Overall it was great Positive: It was very spacious and great for a family. My family loved all the minors and the bathrooms that accommodated everyone. Negative: The stairs were really steep, some of the lights outside didn’t work, and you could see in the house through the front door.

As soon as we stepped in the house we noticed that it was humid and hot. They were able to send someone to try and fix AC but they said that it needed extensive repairs that will take longer time. Before booking make sure that they have fixed the AC units!!
Great location for relaxing your mind. Very quiet. Just far enough from the city. We enjoyed our experience in Memphis. Most definitely will book again.
Let me first start off by saying that Kyle and Nicole were extremely helpful when I reached out to them with issues. When we first arrived, the home had an odd smell, and you can tell that the air wasn't blowing for incoming guests. This made it very hot and uncomfortable when we arrived. The first bathroom downstairs wasn't clean, and we found an old used towel in the tub. The house was older than expected (and for what we paid for it) and I didn't expect stairs because there weren't any shown on the listing page. The second bathroom had issues with the shower floor coming up. However, the beds were very low to the ground, which is shown on the listing page, but they were comfortable. I wouldn't book here again, only because the house is older and the steps were steep and inconvenient.

I have so much to say about this Air BNB ! My family held thanksgiving at this Airbnb! The home was beautiful and clean. Enough space and rooms were so comfortable! Kitchen is huge! The golf in the backyard was a huge hit too! The front porch was amazing with the rocking chairs! All those king size beds???? Wowzers! I will definitely be back. This couple were nothing short of amazing hosts with clear and descriptive instructions. I’m so happy. Seeing all my family and the love and hugs and laughter we shared. My heart is full! Look no further when coming to Memphis because this is the Airbnb to was thee best and I come to Memphis often! We will be back. God bless you!
We had a great stay here. The master bed was the most comfortable bed I have ever slept in.

There is old, quaint and authentic to the era then there is dirty. This house is the latter. The closets are unusable as they smell of musk and mold. The walls and baseboards are filthy. The bathrooms have been somewhat recently remodeled although very cheaply with peeling paint in the tub and filthy grout.The location worked for us otherwise, I would not recommend this property.

Terrible, terrible, terrible!!! Was specifically asked not to write a review. We were running early and asked to check in early. We were told no, which we completely understood, because the cleaners would still be there. We were quite shocked by the condition of the house when we arrived right at 4:00. After moving in all of our things for 7 adults and a baby we just kept finding even more gross things. We had intended to hang out at the “awesome” house and do most of our cooking/eating in. After sending many initial photos, all we were offered was to send a cleaner. The same "cleaner" who was the reason we couldn't check in early. Then we noticed the bodily fluids on the side of one of the beds. And the thick layer of mold in the coffee pot. And the dungeon of a basement called a laundry room. And the terrible reviews written in the Guest Book. We had 2 nights to spend with our out-of-town family and had to scramble to cancel and find a new place to stay. DO NOT BOOK THIS HOME!

Kyle and Nicole's place is beautiful. It's an older home but, it has a lot of charm. The walls could use some retouching as well as a few other features. However, it was clean, spacious, and it met our family's needs.
Central location! This home was a quick drive to everything we wanted to do in Memphis! Grocery store, coffee shop, Beale St, Graceland, Bass Pro Pyramid-never more than 20 minutes away!Sheets and towels were clean and plentiful.Game tables and putting green were a hit with the young and old.Walls and carpet were not the cleanest, looked like a lived in home.We loved the charm and character of the property and would stay here again!
This place was very dirty and outdated. I will say, the host were very helpful but the house had mold on the outside, stains all over the carpet, stains on the sheets, drawers that would not shut, and dirty. We were there for a funeral with our children and did not feel comfortable during our stay. Airbnb needs to look at inspecting this house because it is a safety hazard.
This house was like Jeepers Creepers. There were stains and dirt on several carpets throughout the house. The bath tubs and walls were dirty. One of the bedroom closets had dozens of large trash bags filled with (?). Also, someone posted a sign indicating that children had been left in the home for over 90 days alone . The was a chair a few feet from the sign, that had Saran Wrap or plastic wrapped around the middle and as of someone was tied up. Some of my family members started itching. I contacted the hosts immediately and did not get a response until 5 hours later. After contacting them a second time and not hearing back, I contacted AirBnB. I sent pictures. The rep told me that he would contact the hosts and give them 30 minutes to respond. After a little over an hour, the rep called me back and said that the hosts did not respond to them either. AirBnB issued a refund. We had to spend double the price for last minute hotels. I was not offered the $50 fee back. Tragic…EPIC FAIL!

