The Lookout, 39 Marine Parade, Saltburn-by-the-Sea Positive: Great situation overlooking the sea and close to the centre. Very well kept. Negative: Bit of a slog to the fourth floor, especially carrying luggage, and particularly as only 1 key provided for 4 people. If individuals/couples went out separately, someone had to walk up and down 4 floors to let them in on their return. There definitely should be at least 1 key per couple or an intercom-access facility.

Wonderful facilities and location. Positive: Overlooking the sea. Good facilities and comfortable. Negative: Stairs to top property. I didn’t look at the description properly, so my own fault. My husband struggled with the 6 flights (70 stairs) to the top property named ‘The Lookout’, but didn’t spoil our mini-break.

I had a great stay with family. There lots of room and very clean throughout. Great location.

Great view ,but all the rest poor! Positive: Location was perfect, view to seafront from livingroom and bedroom were amazing. Kitchen and livingroom very modern ,nice layout and was ok for toddler too ,maybe too many ornaments but we moved them out of way. Negative: It wasn't clean and with check in being 4pm and check out at 10am not sure how in 6h property can't be cleaned to a great standard. Cobwebs in bedroom , hallway and livingroom. Stains on carpets and burnt stain from iron as well. I understand it can't be cleaned but nothing mentioned on pictures or description so be careful with the damage waiver that they don't think you did it. Oven was absolutely disgusting, not cleaned for months I would say and we stayed away from it too. Mattress in bigger bedroom was absolutely awful , sinking like sleeping on water bed! Paid damage waiver £250 and said it will be paid back 14 days after check out. We checked out on 1st April and today is 3rd May and still no sign of money. It has caused me so much stress , getting in touch via email and no actual reply just saying they checking , rang no answer and left voicemail and no answer to that either.

Top floor means great views, but inevitably means lots of stairs to climb. Perfect location and view. Tomahawk steakhouse was fabulous as a treat. Pizzas from no23 were great too. Would definitely come back.

My friends and I stayed at the lookout for a weekend. It was in a great location and had a lovely view. The flat was modern and clean. It would have been useful to have some more shower gel and shampoo as the amount provided wasn't really enough, and also to have some kitchen roll. Otherwise, we enjoyed our stay and would recommend it.

We stayed here before in 2023 pn our minimoon and its just like it was then. Nice and clean. Great location and view of the sea and pier. And even better we can take our little dog, as not all places like this allow pets. Right next to local amenities and restaurants. Will definitely be returning!

The location and views were fantastic. Check in, instructions and parking were all very easy and made the process pleasant. The rooms, layout and space were good. Perfect for 2 + baby. The negatives: The bathroom space was very much in need of decoration as there was damp and crumbling paint/plaster. The whole room needed a good clean. Skirting boards and walls were unclean. The rug and cushions in the living space also required a good clean. Marks and hair present. If in your check out requirements it dates that it should be left clean and tidy - it would be ideal to have washing up liquid (that isn’t watered down) and maybe some cleaning sprays/wipes. Went into the boiler cupboard to get the airing rack, this was caked in dust and grime. Needed a deep clean. Definitely needs some TLC. Definitely has more potential to be an excellent sea view stay.

Thank you very much for having us at The Lookout - it was perfect and very comfortable for our short stay in Saltburn! The Host & Stay team were friendly and informative about the check-in/out process, along with recommendations and information throughout our stay. We enjoyed an active trip away so didn’t mind the steps up to and down from the flat - great views from the flat! (Glad we packed fairly lightly!) There is plenty of parking outside and the flat is well-located to enjoy the beachfront, and a short walk away from shops/eateries. The only improvements we thought of were to have some anti-bacterial kitchen spray so we could clean the kitchen properly after cooking, and some sharper kitchen knives would have really helped with the food prep. We had a bit of an issue with the shower tray filling up quickly, which we reported back to the Host & Stay team and hopefully that can be helped 😊 Thanks again for a lovely stay!

Absolutely superb stay. The property was exceptionally clean and tidy, with stunning views that made the stay even more enjoyable. The owner was great and kept in regular contact throughout, which was really appreciated. Everything was perfect from start to finish. 10/10 — highly recommended!

Incredible views of the sea Positive: Lovely and light bright apartment, large windows and beautiful views of Saltburn pier and beach. Liked the wooden floors, and large kitchen area. The bed was comfy and we loved to wake up looking at the sea, we had the window open at night so we could listen to the waves. As we had a pup with us, we were grateful for the secure back garden area. Negative: When we booked, we didnt realise how many steps to get up to out room. But once we were up there, it was absolutely worth it! We will definitely book this room again.

Grubby apartment with no thought for its guests! Positive: Nice view from the apartment and the location is fantastic. The apartment is bang on the front with a sea view and is a short walk down to the beach. Negative: The cleanliness of the apartment was extremely poor and so is the overall necessities. We arrived to find the floors were dirty with food bits and hairs. We spent the first one hour of our stay cleaning! None of the sides were wiped, fingerprint marks on the mirror, dust everywhere and there was a lack of utensils as well as a toaster and kettle that desperately needed replacing. Two of the dining table chairs were broken, severe lack of cleaning and there was no guest book!

