When we arrived the place was a bit dirty and smelled very strongly of marijuana. I messaged Simon and he offered to clean it , however I had already done so. Also, the unit needs a bit of sprucing up, ie: spot painting, the washer smells like mildew, etc. The location was great!

I loved everything about the place the only thing that I didn’t like was the hidden fees . I was required to either pay $75 non refundable or a $250 deposit . I was not aware prior to booking I would have to pay that other than that loved the place

Place was spotless , had an issue with the time that i had to check in but it was accommodated by giving me extra 2 hours to check out. 2nd time booking and not disappointed

Good place and close to key places. Easy to get uber in/out, no hassle place. Area is okay, seems unsafe at the start, but if you’re Ubering around, wouldn’t matter. Apartment units and the staff are very nice and accommodating. I found the place very nice and accurate to as described. We were a family with an infant, no problem from that angle as well.

the place was beautiful and clean and felt very homey and comfortable. our only complaint is how difficult it was to get into our room. we waited 2 hours standing around because the code to the door wasn’t working. they did reimburse our parking fee for the inconvenience and once the situation was handled we enjoyed our stay.
Excellent property and would highly recommend. The unit itself is beautiful and the attention to detail on the design is noticeable. The price is extremely reasonable for a two bedroom unit. We really liked the portal that was used to extend our checkout (we were able to extend to 1:30pm for a reasonable fee), add parking, and add a pet. The parking garage was covered which was great. The only negative were the floors - the apartment itself was noticeably clean (as were linens and bedding), but the floors were dirty. Would just recommend a quick mop in between stays!

Excellent listing and host; with their own portal where they display all your codes and amenities. Centralized location and the restaurant right in the building was a great plus.\nWe brought our dogs and there are no dog parks around it and very few trees for them but other than that, the listing was great.\nClean linens and towels, cozy beds and well equipped kitchen.\nI came from having to cancel a terrible listing and Simon was very quick in accommodating this last minute booking. I would def stay there again and recommend the place.\nThank you!

The view was amazing!!!! Right in the city 10/15 minute walk to Chinatown and the mall. Super easy to find and the cleaners were sweet and helpful. 10/10 would stay again
The location is great and place was good for the value. If you have a loud family beware of the thin walls. Also in our unit the heat in the bathroom didn’t work so we were unable to use that bathroom. On a cold winter morning it’s not an enjoyable experience.

Perhaps this is the best place to stay in Philadelphia, where it’s a pleasure to wake up, spend time, and fall asleep. I booked this place for the second time, and everything was perfect for me.
Wonderful loft with a beautiful view. Nice atmosphere. The furniture could be a bit fresher and newer, but overall it’s quite good.

Hot water in master bath a bit hinky but great place for a great price
Good place to stay for short period. Safe and secure place for family. We stayed for almost two months at 401 Suite and enjoyed going around Philly. City center and areas of tourist are at walkable distance - reachable on nice evenings within less than half hour. The fridge was replaced upon our request due to non-cooling. The mid stay housekeeping upon request shall be made more value to customer as we were giving repeated instructions one by one. The washing machine and dryer is good, however its position to open its door must the reconsidered for easy in/out of cloths, We would recommend drinking water filter/facility at each floor or near to the reception in addition to the vending machine. Overall, a good place to stay with supermarkets near including the Giant at walkable distance. Cheers we will come again!

Pros Location was A1 walking distance to many attractions. My brother and I walked to the Rocky Stairs (30 mins), China Town (10mins), Target (15mins), bars and restaurants (3 mins) Free parking on the street. We found a spot easily everyday. We saved $26 bucks per day. Large windows to see the skyline view. I love the 2 bathrooms both are spacious. Con Dusty, the faux plants and cabinets were dusty. Dusty spider web above the cabinets The ac works great but when it turns off the unit gets hot immediately. I think because it’s an old building being remodeled. No installation just concrete. Overall Excellent choice I would stay here again. Thank you!

Noisy neighborhood but at night but a an overall nice stay Negative: Extra fees. $250 damage deposit or waiver of $30. Fee for early check in even though room was ready. $75 parking fee.

The only issue we found was the master bedroom's bathroom had no hot water at all and had no heating at all. The main bathroom was perfectly fine. Other that the minor inconvenience of using the same bathroom, everything was very nice and the bar downstairs is a great place to hang out and get food
I normally don’t publicly review things, but Simon’s place was great stay for a weekend getaway in the city! The apartment was cozy and clean and he was immediately responsive to any questions we had. Any place that we wanted to go to was either a nice and quick walk or drive! The neighborhood was quiet too! I highly recommend this place to anyone that wants to take a trip to Philly and wants a comfortable apartment to come back to!