Home was in a safe neighborhood and matched pictures and description. However it is not an easy place for elderly people as the beds were extremely low and there were no rails by the steps going up to house. It was fine for the young people in our group. There were lots of fun games and things to do. A lot of thought and care has gone into the presentation of this home. The few issues we had with some overlooked cleaning areas were addressed and resolved. I would return to the Airbnb.
I overall enjoyed my stay i did not like that the plumbing in the hall bathroom was not fixed there was ashes and tobacoo wrappers around the home a strong weed odor that lasted throughout the stay and the cleaning crew did not clean the home they stuffed dirty socks in the couches and did not clean the bathroom shower it was hair all over and we had to pay 250 for cleaning services besides those few things the home was beautiful and comfortable and in a great location to beale street
Kyle & Nicole’s home was spacious & clean, however, the added room in the back was extremely cold it also doesn't have a TV. In addition, the bedroom upstairs to the left also doesn't have a TV and no furniture to store your clothing or beauty/grooming accessories. The guest(s) that stayed in that room had to spend their stay with all their items remaining in their traveling bags. The room has a bed, two small nightstands & a mirror. The master suite is fully equipped. Both upstairs bedroom doors & the bathroom door don't close fully or lock. For all the extra check-in requirements (Additional Non-Refundable Security deposit & proof of identity which the booking site already verified) for an old home (with a few latest updates) I expected more. The home was ordinary. The add-on room made the home suitable for a large family or group. Overall I gave the home a 4 star, due to it being spacious & clean, the host did respond to my concerns promptly.

The hosts were amazing. I’d definitely book with them again. They were central to just about everything we needed. Close to the convention center and plenty of food spots near the house. It was very accommodating to our large party and well worth it. The house is cozy and very comfortable i especially loved that four of the bedrooms had king beds and there were enough bathrooms for everyone. Excellent hosts.
The home is as described, though a bit shabbier than shown. Not surprising in a rental. Overall very clean, though ceiling fans were very dusty (as noted in other reviews). As we entered at check-in time, smoke detector was chirping (as noted in others reviews). Plus two of the downstairs fans and lights in bedrooms did not work (as noted in others reviews). Messaged Abigail and she sent someone the next day to fix smoke detectors but not fan/lights. All spaces were roomy and comfortable for our party of nine. Especially liked the roomy dining and living room. One bedroom and the upstairs full bath are only accessible by going through other bedrooms, but that didn’t bother our group. Steep driveway caused cars to scrap a little going in and out. Upstairs bathroom faucet ran continuously. (I didn’t know earlier, so couldn’t tell Abigail). Plenty of towels and pillows. Nice neighborhood, quiet street. Overall would recommend!
The house is beautiful and consistent to the pictures. My family had a lovely time. Abigail was attentive and responsive when a few issues needed to be fixed. The smoke alarm low battery was beeping the entire time, and though I brought it to their attention, they weren’t able to fix that during our stay. We tried to fix it ourselves, but we weren’t able to, so it kept some of us up. Other than that, the location is nice and the games in the house were fun! Thanks!

We had a big group of 8 adults and 5 kids. The place was large and accommodating overall, and we found it close and easy to get to places we wanted to go. In addition, Overton Park and the Memphis Zoo is very close to the place. Lots of good restaurants nearby. We were all able to settle in nicely. We did have a number of small issues that I thought were a bit surprising. Upon check in, the kitchen did not have enough silverware or pans for the number of people the place is advertised as supporting. A number of fixtures like lights and fans were not working. The back yard area was also had trash on the deck and patio. Additionally, the upstairs AC really struggles in the summer heat - which we did not know about prior to operating it the first night. Thankfully, the host was very responsive to messages and calls to help resolve the issues. They had silverware and pans delivered same day. They also offered to have someone come and do other repairs while we were there.

