House was pretty cool, the pickleball court was amazing as well as the hot tub. Nothing really to complain about or bring up. Definitely recommend staying here !!

When we arrived we couldn’t get the electronic lock to work and had difficulty getting in. The property is extremely old (no big deal) however it is not taken care of. The stairs to the upper bedroom are crooked and the floor is extremely uneven. The back fence had missing boards. There were dirty dishes and laundry. It was completely overgrown, we couldn’t use the walkway at all (their handyman said they refused to hire him for any maintenance until someone complained, then they’d send him over. To top it off, several rooms had black mold, including in the hvac vents. Their handyman confirmed it was black mold and would not repair it while we were there as it was unsafe to do so. The alarm system did not work and the back door deadbolt would not engage. We had booked 4 nights and as they would not refund our booking we were forced to stay. They promised “compensation” after we checked out and after negotiating were told they would offer only 150….our total booking was over 1900.

Great stay with responsive hosts. Had an extended stay and hosts were very accommodating. Would highly recommend.

We had a mostly good stay with some caveats. This place has many great features and great communication from hosts. The hot tub was excellent and pickleball court was very fun (although a little dirty in the winter). TVs were great, pool table was fun, kitchen was decently stocked. We were traveling as a family with young kids and it’s worth noting that the bar across the street had music playing until 3am a couple nights. Also several of the bedroom doors didn’t close well or at all which caused privacy and noise issues. The place is old and remodeled some but still squeaky. We had a few issues come up and the hosts communicated very responsively and effectively to help try and resolve things. If you’re not traveling with young kids this place is a great stay, if you are, take note of the sound and door aspects. Appreciate Kyle and Nicoles efforts as quality hosts.

Home was nice, wish we could have stayed longer. Older home very drafty though. Owners supplied heaters. Hot tub was on point but could use a cleaning. Would definitely stay again!

Booked last minute and on a holiday and the communication was always timely and appreciated. This was a Perfect and safe location for meeting up with my family. From the front porch swing to the hot tub, the extra amenities made for an extra special stay. Will definitely be back next trip to Memphis. Highly recommend!

I have to say!!! Our stay in Memphis was absolutely great!! The palace was squeaky clean and the located closer to everything we wanted to do than we realized!! The host are very very hospitable!! Dizzy dean baseball world series When we arrived the grass was tall and the front flower beds are over grown and poison oak/ivy. All outside trash bins were full and there were ants on the kitchen cabinet around the sink and trash can. Found an old chicken bone behind the trash can. I bought ant spray and treated around everything several times during our stay, and left it under the sink. The lawncare crew came as we were leaving Friday. They left grass clippings all over concrete pads and the pickleball court in the back yard. My daughters swept it off the court so they could play. Also there was a large branch hanging that they pulled down because it was hanging on some vines about to fall.

Great for groups Four of us stayed here for a work trip and it was just what we needed. Central to everything we needed. Didn't utilize too many of the house amenities.

The air unit went out. Thank goodness it wasn’t too hot outside for our stay. The windows didn’t open so It didn’t allow the cool breeze to come in while we were there. I ended up buying a fan for that issue. Overall the house was beautiful and I really enjoyed my stay. There were so many activities for us to do we didn’t have to leave the house.

Great place!! Really enjoyed the pickleball court and the hot tub. The house was exactly as described. Hosts were very responsive and let us check in a couple of hours early due to flight times. Only minor issues encountered, grass could have been cut before we arrived, no pickleball balls and the pool cues need replaced. We would rent this place again.

I waited until the deadline to write this, hoping that they would finally respond (they also won't respond to Airbnb). Unfortunately, I should've heeded the bad reviews, as it was much worse than others suggested. The A/C unit for the upstairs bedroom was missing, so the room was unusable the entire time (there was a hole in the window where the unit had vented, and the room was hot like an attic since that's what it is). Then the house A/C stopped working for the last several days! The nasty hot tub was overdue for service by 184 days. The BBQ grill was filthy. The front porch lights constantly cycled on and off. Rather than provide a hotel or a full refund, the host (who is clearly in another country and has never been in the house) ghosted me. Airbnb provided what they call a "30% refund" that is actually 16.5% as they exclude tax and fees. This was a nine-night stay, so that was an insult. Oh, and a tree limb fell on my car, and they've provided no insurance info to file a claim.

