La Estancia sits on a quiet stretch of road in Livingston Manor, a beautifully converted barn that wears its history on the outside and delivers something more refined within. Original stone walls frame the exterior, giving the property a sense of permanence and place. Add the pool and pickleball court, and you have a getaway that is both fun and refined, perfect for the discerning design eye, or a pure vacation paradise.

The home’s barn style construction offers an open and easy layout. The kitchen room and dining area flow naturally from one to the next, with generous windows that frame the secluded surrounding landscape from each room. The kitchen is fully equipped for serious cooking, and a Weber grill on the patio offers the option of indoor or outdoor dining.

La Estancia sleeps six guests in two bedrooms and a loft, each well-appointed with quality linens. The primary suite on the main floor offers a queen bed with a trundle daybed and a spa-style bath. Roscoe, known as Trout Town USA and a storied fly fishing destination, is about 15 minutes away. Bethel Woods Center for the Arts, built on the original site of the 1969 Woodstock festival, is roughly 35 minutes from your door. The Delaware River, the Beaverkill, and the Willowemoc Creek are all within easy reach for fishing, kayaking, and tubing. New York City is approximately two hours away.

La Estancia is available year-round and is particularly stunning in the fall, when the surrounding hills turn and the air carries that first sharp edge of autumn, but you’ll find this a comfortable and enjoyable escape during any season.

Livingston Manor sits in Sullivan County's Western Catskills, a region that draws outdoor enthusiasts, creative types, and city escapees in equal measure. The hamlet itself has a small but excellent dining and coffee scene, with The Walk-In, Sunshine Colony, Main Street Market and other local spots worth exploring. Roscoe, a 15-minute drive, is legendary for fly fishing on the Beaverkill and Willowemoc rivers. Bethel Woods Center for the Arts, about 35 minutes away, hosts concerts and cultural events throughout the season on the original Woodstock grounds. The area offers excellent hiking in the Catskill Park, as well as swimming holes and kayaking on the Delaware River. Whether you're chasing trout, hiking ridgelines, or simply looking for a long, slow weekend away from the city, the Western Catskills deliver something for every season.

La Estancia is about 2.5 hours from New York City and guests can travel around by car as it is a rural area with limited public transportation. The main routes to access the town are NY Route 17 to 55 or 9W to Route 6.

In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads.