Surpassed all expectations! My tennis team went to Memphis for the State Championships, and we felt immediately at home and at peace. The gaming area was perfect for my guys. This was ideal for bonding and team building. We didn't want to leave! Easily the best Air BnB I have been to
The house was nice and in a quiet neighborhood. It was the perfect location for us as we came to visit the zoo and the house is less than a mile away. We would stay here again.
Let me start by saying in my 10 years on Airbnb this was the first time I had a terrible experience with any Airbnb listing. We chose this location for the jacuzzi, but it was inoperable. The toilet in the first floor en suite was also found inoperable by the water gushing from the wall once it was flushed. A mold smell greeted us upon entering, and there was visible mold in the bathrooms. The ceiling fan had 2 inches of dust, which aggravated my guests' allergies during our day-and-a-half stay. There were no towels provided, forcing us to buy some for every room. Food was left in the fridge, and we had to clean and mop the kitchen, refrigerator, and bathrooms immediately. After messaging the host, they offered a gift card to Crumbl Cookies, but nothing was done to address the home's issues. We ended our stay early due to the safety and health issues we were facing and found another property that was much better. Save yourself the headache and run far away from this home!
Worst experience ever Don’t know where to start. The home booked was not as advertised, not clean, no towels, sheets on floor, washing machine was full of molded linens. The Management was aware of these issues and sent a very late email telling us that they wanted to relocate us but no phone call so was not aware until after we arrived. Called the emergency phone number 3/4 times before getting an answer. After being relocated at 2:00 am, the 2nd house was much cleaner but also not as advertised. House was listed as a 4 bedroom/3 bath but was only 3/2 which caused issues for 3 couples. The 2nd house had only 1 clean towel on hand so had to go and purchase towels. The thermostat would not work which led to a weekend of uncomfortable temperatures. Called the emergency line. Of course there was no answer so left 3 messages which were never returned over the course of the next 3 days. The company tried to offer me a $400 discount off the price of the original 5 bed / 4 bath house booking. But since the 2nd house was much smaller (3/2), it was really no discount at all. I have provided the company an opportunity to “make it right” but their only offer was to reimburse us for the towels. Book these 2 locations at your own risk but be assured that if you have to deal with this Management Company, you will not receive any service at all. If I could give the entire experience a “0” star rating, I would.
I felt that it was invigorating and exciting. I enjoyed being at this Airbnb and that I would recommend it to friends to come here.
Was very impressed with the cleanliness of the house. Only disappointment was not enough towels and wash cloths and the hot tub was non-functional but overall I was satisfied

What a gem! I love the area, location, and the video games for the children! I love how spacious the rooms were, the decor, and how they stuck to the true originality of the home. We definitely will be back! All I needed was a jacuzzi and more towels and it would have been 10 stars from me!
Great place to stay when visiting Memphis. Close to downtown and attractions. Plenty of room for three adults; may need more seating for larger groups. The interior needed a little cosmetic work in one of the bathrooms. And, we could have used more and better towels. Kitchen was clean and well-stocked with appliances, dishes, and pots and pans, but could have used some basic spices for cooking. Nice to have the games setup for some late night air hockey. The table shuffleboard needed to be fixed, though. Abigail was very responsive to all our requests. Would recommend for future visits.
Such a beautiful home! Great location to Beale St and restaurants. Would absolutely stay again. I did read previous reviews that said the shuffleboard and putt putt area (both stated amenities) were not up to par and on our visit last week, that still stands. But, with that being said, everything else was lovely and I would definitely return back to this home if I ever visited Memphis again. The host communicated very well. Suggestion, adding a TV to the en suite bedroom…our two teenagers quickly picked their rooms out and of course, those two bedrooms had TVs lol Didn’t make or break anything though. Our kids are 14 and 15…they loved the house as well. Thank you again for sharing the home with us🙏
The owners of this property were EXTREMELY responsive to all of my messages. I can’t compliment them enough for that. When we finally got in the home (a few hours after we were allowed) and saw there were only 5 towels, I sent the owners a message and we had more the next day! Don’t expect much out of the back yard. The outdoor furniture is dirty & the putting green is the same. The beds & bathrooms were awesome! However, they could use an electrical plug on both sides of every bed in the house. Also, the heat/AC did not work upstairs. The living room could add a couch for families to enjoy that more during their stay. They also show a shuffleboard table…it’s there, but there is no wax powder & one leg is broken…so we couldn’t enjoy that. The location of this house was great! We were close to everything. The responsiveness of the owner was even greater. I would definitely stay here again, but I would just lower my expectations on the amenities.
Abigail’s place big and beautiful, if stuck inside there’s plenty to do inside the house. If ever back in Memphis I will definitely look to book with Abigail again.

