We went as a family of 8 to celebrate an 80th birthday. The house had space for everyone, from 7 to 80, handy for metro Positive: The location was superb. Tynemouth is a lovely town, lots of coffee shops and restaurants. Sunday market at the station, easy access to Newcastle via the metro. Negative: The showers need a bit of tlc!
Fabulous family weekend. Positive: Location is fabulous. Amazing views. Plenty of room for our family in the house - 6 adults and 2 small children. Local shops, bars and restaurants and easy link to Newcastle via the metro. We know the area very well and found this accommodation met our needs perfectly. Host was punctual to let us into the property and very welcoming.
We arrived to be greeted by Graham who was frantically trying to dry sheets and towels, it transpired that the towels on the line were our towels and we were asked to bring them in once dried. He returned to the house 15 mins after leaving to collect mugs from our cupboards for another property he rents out as he didn’t have enough for them. The garden is across the parking at the front and had far too many dangers for my children to be able to use the space safely. The out side area surrounding the actual house had seating cushions that had been left out side to be rained on. The kitchen cupboards were full of random stuff and was not well equipped for home cooking. The house has so much potential and has absolutely beautiful views as well as great location but it has been left to get tired and worn in many areas and is in need of some TLC making it hard to relax and feel at home. With some care it could be an amazing place to stay. The cost of staying here is too high.
Fantastic location- disappointing property for the price paid. Positive: The location was fab and views were stunning. Nice touch with welcome gifts- lager, wine & chocolates Negative: Kitchen & dining area looked great, but needs work- lots of sockets not working, mosh mash of cutlery & crockery (4 bowls for 6 people!) Sticky floors and quite a bit of dust around the house. heavy rain leaked in by patio doors in bedroom. No toilet roll. Broken & unusable drawers in more than 1 bedroom (we fixed one ourselves so could store!), wardrobe in downstairs room was very wobbly. Arrived on Monday- All outside bins were full (general and recycling) Tuesday evening, a man walked in without knocking & said he worked there and was looking for blankets as was sleeping in garage! Very unsettling & made family feel unsafe. Also, lots of activity outside of the property, with people coming through gate & collecting ladders etc. Again- left us unsettled. Generally, the building needs attention in every room- poor workmanship, missing tiles, weeds on patio, mouldy grout…needs some TLC & could be fab!
A great family break for new year. Positive: The property is ideally located both for gorgeous views of the bay & the little town. It’s a historic property and wonderful for bigger groups/ large families. Some have unfairly mentioned the state of disrepair- yes, there are a few very minor issues- a wonky kitchen cabinet, an un secure single floor board and a minor carpet stain- none of this had any impact on the wonderful stay. Negative: Nothing all fabulous.
Great place to stay in a fab location. Positive: Great location, plenty of space in the building. Great for for groups of big families. Second time have stayed at the property. Negative: Nothing significant, just maybe needs freshened up in terms of decoration.
Beautiful old house that is in desperate need of TLC Positive: The location is fantatsic. One of the reasons we booked here is because it's one of my favourite views in Newcastle, located a short walk from Tynemouth village. The property is picture-perfect from the outside Negative: - Severe sewage smell in the en-suite bathroom that forced some of our party to book alternative accommodation, owner came and put an air freshener in the room - this didn't work... the smell was due to an exposed saniflo unit. - Black mould around both shower areas and a broken window in en-suite - Hot tub advertised as a key amenity but completely unusable as full of green algae (has since been removed from listing), garden overgrown, full of household rubbish and neglected - Heavy carpet stains throughout the property - Musty smell in the downstairs bedroom suggesting damp issues - Kitchen drawers filled with rubbish and mismatched items - Broken blind in master bedroom, preventing light control - Property description was misleading - what we found didn't match the "premium" accommodation advertised Overall: We paid nearly £1,000 for what was described as a premium property for a special birthday celebration, but the conditions were unacceptable. The sewage smell alone made parts of the property uninhabitable. When we raised these issues, the management response was dismissive and failed to address the serious health and safety concerns. Would not recommend or return. We were also told by management that this was not a 'boutique hotel' experience, which we fully understood. All up we were given a £50 refund due to the hottub being non-functional
Perfect location but needs work done on the house Positive: The location is amazing. Perfect position for visiting all Tynemouth has to offer . The views are absolutely stunning . Sunrise was breathtaking. Could not be in a more perfect spot . Negative: The cottage could be a beautiful house . It needs a thorough deep clean & floors , carpets replaced . The showers were full of mould & seals were hanging off . The kitchen was filthy so we could not cook there . The whole house needs a complete overhaul . The private parking is just parking on the road outside of the house . It makes it hard for the private parking bays belonging to other properties to swing in & out . The garden could be amazing but definitely is not . I'm not even going into what the hot tub was like !!!! Overall we had a great time because of where the cottage is but it would have been so much better if the cottage was clean & fresh . If I had of taken my family there for a holiday instead of visiting with friends I would have walked out . Such a shame because the cottage could be beautiful if some money was spent on it . The sofa also smelt really bad so we spent our time at the kitchen table or outside
The property was disappointing, not up to the standards of cleanliness I'd expect on booking.com Positive: The location was beautiful, the house had so much untapped potential. Negative: The property was tired, not very clean and things were not working properly - like the blinds in the main bedroom once down could not be raised so we couldn't enjoy the Seaview. The showers all had mould and the downstairs one felt too unclean to use. There was old open food left in the fridge. We were in the area for work, so out most of the time, but had I booked this for a holiday I would have been incredibly disappointed.

