Enjoyable stay, disappointed in the cottage. Positive: I like the cottage, i love the village. It was easy to get in and the heating system is excellent. Negative: I stayed here with family in around summer 2020, we loved the cottage and have visited Osmotherley many times. Returning this time was a disappointment, i had read other reviews that said the cottage wasn't well cleaned and I'd have to agree. It needs a thorough deep clean and a lick of paint. The bottle bin was full when we arrived and there was a full drawer of clothes that weren't ours. We had hoped as we were there early December that the Christmas tree would be up, it wasn't. There wasn't enough logs to even have a starter fire, there were none, luckily we took our own. We ran out of toilet paper the first day (there were 6 of us). The sofa's need either renewing or repaired the seats were almost flat. The 'rug' under the coffee table is paper thin. There is an awful stain on the huge lamp shade in the living room, visible from outside. The garden could have doubled as an escape room it is like a jungle. It is only my opinion but i think that there should be blinds at the patio door and covering the front door, it is straight onto the main street and everyone can see in. I think that's enough to be going on with, i would definitely stay again if it was titivated up a bit.

Positive: The house is lovely, spacious, well presented. The open space downstairs works really well keeping our family all together. Good available parking. It is situated in a beautiful village with glorious view and lovely walks. Good communication. Negative: It wasn't very clean. Very dusty in places and plenty of cobwebs. I would say it is only surface cleaned between each stay. Also some of the kitchen cupboards need a clean. The garden 'in my opinion' is overgrown. I think the wild flower look is trying to be achieved but it just looks messy and uninviting. 1 dishcloth, 1 tea towel, 2 dishwasher tablets and 3 toilet rolls is not enough for a family of 5 for a week. The bins didn't get emptied as the day we were told to put the bins out was the wrong day!

Having paid over £1000 for the place We needed somewhere for the family after a flood at home. After booking told we need to pay extra £30 for insurance! Arrive to find place disgusting. Sofas looked like something from a student digs (stained smelly etc) dust and just generally tired. But it got better. En-suite shower had mould. And a very welcoming pube in the middle of the tray. And it got better. The downstairs toilet brush was “minging” covered in sh&@ and then the toilet had human excrement on the seat. Disgusting. Reported Ended up having to clean ourselves. As couldn’t put up with it. And as we had no where else to go. Requested partial refund. Which was acknowledged, proved evidence and still not paid out. Ignored complaints Appalling, with little tlc and care it could be lovely. Potential too in garden for a serious accident. As retaining wall is teetering on falling down. Warning to those with young children or animals.

Lovely property. Host & stay were responsive & helpful where needed. House was lovely, clean and ideal for our family & dog. Could’ve used a few more dishwasher tabs etc in the kitchen but otherwise was perfect!

We had a lovely stay at The Cobbles. Great location in a beautiful village. The cottage was clean and spacious, we enjoyed a weekend here with family and would definitely return. Three pubs, a village shop and a fish and chip shop on your doorstep!

Fabulous place to stay with great walks straight from the front door. The cottage is close to the centre of the village which has three pubs (The Golden Lion is excellent), fish and chip shop, great cafe and a well stocked general store. The accommodation is well laid out, very spacious and the boot room is excellent for storing muddy boots! The rear garden is fabulous and very private (host needs to add a photo to the listing). Private parking is available outside the property plus there was always space on the road.

The Cobbles is one of the best holiday cottages we have ever stayed in! The accommodation is beautifully clean and the outside garden space was a real bonus - with the su setting beautifully on the terrace! We walked out from the house on to the moors ! Stunning The local village shop is just 3 doors up and is well stocked! The two local pubs serve great food and the atmosphere in The Golden Lion is very friendly. We loved it! Thank you

Beautiful location in the centre of Osmotherley, close to the village pubs and shop, and lovely walks straight from the cottage. The cottage had everything we needed for our stay, would definitely recommend. Host and Stay were very responsive to messages.

many thanks for excellent short break. Positive: Lovely house in beautiful area. Excellent walking in all directions. A good base for sightseeing all the North York Moors. Clean, comfortable and very spacious. Variety of excellent food options within the village. Negative: Log burning stove but no logs. Would be better if some were provided with the option of buying more. I think the owners have invested heavily and have done a superb job of renovating the house. However, I also think they have struggled to equip the cottage to the same beautiful standard. I am sure now it is up and running it should make things easier for them.

Cobbles is a beautiful, stylish cottage in a very pretty village. The beds were very comfortable and bedrooms spacious. Two upstairs bathrooms with fresh linens and plenty of hot water. Downstairs loo and useful wet room for dogs/laundry room for muddy boots. Central heating very effective and kitchen appliances were good. We loved it!