First time staying in Memphis and this was the perfect start. If you need a place that’s close to everything this is it. The house is beautiful, clean, and very spacious.

Fairly, priced. Is exactly as advertised as well. I was reviews that it’s a bad neighborhood but my friends in Memphis told me it’s actually a great location and sage. Didn’t have anything that would have made me feel unsafe while we were there and the house has plenty of cameras. Great experience overall.

I made the mistake of assuming that if someone left a negative review owners would correct it. I couldn’t have been more wrong. The hot tub water was murky and some sort of mold was growing on the sides. The cabinets are damaged and there are stains on the curtains in the kitchen. The backyard is mud. Equipment for the games is damaged. Behind the house is a parking lot that has semi trucks parking so you get to be awoken by the sounds of air brakes in the morning. Many of these things were written in past reviews. I sent a note to the owners and they seemed surprised. I saw similar comments from other guests so I was taken back the lack of acknowledgement and making an offer to remedy the problem.

This stay was a great experience! The instructions were clear and the description of the property was pretty accurate. We were a little skeptical on the location when we arrived however we felt safe with the locks and alarm system provide. Overall, this experience was great!!

We loved the place for a girls weekend. Easy drive to a lot of what Memphis has to offer. Loved the hot tub and great outdoor space. And we all thought the beds were ridiculously comfortable.

Super nice visit... The accommodations were nice. The bed comfy, and the rooms large. All the things we need to enjoy our days there. Had a towel shortage, and the host had us supplied in just a few hours. Would visit again.

Family Christmas Vacation House is located in a perfect location. We were within 15 minutes of almost everything we wanted to do. The 4 bedroom house is spacious and fit our family of 7 adults very nicely. Plenty of parking for our 4 vehicles. The beds were some of the most comfortable ones that we have slept in when we have stayed in VRBO's. The pickelball court was nice and we snuck in a few games between the rain drops. The hot water was amazing. It was the hottest one we have ever encountered. However, one of the reasons I picked this location was for the hot tub. I contacted host/company a few days prior to staying to make sure it was in good working order. I was told it was. When we checkin in the hot tub had a large dirt ring aorund the entire hot tub. I contacted host via text/email (both) and informed of the situation. Sent several pictures of the hot tub. Nobody ever came out to resolve the issue nor did the host follow up to let me know that someone wasn't coming or couldn't come. Dirty caked on vents and baseboards. Pool cues for game board had broken tips. Blood or red wine splatter all over the blinds in the ktichen over the sink. Bathtub stained and looked dirty. We poured bleach on it and it still didn't come cledan (appearance). The bushes are so overgrown can't use sidewalk. Bar on next street stays open until 4am on Friday and Saturday. If light sleeper, this may be a problem. Great location, has potential if the issues get addressed.

Lots of dust and pet hair, especially in the carpet, towels were all moist when we got there. We had young children, so we decided to sweep and vacuum around, and wash the towels, which thankfully they had the equipment available. For us, our main attraction was the poole table. The Poole sticks were not the best but we still had lots of fun with it. Also the jacuzzi, fire pit and court outside were great. The place was equipped with everything we needed, especially the kitchen, which was great for thanksgiving week. Host was very friendly, quickly responsive, and gave clear instructions. Which I feel made up for all the little things. Would definitely go back again, if the situation presented itself.

Memphis getaway mishap We chose this property due to its amenities and convenience to Memphis. The interior was depicted perfectly, however the outdoor pickleball court was filled with leaves and tree branches. Due to the weather conditions, we were unable to use the great assortment of outdoor fun. Played ping pong but were unable to located tbe billiard balls. We discovered there was no hot water and that the hot water heater had a leak. The owner was very responsive to this issue and scheduled a company to install a new hot water heater during our stay. The morning we left we all had a hot shower! This definitely put a "damper" on our stay, but the owner did decrease our booking fee somewhat as we were considering finding new lodgings. The main issue with the house was the cleanliness. The bath tub was not clean, dirty floor mat, red splatering on kitchen shades, stained front porch cushion, broken soap dispenser in shower stall, crumbs/dirt on kitchen floors all could have been addressed ahead of time....especially with the hefty cleaning fee charged. The home made up for it with the charming character, comfortable beds, and historic neighborhood for us. We appreciate the owners working to fix the untimely water issue. selection of outdoor