We were lucky enough to be able to spend 2 nights in Memphis on our recent tour! And this was the perfect place for us to stay and take the time to tour a couple great spots on our day off!
Great response time from the agency. The only hiccup was the cleaner still being at the home when we arrived- finished but doing a final walkthrough (I can appreciate that because the home was clean).When we were leaving, it was noticed the key was not in the lockbox. That was the only drawback because we had to wait for it to be delivered. Overall, very friendly staff and the key issue we chalked up to a minor oversight. The mentioned bbq grill would have been nice as mentioned but the fire pit was nice for family gatherings. Was suggest hiring someone to clean up all the leaves in the backyard as they take away from how beautiful the backyard could be. Thank you for opening your home to us.

A great place to stay while in town for my sons baseball tournament. Plenty of room and space to spread out. The only suggestion would be to have a larger couch or sectional for more than three to sit in the living room. Otherwise, a fantastic, clean and convenient home.
This place was amazing and accommodated my group with ease. It was just a short drive to Beale and everything was perfect.

With a 5 star rating, we did have high expectations for our stay (family reunion with 7 adults and 2 children) that started Friday, February 2nd. We arrived a little after 4, and found the front yard with some trash and a lot of leaves, with dirt/debris on the front porch. We entered the house and found that it was still in the process of being cleaned (but no cleaners present). We finally got in about 6:30, causing us to cancel our evening plans. A manager called me Saturday late morning, apologized for the issues, and said they would refund the first night’s stay and cleaning deposit (I haven’t seen that credit yet). For our group, we stayed in the dining room to visit. The living room, as shown in the picture, looked good, but is not that functional for visiting due to limited seating. With some TLC, this would be a good place to stay. I believe this is a corporate owner with no local management, so it remains to be seen if changes happen.

Close to downtown. Accommodated 5-6 people with ease with the 5 bedrooms. The house had plenty of entertainment for families: air hockey, ping pong, and putting green outback.
We had a great stay! Everything was as described and we found the house to be really well appointed. All of the games were a huge hit with our crew. The beds were very comfy too, which is a big plus.
Unfortunately the home was not at all what I understood it would be. We arrived late Friday evening to this property with tired/sick kids. Driving up we saw a literal mountain of trash and trash bags directly in front of the property's walkway. It literally looked like they had thrown the entire home's contents away. The gate to the back of the property was completely broken. The men in our party had to work together to get the gate opened/closed. The yard/patio was COVERED in leaves and debris. I texted the property manager and was told to clean it myself if we wanted to use it-so we didn't use it. The kitchen was disgusting-food smears all over the fridge, stove, counters. Dirty dishes in the dishwasher. Vomit in the kitchen sink-called the property manager and they did sent a plumber over around 2000 to clear the sink and vomit. No soap/bathroom soap in several of the bathrooms. Dirty floors, especially under the beds. No ping pong or golf balls until the next day, and more.
My family really enjoyed the space and the activities.

My family and I really enjoyed our stay at 210 N. Avalon. The home is as advertised and makes you feel right at home. Outside of not being able to find an iron in the home and minor hiccups like adjusting the thermostat and not having any cookware dishes when I arrived my stay was perfect. The on call staff was always quick to respond to any needs and concerns I had with the home. My only suggestions would be to have the front door as a keyless entry and make sure the cleaning staff put the trash cans out to the curb for regular pick ups.l. My family and I had no where to put our trash during our stay so we had to leave it in the home. But overall, I would book again and give Abigail and this property 5/5 rating. I really didn’t want to leave.
My family wanted to spend Thanksgiving weekend all together, and this was the perfect place for us! It easily accommodated all 11 of us- the home is WAY bigger than it looks in pictures. The door key pad gave my grandparents a difficult time upon arrival, but HomeTeam called immediately after I messaged for support and talked them through entry- 10/10 customer service. Had so much fun hanging by the fire pit, playing the arcade games and having meals all together around the table. Something to be aware of- there are two big bedrooms upstairs, but the stairs can be slippery so be careful! Lovely and safe neighborhood, less than a 15 minute walk to a cool park. Would definitely book again!
This property was very clean and comfortable. The shuffleboard table was broken and no pots in the kitchen but we managed well. We had a wonderful marathon weekend and will go back next year.

It's a long story but let's just say we had to stay at another location. someone took the key and we could not get in until after 11 the next day!! the other place they sent us too was worse. I've never had such an unpleasant experience