The place has a ton of potential. The surrounding units seem to be subsidized housing of some sort which isn't ideal to vacation next to. Constant loud people walking through the halls, smoking cigarettes and weed - lots and lots of weed. The refrigerator doesn't get cold enough (dial was set to coldest), pillows are mini in size, bathroom window had no curtains (even after I contacted the host and they said it would be fixed) and lastly, the parking situation is a joke (we even paid for parking!) Overall, for others thinking about this place - you get what you pay for. The pictures do look sexy and for the most part it came as advertised (minus the wall paper pealing up). This part of town is clearly one where investors are trying to revitalize a no so great part of town. I think this building was the first step....hence it does have huge potential. Overall, I would rate this a 3 out of 5 stars and would not stay here again.

Clean welcoming space. Loved the big windows and high ceilings. Front desk was great, walking distance of good food and a 10 - 15 min drive from just about every local attraction. My family loved it.

The location was close to several restaurant, breakfast spots, and breweries. The proximity to Broad Street allowed for easy access to the metro lines to get downtown as well. Two standout issues was the Wifi in the building was not very good as well the proximity of this apartment to the elevator. The elevator noises will go on all night, so be sure to have some sort of earplug or noise-cancelling headphones.

This place had a great location - we selected it because it was right above a bar and restaurant so it was really convenient. We also had a beautiful view of the city skyline. We would definitely stay here again!
Stayed here for a work trip — an OK stay, a little expensive for what it was. It was a weekend in Philly but was super loud in the hallway/outside at 1am with other people coming in and out and partying etc… Was also no tv remote left, texted the airbnb host and they said they would bring one the next day but never did, also opened the microwave to old chicken wings and ranch which smelled so bad. Fine for what it was, probably would try and find somewhere else next time!
This Airbnb was perfectly located for a quick trip to Philly and our plans to attend a concert at Union Transfer! Just a short walk to plenty of Philly activities, restaurants, etc. the hosts were responsive and very helpful with activities and understanding the logistics for the Airbnb.
For spending the night for a large group not bad, but make sure your ok with all the other issues. Positive: We booked 3 apartments in total. The space was wonderful as in size. Negative: Felt like AirBnb. There were roaches all over the room, coming out of the stink. The whole apartment was infested with roaches. We complained and were able to get help the next day by getting another apartment and $75 in credit. The floors were very dirty, it appeared clean but once you see your feet it was VERY dirty. There was a foul smell in the lobby. Parking was fine for 5 days we spent $90 for parking using the link they provided. There is free street parking but the streets are very small likelihood of finding any free spot is very hard. Towels were limited.
Beautiful, well-apportioned apartment Positive: The first room we were assigned was not great as the A/C was wholly inadequate and did not keep the apartment cool at all, and the curtains in the bedrooms did almost nothing to keep out the light. However, we upgraded to a different apartment for the remainder of our stay and it was fabulous! Clean, quiet, well-stocked kitchen, room-darkening curtains, and nicely furnished. We appreciated tremendously the on-site parking, the in-room washer/dryer and that it was pet-friendly. The communication with the rental team was excellent. We would definitely stay there again. The restaurant next door was convenient. The front-desk staff were very nice. The location is within a 20-30 minute walking distance to downtown attractions. Negative: The neighborhood was a bit on the sketchy-side at all times of day but especially at night. We went shopping for breakfast provisions the evening of our first night, and the nearby mini-markets were the kinds of places where all of the items for sale are behind plastic floor-to-ceiling walls and you pay the shopkeeper through a slot. There were lots of folks loitering on the street. I would not venture outside at night if I were a single female. To get to a larger grocery store would require a vehicle.

Simon's place was a great stay. The home was comfortable with anything you could need. There is a great restaurant right downstairs and a few convenience stores in walking distance. Simon was a kind and friendly host and very quick with communication. We definitely recommend.
The place was clean and as described in the posting, the instructions for the underground garage was clear and convenient even though the spots were super tight it was good to have it in the same building with elevator access not needing to walk outside which might not be too safe specially after dark. Overall, we enjoyed the stay!
We will definitely be back. Positive: Loved everything about the room, the restaurant, the lobby, the parking. It was a last minute issue with other accommodations that steered us here, and we were very pleased with the result. Negative: The area is a liiiittle intimidating at first, but everyone around was very friendly and we spent a fair amount of time walking.
Future Travelers: Book with confidence, this place is safe & well monitored. The accommodations were spacious, clean, and inviting. The city views from the windows are beautiful; I was definitely “pleasantly”surprised!

Amazing place, lookas exactly like the pictures! Right in the middle of the city. The parking garage below is kind of tight parking spaces. If you have a SUV or a Van lol good luck. The parking available outside the parking garage is great. There is a restaurant below that stays open pretty late the food is pretty good when you want a spot that is close by.
Our stay at Sosuite was simply amazing. Simon was very friendly and responsive. The place was beautiful and clean. And the location was great. This will definitely be our go to place in Philly. 10/10 Recommended!
It was a very pleasant stay and perfect for a Union Transfer concert.
