Wonderful. Full of history, marvellous building. Positive: A huge old building with a lot of history. pop across the road to read the information boards about the building. The staff were all very friendly. The breakfast was lovely, and served in a marvellous dining hall. Close to the town and beach, parking not a problem. Go stay there...the owners deserve your business!

A great base for a trip to saltburn, we would return and recommend to friends Positive: Excellent location, really helpful staff, clean and comfortable, a little shabby but we really could not ask for more. The external needs some attention but don’t be misled

The rooms were adequate, breakfast was lovely and well positioned for where we needed to be. Positive: The staff, upon arrival, were very accommodating. We needed to check in an hour early to get changed for a wedding. The rooms were ready and they could not have been more helpful Negative: Communication before arrival was awful. I tried, on several occasions, both through Booking.com and the phone number provided, to check if an early check in and use of the rooms would be okay. I could not speak to them directly and no one got back to me, despite assurances that they would. This left me feeling highly anxious before we arrived

Great location, good value for money, clean and functional but not a luxury option Positive: The room was clean and was excellent value for money. The family room is ideal for a family as it had a room with a double bed and a twin room with a travel cot with both rooms sharing a bathroom. The location was excellent and staff were friendly. If you just want a clean, functional base in a good location then this is a good choice. The breakfast was included and there was weetabix, cornflakes, toast, orange juice and tea/ coffee on offer as well as a cooked breakfast. Negative: Some facilities not as described. The website advertised bar open until midnight but the bar is so large and under-used that it shuts much earlier due to lack of custom and the front door was locked so we had to use a side entrance to get into the premises. The bar was huge and pretty tatty. Floor was mix of floorboard and laminate and really needed some money spending on it as it wasn’t somewhere you would want to spend time. It would probably be better to cut half the room off and refurbish the rest so it is a more pleasant place to sit and have a drink. This would probably attract more customers. A The cooked breakfast wasn’t great. There was one member of staff who was clearly working very hard but had an unmanageable amount to do. We had to sit at a table that she hadn’t had time to clear and ask for clean cups, cutlery etc. Staff member was apologetic but very rushed. The cooked breakfast was not really the best. The sausages, mushrooms and bacon were very greasy and didn’t taste great and the yolk of the poached egg was solid. If I stayed again, I would go out to a cafe for breakfast. The room itself had the table squashed into half of the room whilst the rest of the room was either empty or had sofas and a TV which seemed strange as the room wan’t available as a lounge for guests.

Excellent place with everything you needed and lovely friendly staff Positive: Location , clean rooms and comfy beds . Great breakfast . Good stocked bar with a bit of entertainment the night we stayed . Chloe was amazing . No parking on property but found space outside to park . Negative: Nothing

Great location but definitely not worth over £100 a night. Wouldn’t stay here again. Positive: The location was excellent, ideally located for the town and seafront. Negative: Run down, no gas so no heating or hot water. Came back to find out someone had been in our room and then left the door open so anyone could’ve got in. Broken door frame.

Excellent location Positive: Friendly welcoming staff that were keen to help. Excellent location for easy access to a variety of attractions and off site dining options, a very short walk to the beach. Lovely breakfast and comfortable beds Negative: Basic rooms - this is perhaps a misrepresentation of what is to come though as it has only recently been taken over and the decorators were on site actively doing the place up as we were there. Somewhere to unpack and sit in the rooms would have been nice, but it really didn't impact the quality of our stay and we would definitely come again. We would probably opt for the apartments , as provided on the premesis, next time as we are a family of 5.