The Cobble is a very quiet cottage in the centre of a lovely village. 3 good pubs within 100yds, and a lovely corner shop that sell most things you need. After 8pm you could hear a pin drop….. very comfy holiday home with all the facilities you could need. The walls are great from the village going in every direction. Cod Beck reservoir is great for dogs and our Lab loved all the swims she got there. Just make sure you have a long line as you must not let them off the lead 99% of places due to roaming sheep everywhere.

A lovely cottage right in the heart of a very picturesque village. Very clean and 3 good sized bedrooms. Good showers. Sofas not the best - pretty tired- but to be fair that’s not unusual for a dog friendly property. Walked a 10km circular route which was dog friendly and started right in the village. Local shop is pretty limited so went to Sainsbury’s and M&S in Northallerton for food and ate in the Queen Catherine. Also had a drink in the Golden Lion and a coffee in the coffee shop.

Lovely cosy cottage We enjoyed our stay with our family and pet dog Louie .Everything was so nice . The cottage was well equipped, there was nothing we needed that wasnt there . Lovely log fire 🔥. Lovely village ❤

We (a group of university friends) had a fab weekend in the North York Moors using The Cobbles as our base. The house is as described and extremely comfortable. We particularly enjoyed having the wood burner after a day out walking (and to see us through Storm Amy!). Osmotherley is a good spot to access from all directions and the village shop is well stocked with anything you might forget to bring along! We also enjoyed dinner at the Golden Lion and coffee and cake from the cafe. We’d certainly recommend the Cobbles to others and thanks again for having us.

Lovely accommodation, that was perfect for a weekend away ( We used it as a board game weekend retreat for 5 friends without the children!) Was pretty clean, and lovely accommodation; was as good as the photos. The local area had some nice pubs and there was several lovely walks nearby. The local corner shop was also very nice and just 30 seconds from the front door.

Everything about the accommodation was described accurately and therefore the property lived up to the marketing. It was a quality building with everything needed for an enjoyable stay. We were four adults and every person agreed it had been a good choice and we would return to the same property for a longer break. In summary we loved our stay and will definitely return.

Osmotherley is a lovely village, and is perfectly located. Although the cottage is lovely it needs a serious clean. There was thick dust in lots of places, including the beams in the bedroom and on the ledges and hinges of the doors. There was quite a lot of hair on the floor in one bathroom, and one of our toddlers toys rolled under the sofa and she pulled it out covered in dust and hair. The kitchen drawers and some of the utensils were also dirty, and there were cobwebs on the ceiling and lights. \n\nThe cottage has potential, but needs much much better cleaning.

We have just returned from a lovely relaxing weekend at the cobbles. Osmotherly is a stunning village with 3 amazing restaurants and a very well stocked village shop and lovely fish and chip shop. The cottage was exactly as described and very comfortable and spotlessly clean. The log burner was beautiful for a relaxing evening with a good film. The facilities were of a very high standard. It’s a shame that dogs are no longer allowed, otherwise we wouldn’t hesitate to return.

Somewhat mixed experience in this otherwise lovely cottage Positive: The cottage is very charming and offers ample space for a comfortable stay. Situated in a serene and peaceful village, it's an ideal spot for relaxation and walking. But the presence of a cosy fireplace was a key factor in our decision to book this delightful cottage. Negative: Unfortunately the managing company does not provide ANY logs for your stay, which we think is very poor. Wherever we stayed before always provided logs at least for the first night. It was especially tricky to find logs as we arrived at nearly 4pm on New Year's Eve when all businesses shut early. We reported the issue immediately, but unfortunately the managing company took no steps to rectify it. In addition, their stinginess was evident in other areas as they only supplied us with 3 dishwasher tablets for our 5-night stay. Such essentials should be included in the cost of the stay to enhance the overall experience. Moreover, we encountered minor maintenance issues, such as burnt-out light bulbs and peeling paint in the bathroom. These issues detracted from our overall satisfaction with the accommodation.

Love staying in Osmotherley and The Cobbles is the perfect place to stay. Felt like we got a good rate (out of season) for the quality of the place and had a fantastic time. No issues whatsoever while we were there. Would absolutely rebook again and likely will.

