Excellent hotel Positive: Perfect location , clean and comfortable. Breakfast was very good full English, alternatives available and the guy serving was friendly. All staff were lovely. Entertainment at hotel and bar, fmquite busy and jolly atmosphere. Close to tiwn and scenic stroll overlooking the sea. Negative: Double bed seemed a bit smaller than a double?

Although all the staff were friendly and helpful and food was good I wouldn’t stay again. Positive: Staff were friendly food was good Negative: Woken by the sound of water pouring down and realised it was from shower in room above, very loud and happened twice in the early hours.

Great value and location for a 3 night solo trip Positive: Brilliant location, efficient friendly staff, great breakfast. Comfy bed and pillows. Negative: Slightly tired looking bedroom

Absolutely would stay again Positive: The location was exactly what we were after. Friendly welcoming staff and the Sunday carvery lunch was fabulous . We like to stay somewhere that has a bit of a story and the history of this building was really interesting. Negative: The car park is tight for larger vehicles, but I believe there is extra overflow parking too.

Enjoyed the stay and venue. Car parking was difficult. Positive: Location great. Breakfast great. Negative: Tv in room didn’t work. A window was locked, but the window was not shut, so flapped. Reported both but nothing done.

Weekend break Positive: Good location to the beach Shower was wonderfully powerful, staff welcoming,helpful and polite. Negative: Bed was uncomfy, defo need comfier mattresses. Stayed here with my young child,whilst it was pleasant enough for a short stay, id say its more suited for older people or couples as there was alot of noise and people drinking outside ,as theres a bar in the main room, where a an event was going on. But all in all, for a last minute get away weekend, it was ok.

Comfortable Positive: It was the location for me but the staff were very friendly and breakfast was amazing. Negative: I found the bed very uncomfortable and it’s the first time I didn’t take my own pillow with massive regret. I ended up with a very bad stiff neck, I’m used to just one firm pillow and theirs were soft and flat.

OK for a couple of nights Positive: Good location for access to town, Clean, comfortable 4'6" double bed. Good "English" breakfast. Friendly, helpful staff. Negative: No chairs or desk in the small bedroom. No hooks, towel rail, or shelf above the basin in the small bathroom. Lift stops working at 8pm. No staff present after 8pm, and contact telephone number was not answered.

Basic facilities in excellent location. Spotlessly clean with a brilliant breakfast. Positive: Spotlessly clean, friendly staff and good location. Negative: Very basic not even a remote to use the television. No hook or shelf in bathroom to hang toilet bags. Not even a towel rail.

Ok, but tired... Positive: Quiet location, easy access to town. Staff friendly. Negative: Just tired... Needs a renovation.. Clearly local bar some residents, so can be a little intimidating to arrive and have loads of locals getting drunk outside. Seems a little unorganised, maybe the business is being wound down? Parking is only suitable if you have a very small car..

Really would recommend this hotel. Positive: The room was airy, bright and clean. The staff were very pleasant, the breakfast was good. Parking was also good. Negative: A suggestion would be a chair in the room.

Positive: It’s close to the beach, a nice clean simple room to stay in with a nice breakfast - it’s not the ritz but absolutely practical if you are needing a place to stay Negative: It was relatively noisy but it didn’t impact me going to sleep

Anniversary stay. Positive: The staff were lovely. The hotel is in a great location for the sea, shops, bars and restaurants. Our room was very clean, the bed was comfortable, the shower hot and powerful. Negative: No view from the room, just other buildings. No chair in the room. Hanging rail not long enough. No storage in the bathroom. Unfortunately it was other guests that spoilt our stay, not the hotels fault, but doors banging and children crying at 6.30 in the morning. Not worth £155 for a nights stay.

Very disappointed in the hotel as it wasn’t what we were expecting. Definitely won’t be going back. Positive: Bedding and towels were very clean. Location is great. Negative: Hotel was not very welcoming. Reception area was dirty and untidy. Wash basin was in the bedroom separate to the toilet and shower which wasn’t ideal.

One night stay Positive: Comfortable bed and clean room. Staff helpful. Negative: Very limited parking and not easy to get in and out. Lack of reception desk and would have been useful to have a breakfast menu.

Good value, friendly staff. Positive: Tasty breakfast, catered well for specific dietary needs (dairy free), excellent friendly staff. Room 7 is compact but comfortable, a chair was promptly supplied by very helpful housekeeping. Lovely towels. Toiletries and drink sachets supplied. Bar prices for beer very reasonable. Parking available, although it was on an access road at the back of the property. Negative: A folding rack for the suitcase would be handy, also having a chair in the room (was supplied on request). The shower handle was a bit stiff and space in the bathroom on the tight side.

Weekend away by the sea Positive: Helpful staff. Good breakfast. Excellent shower. Old, rambling building. Working lift. Brilliant location just near the sea. Nice gardens. Negative: Needs some fresh decoration. Quite noisy after hours.