Overall we had an ok stay because the hot tub did work & we played the outdoor games with the kids. We enjoyed the pool table also, however the pool sticks are crooked and the tips of them were missing/broken. The beds were all very comfortable and the house decor was cool. With that being said, after arriving we ended up having to replacing batteries in the thermostat (to even use it) and two tv remotes. The host offered to reimburse us for that but we said no big deal. It was just batteries. Then we venture to the backyard and find 4 propane tanks around but they were all empty so we could not use the fire pit or the bbq grill during the stay. The host said she tried to find someone to refill them with no luck. The lights hanging around the hot tub also did not work. We tried several different extension cords & outlets with no luck. Overall our family made the most of it. Thats how we are. However important amenities that were advertised and we paid for, were not usable at all.

What a fun place! Our party of 8 had a great time alternating between all the fun activities here. It is an old house that comes with its quirks like a very low shower head, an upstairs bedroom without a bathroom, and some doors that don’t quite close right but the backyard makes up for it. The house is in a central Memphis location that’s close to everything and we would definitely come back again - the kids loved it all.

Abigail’s place was as described. Very convenient location, close to downtown and local attractions. The backyard would have been perfect entertainment, GOD and weather saw otherwise as it rained the entire weekend. Would definitely recommend.

This house was so fun and relaxing in the hot tub was the best. My Grandson enjoyed the big yard games like Jenga, and Connect 4, plus the pool table turned into a ping pong table he loved that. Pickleball court was amazing. Comfortable beds and the paintings on the wall were amazing. I’m giving 5 Stars. Abigail was so responsive when I had a question and super nice . She gave great instructions on the house. Definitely will try to stay here again in the future.

Don't Stay Here My wife and I were excited to bring our son and two dogs here for our first visit to Memphis, and unfortunately the pictures made it look way nicer than it actually was when we finally arrived. Even though the house has old bones (which isn't a big deal), it had a bunch of issues; doors wouldn't stay closed (you'd turn a doorknob and it would just keep spinning), the backyard grass wasn't cut, and when the lawncare service randomly did show up, we had to contact the host for them to come back because they only cut the front yard. We couldn't enjoy the hot tub because the water smelled really funny, and it said that the filter was 55 days overdue for replacement. The bathrooms had soap dispensers made of glass, but one of the bathrooms dispensers was cracked, and we had to thoroughly search and make sure there was no glass on the floor. That same bathroom also had ants on the floor. And the neighborhood did not feel safe at all; abandoned houses, cars with smashed windows, loud cars/bikes/ATVs riding up and down the street at all hours of the night. This just was not an enjoyable stay at all

REALLY BAD EXPERIENCE. We arrived at 730pm to check in. Place hadn’t been cleaned . There was dog hair everywhere, bedding on floor, dirty dishes, dried cheeseburger that had been left in bedroom floor, smelled terrible, trash cans overflowing out front. etc. Unfortunately the yard hadn’t been mowed and there was dog poop everywhere, so the outdoor space was t usable. The amount of rules we were sent before hand to rent this place and then to arrive to this. The neighborhood didn’t feel safe. We were coming to town with my parents and kids to watch my oldest play baseball and wanted a place we could enjoy . The pickleball court was nice looking but again you would’ve had to trod through high grass and dog poop. We ended up having to call Air BnB directly and cancelling which is very inconvenient on a Sunday night at 8pm. Abigail should probably get a new management company but that was the worst experience!

I celebrated my 21st with a few friends and we absolutely loved the property!!!!!!

Place was nice. Only problem was we spent two weeks there and the rental group kept saying they were going to get hot tub fixed and it never was. It was also filthy and green. Other then that place was great. A lot of fun game.

Staying in this house was wonderful! Had everything we needed and was in an excellent location. Abigail was a wonderful host and would recommend to anyone staying in the area.