We had a great time. Positive: The cottage was great for the family. It had plenty of room. Negative: The struggle with parking was a bit of a problem.
We were five 67 year old school friends looking for comfortable, quality accommodation for the weekend. The photos of the property are old and extremely misleading, and bear no resemblance to the actual property as it is today.The property is extremely tired and in need of work in many areas to bring it up to standard. The outside garden of the property also shows a lack of care and needs to be addressed. Overall the property was in a poor condition and needs some time spent on improving the quality of the home.However, on the positive side, the location / parking is good, close to shops, pubs and restaurants, with easy access to Newcastle. We would not recommend this property to anyone or return to it until the areas mentioned above are rectified.
Great location,shame the property didn't match this! Positive: The location of this property was excellent. Wonderful sea view from a couple of the bedrooms. Negative: Walking into this property there was a distinct smell. The ground floor bedroom smelt damp.The lounge was scruffy with two well worn sofas and a large stained footstool/table. The blinds were broken and only drew across 3/4 of the window. The downstairs toilet/shower room was tiny and dirty and the floorboards need replacing. The kitchen was just OK,however the walls were dirty,drawers and cupboards full of allsorts of rubbish and again broken blinds. Crockery and utensils a total mismatch! Only two plug sockets working! Games room next to kitchen we didn't use...however, returning back to the property one afternoon two of the top windows were wide open...we hadn't opened these! We all felt uneasy that someone has been into the property whilst we were not there! Upstairs... Back bedroom with a shower in the corner...had to be very careful when getting in and out as the doors didn't close properly and were very precarious! The double bed had a sunken mattress with a stained mattress protector on it. Second back bedroom... Bedding/pillowcases didn't match...en-suite shower when used...water didn't go down plughole straight away. Front bedroom....Fabulous views. However... Cream carpet covered in stains and the electric blind only worked intermittently. Main bathroom...When sitting on the toilet the seatcover falls down. Outside area.... Furniture on its side..weeds and again very scruffy. Car parking... No allocated parking space, just park in front of the property! The pictures shown do not reflect the reality of this property.

A review for the property Positive: The building, the heating, the facilities, instant hot water and the location Negative: The property was not very clean, dirty fridge, cupboards, dusty mirrors could do with a proper deep clean only thing that spoilt it was this fact.
Our view is 'buyer beware'. The house is in a fabulous location and could be amazing.... but... it is not. As with other visitors, we arrived to find our sheets drying on the line and had to wait considerable time for the owner to make the beds with the damp (unironed) sheets. The whole house is slightly unkempt. There are grubby carpets in some areas, stained in others. Flooring that is ill fitting, showers that need the sealant replacing. Smelly gas fires in a couple of the bedrooms...as examples. Outside, the garden across the car park should be a fantastic space to enjoy the views, but it is strewn with bikes, rusty barbecue and tumbles of odd tables & chairs. The 'hot tub' is a small blow up - not up and running, and looking rather sad in its little enclosure. The details clearly stated that a hot tub was available, but even if it had been filled it was not an appealing prospect! Other than that, Tynemouth is great - The Fish Shop and Fish Shack & Woods for coffee
Stunning location and lovely place. The house is beautiful and quirky. Great amenities and walks nearby. The hot tub is across the car park from the house so bring a robe if you want to use it.

A nice spacious home in a lovely location. Amazing views surrounding the house. Lots of outdoor seating area. The owner Graham was very kind and helpful. He met us at the property on arrival and showed us around. He was also available throughout our stay when we needed to contact him.

We enjoyed our stay but could have been better. Positive: Superb position, spacious, comfortable beds. the host was helpful when we had to contact him. Negative: The kitchen needs attention, could do with another toilet.
Great location and comfy beds, the kitchen needs serious attention as bits falling apart and the rooms do not match the pictures and have changed.
Lot's of space, great location, and all the amenities you need! A definite recommend.