Positive: The location of the hotel was the only good thing about our stay. Negative: 3/4 of a hour wait for breakfast on the first morning which was ok when we got it. Cooked by a man who was also the gardener/handyman. Unable to see the TV from the bed the wardrobe in the way. Tried to get a drink in the bar one afternoon but had to wait until the Bingo finished and then bar shut. When down for drink at night to find it shut. Pictures on website look nothing like the room were in. The bathroom was in need of a complete makeover Booked for 3 night's only stopped for 2.

The TV remote didn't work, and so i couldn't watch the TV at all.

Friendly Budget Hotel Positive: We liked the position of the hotel and the staff were friendly and welcoming. Breakfast was very good and very well served by Ian. Car parking is a problem it's very small, only a few places. We were surprised that the room wasn't cleaned at all during our stay and the bin wasn't emptied or clean towels provided during our three night stay. Value for money is very good. Apathy towards the needs of guest/a total rip-off/I wish I'd stayed home! Positive: The view from my room Negative: Almost everything about this awful weekend visit. Not to have been informed 24 hours prior to my arrival that no gas/hot water was available. Instead, I was told upon arrival (having travelled 56 miles) that I could find alternative accommodation there & then (on a Bank Holiday weekend) for a full refund! The cheek of it. Enduring freezing cold showers (in cold weather) is not my idea of a relaxing break. Breakfasts were sub-par due to no gas. I'd travelled down specifically for an event which I couldn't attend due to being so stressed-out by the entire situation. Nobody bothered to read my special request for a quiet room, so I was situated immediately above the P.A. system in the entertainment lounge bar, meaning I had to relocate due to the noise. The TV remote didn't work. The wash basin plug didn't work. Overall, a thorough waste of money: I politely requested a partial refund which was subsequently ignored. I inadvertently lost property during my stay, & haven't received one word about this since sending a photo to the hotel manager.

Short stay Positive: The very clean hotel and surrounding area. The quiet resort where hotel located. Great staff and lovely breakfast. Great shops and restaurants within 5 minutes walk. Negative: Lack of parking

Perfect location Positive: The hotel is right in the town, just a short walk round the corner to the shops, bars and restaurants. A short ten mins walk down to the beach and pier, where you will find more places to eat, with a beautiful pebble beach. There is a small car park to the rear of the building, spaces are limited. Perfect for our motorbike because its hidden from the street. There is on street parking. The hotel is large and old, and as is usually the case with these old buildings. The decor is looking rather tired and in need of a good refurbishment. Although the bedrooms were clean with an extremley comfortable bed, there was marks and stains on the ceiling and walls from past leaks. The decor and carpets in the communal areas were faded from the sun and quiet dusty around the doors and skirting boards. There is an on site bar and function room but while we were there they had a private party in the bar area. The cooked breakfast was lovely with plenty of it. Would we stay there again? Definatley yes. If you want perfectiin from a stay then this place is not for you. If you want somewhere affordable. If you want somewhere with a clean comfortable bed and a nice breakfast that is close to the town, with its own parking, this is the place.

Hotel needs a little tlc but a lovely stay Positive: Cooked breakfast very good , staff very friendly and helpful , informing us of local nd surrounding areas to see .Good location for seeing more of Saltburn , a few minutes walk to beach and woods . Room spacious and quiet ,bed and pillows very comfortable . We enjoyed our stay here and would stay again as the hotel does have a charm of its own . Negative: For me there could have been a little more choice at breakfast, may be fruit /yogurt. Also as it was hot a fan would have been appreciated, asked for one but unfortunately they were broken ! Bathroom could do with some updating.

Great location for beach and town, good value for money, would come back . Positive: Very good location, easy to park, hotel full of character. Comfortable clean room with sea view, lovely dining room, lift to room if required. Negative: There is nothing to dislike about the property, obviously a building this age would benefit from a lick of paint and some refurbishment which I think will happen going forward.

Quirky hotel, lovely staff, will come again. Positive: The full English breakfast was very well cooked and delicious and arrived very quickly after ordering. Poached eggs perfectly cooked. Plenty of tea, coffee and juice but not much choice of cereals. The bed was very comfortable and there were toiletries and tea & coffee making facilities in the room. The shower was excellent even though the fitment was broken; plenty of hot water. Sitting outside the front of the hotel with a drink was very pleasant indeed at the end of a long busy day in the sun. Negative: The room was very tiny with only room for one bedside table. Had to use windowsill as dressing table. Nowhere to put anything in the bathroom, not even a towel rail.

All the sockets in our room (and apparently another room as well) tripped the day of our departure and weren’t working which wasn’t helpful at all as they didnt get fixed whilst we were still there so couldnt have a coffee in room or charge phones up….