Positive: Brilliant location. Brilliant views. Very clean and large rooms. Once you've been out all day the stairs to the top floor was a struggle.

Before I was given the key code I was required to fill in a supplementary form sent as an email attachment, the form just asked for info already provided to booking.com (and I had to opt out of receiving marketing)

The Apartment was really nice, spacious with nice furniture. Amazing view/ Easy free parking right out side. All amenities walkable, would definitely stay again.

Nice apartment let down by access. Positive: Lovely apartment, very clean and modern. Comfy beds (which is rare!). One of the nicest i've been in. Negative: The only reason I've rated 6 out of 10 is the apartment is on the 4th floor & no lift!! If you have children or elderly with you it soon becomes a real problem. Just getting your stuff up there is hard work. This should be more clearly stated in the description. In fact it should be compulsory information. There is also a flight of stairs up to the front door from the street with no hand rails and slippy.

Perfect flat for a stay in Saltburn by sea. Stunning views and comfy throughout Positive: Liked everything about the property. It was clean, tidy and comfortable. Lovely decor and great views of beach. Negative: It was in the top floor so lots of stairs! Not a problem for us but could be for others.

Perfect location. Positive: Perfect location. Lovely apartment. Negative: We stayed on the top floor so plenty of stairs to climb. We knew this but may be a problem for some. A very minor issue was no toiletries found, but are listed as supplied.

Good location, quite a few issues Positive: Location Negative: Did not realise that there would be 60 stairs to one of the properties, and 40 to another. Also kitchens didn't have same things available - eg no oven gloves in one, no dish washing sponge, only one tiny cloth, overall not happy with kitchens, and 3rd property fuse had gone on our arrival (it was very dark) and the fridge STANK as was full of mouldy food.

Negative: The mattress in the main bedroom desperately needs replacing, it sags badly in the middle. Needs more attention to detail with cleaning - blinds and some surfaces were quite dusty and some cobwebs in corners and on the coving.

Great location to enable an uninterrupted view of the sea and surrounding area. All facilities were clean and well maintained. beware lots of stairs to get to the venue but worth the effort when you get to the accommodation and view. Was all very quiet in the accommodation at the time of our stay.

The Lookout was the perfect place to stay in Saltburn, the view of the sea and Huntcliff is unrivalled. The area is quiet and a short walk to shops, the station, restaurants and the cliff lift if you didn't want to walk up from the beach. The apartment was clean, modern and attractive. We loved it.

Smart, stylish apartment with wonderful views over sea and sands Positive: The Lookout, 39 Marine Parade, Saltburn, is a smart, stylish apartment with wonderful views over the sea and sands of Saltburn. The stairs (57 at my count) were a bit of a challenge but kept us fit. It would have been five stars without question but for the absolutely horrible mattress in the back bedroom. Negative: Absolutely horrible mattress in the back bedroom, fit only for the tip. Awful for sleep and backache inducing. The front bedroom is fine. Other than that – lovely.

Wow what an amazing apartment !! Such beautiful views of the beach sea and cliffs. So great watching the surfers in the morning and evenings. This place has everything you need! It is however up a bunch of stairs, so only for the physically capable!! Couldn’t recommend more. Perfect location.

Our stay in Saltburn was great! We’ve stayed in the same building before but on the ground floor, however, the top floor room had the most gorgeous views of the seafront. The rooms were spacious, clean and bright. The living area and lounge was beautifully decorated and enough seating space for us all and lastly I love that it’s free parking right outside the building. The downsides to our say was that Host and Stay didnt supply a washing up sponge, tissues, kitchen towel, foil, oil, salt and pepper which was disappointing. I don’t think people paying for the accommodation should have to fork out for them simple essentials

would go stay again it was beautifully decorated gorgeous clean room . Positive: beautiful room and beautiful scenery from the room close to all amenities and train station. Negative: five flights of stairs and only one set of keys so running down to let people in. not enough cups of provisions. bed needs to be replaced next to bathroom it was very saggy

The flat was fabulous! It is easy to find, has a fantastic view, was clean and cosy. However, the mattress in the master bed urgently needs replacement. Nevertheless, we had a really great stay that I can highly recommend.

Beautiful flat in a beautiful town! Amazing sea views, comfortable and clean flat, well equipped with everything we needed for a short stay. Saltburn is a lovely town with a wonderful beach for beach combing, and full of lovely cafes and other small shops, we would definitely recommend!

We had a great stay at Dale’s place, the flat was great and the view out the window of the sea was beautiful. The only reason I didn’t put 5/5 was because we found the bed a bit uncomfortable. It’s worth noting the flat is on the top floor so quite a few steps to climb.

