay was nothing short of exceptional, and every guest in our party was thoroughly impressed. From the moment we arrived it was evident that this property was meticulously maintained. The cleanliness was impeccable and the spaciousness of the house exceeded our expectations. It almost felt like a hotel. Everyone had their own comfortable space and the abundance of bathrooms ensured no one had to wait or share. The highlight of our stay was undoubtedly the outdoor amenities. The pool was pristine and the hot tub provided the perfect way to unwind after a day of exploring the area. Whether we were lounging poolside or enjoying the evenings in the hot tub or playing pool in the game room the ambience was unbeatable. Additionally the common areas are decorated perfectly and conducive to socializing. The living room provided ample seating for everyone and the kitchen was equipped with everything we needed. We appreciate the attention to detail throughout the home.

They had many fees that were never discussed prior and it felt like they were pinching us of every penny.
