Nice stay. Good amenities for the kids. Only negative would be the shower but everything else was great.

Absolutely loved it here. Perfect place to relax in beautiful surroundings. Kids absolutely loved the pool which was very safe and well maintained. Fantastic games room too. We will definitely be booking again. Very happy.
We had an amazing stay! The property was spotless, spacious, and perfect for both relaxation and family fun. The swimming pool was beautifully maintained. We spent hours enjoying the sun and cooling off. The play area was a big hit and it kept us entertaine. The host was very responsive, making check-in and check-out super easy. The location was peaceful but still close enough to shops and restaurants. Overall, it was the perfect getaway spot, and we’d definitely love to come back again! Highly recommended for families or anyone looking for a relaxing escape
Wonderful little cottage in excellent location very close to the north Norfolk coast, the cottage had everything we needed and the games room and pool were a huge hit with the family, we will be back
We really had a lovely stay here. My grandsons were excited with the bunk beds! Very cosy & great having use of the pool. Conveniently located for all local beaches & sites. Very family friendly & helpful staff. Would go again 😊
Great stay. Having an accessible swimming pool and games room was so convenient and fun. Clean place. Very quiet even with other family’s staying close by.
Our stay in West Barn, was absolutely lovely. The barns are set in beautiful, peaceful surroundings, with animals visible from the windows, which my daughter absolutely loved. The courtyard area was a lovely place to sit and relax, set amongst the wild hollyhocks. The icing on the cake was of course the pool which was so nice to relax in after a long drive and even a short splash before the next days breakfast. Do be aware that there are other barns occupied adjacent, so it's not super private. But a lovely stay if you're looking for somewhere to base yourself to relax, and then enjoy the area and maybe day trip to the beach or Holkham Hall. Would absolutely stay again and recommend.
Fantastic communication before our stay, and very thankful to be allowed an extra person at late notice.Lovely location, and enjoyed the pool. Just a couple of things we noticed, which were tiny and did not inconvenience us. Just pointing them out in case they've been missed:The coat hook rack on the wall by from door: It falls out the wall should you attempt to hang anything but keys. The shower downstairs: The drainage may have a block, as the tray fills up quickly. The DVD Player: May be a disc stuck in it. Couldn't get it open. Thanks for a great Xmas stay! All the best.Alex
Good holiday cottage ,with swimming and games room and plenty Positive: Loved the swimming pool, and games room. Plenty to do in the surrounding area. Negative: A dishwasher would have been nice, but plenty of hot water,so not much of a problem.
We took our mum for a birthday get-away to the west barn and it was perfect! The barns themselves are so beautiful and cosy. The pool is a great feature and was really warm - they also have a few pool floats which was great for my two-year-old niece. The barns are also a short drive away from Fakenham where there are cafes, charity shops and pubs. The only thing to note is that the bunkbeds are quite low (if you are planning to sleep an adult on the bottom bunk.) It was ideal for a 2-night getaway and the hosts were super responsive. We are already looking to book again for next year! 10/10.
Having swimming pool and snooker table really compensated for the dismal weather on our short break. Positive: had everything we needed (apart from washing up liquid!) . Comfy beds and sofas, well equipped kitchen. Great games room and really warm pool. Plenty of room for our two dogs. Negative: We arrived cold and wet to find house was really cold. Downstairs radiators were not on at all so it took a long time to reach a reasonable temperature , OK after that.
Clean and tidy property, very comfortable beds. Good facilities and the kids loved the pool and games room. Shower in downstairs bathroom needs attention- shower curtain too short, so water goes on the floor, and the shower head wouldn't stay upright meaning it had to be taken off the wall to have a shower. Overall, a very nice property. Would stay there again
We had a great week in West Barn. The swimming pool was a particular hit with the children! Thanks you.
So peaceful and quiet. Very clean. No need to really communicate with host but easy to get in. Walkway to barn cottages is before the games keeper gate and there is an upstairs where the bedrooms are. We had a very enjoyable 2 night stay.
Perfect little weekend getaway for our family Positive: Lovely little house, perfect with the pool and games room! Had everything we needed :) loved our stay x Negative: Closest shop was an 8 minute drive although advertised as a 14 minute walk.
Great facilities, lovely barn and good location albeit property was a little tired in places. Excellent for families who want a base for all local sites.
Satisfactory Positive: The facilities on site were excellent. The swimming pool was clean and the indoor games area was exceptional. Towels and cotton sheets spotless. Close vicinity to Wells-Next-To-Sea and other seaside places. Lots to do for children. Negative: On the whole the property needed an update. All a bit tired! Double bed mattress hard. Some chipped crockery. Also, there were a lot of flies because of the horses on the field next door. Although this could have been due to the weather being extremely hot!
Very comfortable and well equipped. Facilities excellent especially the pool and games room
Amazing couple of days! Loved the access to the private pool. Myself and my friend took our children to stay at the barn as an end of school treat. They had the best time. Lots to do locally - location is perfect
Amazing pool. The house was lovely. It was central to places around Norfolk. Not the sort of place for a person if you do not drive. Being disabled I was reliant on my partner but on a whole worth the money.
An absolutely brilliant weekend away. Lots of fun had in the swimming pool and games room. Loved the snooker and pool! The location was perfect with trips to Wells, Sheringham and Cromer. The accommodation was amazing, a lovely quaint lodge with lots of room and felt cosy. Perfect! Thankyou so much!
Good accommodation. Rustic but has everything you need
Tired run down, very poor maintenance, dusty bedroom. Exterior tired, pool areas dirty glass. Whole property felt unloved. Maintenance not very high on owner’s priority’s. High turnover without necessary care and attention to basic cleaning and maintenance
Lovely cottage in a great location! Lots of things to do and great for family breaks!
The barns are great, excellent facilities and we've returned often. First time staying in this barn and we had a lovely time but it would benefit from some updating.
Superb property, suited all our needs, had an on-site swimming pool and very big games room. Would we stay again? 100% yes
We loved our stay here. The pool and games room are both fantastic and well kept. We did find our kitchen wasn’t as well equipped as described and had to buy a few extra bits. Bedding and towels very clean with small, functional bedrooms. Great sized bathrooms and a super cozy and lovely living space.
We felt at home. West barn is a peaceful retreat.
Wonderful little barn, the rooms were spacious, the location was great! There is a games room and a pool too which was great
We had a lovely stay at West Barn, the location was great, short distance to Fakenham. Lovely grounds, secure and safe! We also enjoyed the swimming pool and games room!