Spacious apartment with beautiful sea views Positive: The location of the apartment is great with lovely views out to sea, while still being very close to local amenities and the train station. The apartment was clean, well presented, well equipped and warm. The bed in the main bedroom was very comfortable. Hosts responded immediately when I raised a couple of issue - the lights were not working in the communal hall and the sink in the bathroom was blocked when I arrived - and sent someone out the following day to fix it. Negative: The apartment is up 3 flights of stairs (the clue is in the name).

whilst the apartment is in a good location & lovely views it was let down by poor quality fittings Positive: Hot water on demand Negative: The blinds in the windows, They did nothing to darken the room, they only served to provide privacy. The blinds did not meet child safety legislation either with long cords and no cleats etc. The extractor fan in the bathroom did not work correctly so when it was windy fumes from the boiler came into the bathroom. There was no oven glove to remove hot dishes from the oven. The lights in the communal stairs and landings did not work making it difficult and dangerous to navigate the stairs at night and as there were 4 flights this was not good.

Lovely place for our quick break, hospitality of the Town was also good. Positive: Breakfast NA location was excellent, veiws were fabulous. Town centre was 5 min walk away , everything you need there.

Apartment nice facilities poor we had no heating hot water for three days and we were cold cold Positive: Location was good the seven flights of stairs was not Negative: No heating for three days . Washing machine rinsed in hot water ruined a delicate wash . Oven was terrible ruined a fillet steak meal . Window pane blown ruined the view of the sea

Had a great stay at the lookout, good location and a great view from the front window of the sea front. The only negative was the entrance to the building which had a musty smell and dusty skirting boards and peeling paint from the bathroom walls which was mentioned in another review. Loved Saltburn and would definitely return.

We had a good time and the location is very handy but needs some items addressing Negative: There was peeling paint on the bathroom wall and scuffed skirting boards. There were only 4 coat hangers between 4 ppl and three were broken. The freezer didn’t work it needs defrosting so items we’d bought were ruined but the worst was there was no staircase lighting in the property. We were on the top floor and the staircase was dark on an evening which is a health and safety hazard.

Not impressed. Positive: The apartment was spacious, modern, and well appointed. The large TV was a plus. Communication from Host & Stay was good. Negative: Upgraded to a flat with supposedly a better view, but the old double glazing in the living room had failed with condensation obscuring the view (with venetian blinds obscuring the failed windows). The windows were also dirty inside and out. Paid our deposit, then was asked to pay the outstanding balance within 48hrs (£1400 in total) more than a year before our holiday. No hospitality, stayed in apartments just as nice for half the price in Whitby and received a welcome pack on arrival (e.g. wine and chocolates). Not a sausage in this case.

Overall, it was a wonderful stay with fabulous views. Positive: We wanted a place with a view over the sea and this was spectacular. the living room and the smaller bedroom both having a window. There's lots of comfy seating, a round table and a breakfast bar. The main bedroom has a wonderfully comfortable bed. Negative: Although the second bedroom has the fantastic sea view, the bed wasn't as comfortable. It was difficult to regulate the temperature in the shower and another minor niggle, there was nowhere to put the toilet roll!

The views are wonderful from the apartment. Positive: The property is right on the sea front so fantastic views across the beach and sea from the apartment windows. The lounge area was comfortable, the bed was comfortable and the linen smelt very nice, clean and fresh. The shower in the bathroom was good and the towels clean and of a good quality. Negative: The property is at the top of a four storey building so there are a lot of steps to walk up to it as there isn’t a lift or stair lift. Anyone who didn’t have full mobility would struggle to access the property. My biggest concern is that there is not a fire escape from the top floor to the ground. When I booked the property I presumed that the price shown on Booking.com was the price I would pay but after I’d booked it I received an email from Host & Stay asking for either a £25 insurance payment or to pay a refundable bond of £200 minus a £10 admin charge which would be refunded after a few days of checking out. Without paying either option I could not complete my booking. I feel that Host & Stay should make that clear in the description of the apartment on Booking.com before people book the apartment. As I had paid for the apartment on a pay now, no cancellation, policy I could not cancel my booking so I had to pay the additional charge. The apartment would benefit from providing coasters and to having the bathroom repainted. The floor by the shower is soft and springy which should be looked into,

Fab flat in a perfect situation. Positive: Excellent location, great views, close to excellent bars and cafes/restaurants. Very clean and comfortable apartment. Easy communication with hosts. Negative: Better bathroom supplies would have been welcome e.g. shampoo, more than one loo roll (3 of us were there for 4 days). I was also a bit surprised to have to pay a damage indemnity/insurance on top of the rental fee, which I don't think was made clear before booking.

Super! Positive: Excellent view, great location, and a relaxing place to stay. Plenty of space, and very clean. Negative: The building entrance didn't seem very secure. There were no cups that would sit on the Nespresso machine drip tray. There was a draught coming through the living room window.