What a beautiful place to stay in such an amazing village. The house had everything thing we needed for a short multi generational stay. It was very comfortable. We loved having access to the garden. Osmotherley is an amazing village with three great pubs, a cafe and a local shop two doors away. Unfortunately as it was closed we didn’t get to try out the fish and chip shop but as Northallerton is only down the road, we had other options. We are already hoping to book again

The location was great and the beds were comfy. Lacked any personal touch and quality that we expected from the photos.. Easy to get in but no thought to welcome, the place was freezing on arrival. Everything worked as it should and maybe our expectations were high based on the price.

The house is brilliantly situated. Osmotherley is a lovely village with a good cafe, several pubs and with glorious surroundings. The house itself is lovely, and well looked after. The bedrooms are comfortable and the bathrooms are well appointed. The house was generally clean, although there were one or two areas that could have done with a little more attention. It was disappointing that there was no welcome pack (eg tea/biscuits etc) and that the television did not work (although I am sure that will be fixed for future guests). \n\nOverall we had a very good stay, and I would recommend the Cobbles to others.

Beautiful cottage in a beautiful location

The property itself is comfortable, spacious and well laid out. The property is well situated in a beautiful area. We were disappointed to find that having read previous reviews the points raised had not been addressed. The property was dusty with many cobwebs, all 3 toilets were dirty, many of the walls needed repainting, the cutlery was dirty and falling apart, dining room chairs were wobbly, the garden was untidy with cigarette butts on the ground. The beds were well used with a significant “roll together” in the double. Such as shame as this property could be five star.

Perfect location in a lovely village Positive: The location, the space and lovely comfy principal bedroom. Plenty of towels, lovely bedding and enough coat hangers plus lots of power sockets and two hairdryers. Negative: The garden needs to be tidied, walls need painting, a proper floor clean where you move furniture and not just clean around them so a deep clean, cutlery is cheap and nasty,. Advised by a villager we shouldn’t be parking on historical cobbles so notified Host & Stay who would take that on board for future guests.

This was the 6th time we have stayed at The Cobbles - perfect.

Property was lovely but facilities were awful. Positive: Lovely cottage. Great location Negative: No basic supplies. No local information. No instructions about garbage etc. very basic linens. Only 1 tea towel for six people for two weeks and same with towels. Extremely disappointing.

Passable just about Positive: The property was in a lovely location in a beautiful little village and it’s a good size Negative: The property was dirty I had to go and buy some cleaning products to clean up myself the house hadn’t even been hovered and never been mopped for months on end there was cobwebs everywhere thick dust in every window sill and shirting board the kitchen floor was filthy dirty garden all over grown the light in the bathroom was flashing the kitchen table was disgusing I had to bin the cloth I wiped it with it was black with dirty and the walls are ready for a good decorating.

The Cobbles ..again... Positive: Been here now 8 times...location is great and house has all you need. Negative: It's feeling tired now and I feel we can make this as an objective comment..some of the fittings are decidedly old...the cleaning was not to a full standard...the garden needs work and the cooker hob is pitted...we tried to clean it....its a shame as we have happily paid top money for this place...lots of rental properties in the village now for sale...maybe the margins are not there now....and the investment cannot be made...we last stayed in Feb this year and made some similar comments...no real sign of moving forward and at £1000+ it's now a balance if the value is still there...we love it and will put up with it...just feel a bit sad tbh.

A lovely house in a beautiful location

Quaint house in a beautiful village Positive: Lovely spacious accommodation with comfortable beds & lounge area. Location was excellent with parking at the door & local pub/restaurants just around the corner Negative: Overgrown back garden- no window covering or opaque glass in main bathroom & hardwood chairs/wooden bench at dining room table. Also all other bookings take credit card details only for deposit however on this booking I had to actually pay £250 deposit in Sept for an early November trip & still awaiting a refund at end of November

The Cobbles is a cosy property with off street parking and is a lovely place to stay. Osmotherley is a great village with good amenities. On arrival, the kitchen was not very clean - dirty cutlery drawers, kitchen bin, fridge and cupboards. Also the kitchen equipment needs updating-Teflon frying pans are warped and damaged and the cutlery is worn. We cleaned before using and reported to H&S who say they will speak with the housekeeping team but I have seen a previous review mentioning this before our stay. The other irk we had is the damage deposit that was mandatory. H&S charge a £10 admin fee for this and say the deposit of £250 will be returned within 14 days minus the £10. This is the first time we have experienced this with Air bnb. Found H&S good at communicating details and above issues didn't spoil our stay.

Positive: Great location, comfortable cottage Negative: I would not describe it as a luxury stay, it is a nice cottage but so much more could be done to improve it.

Rubbish bins stored inside the property, which at commencement of stay were three quarters full, including rotting food waste. Lack of headboards. Constant reminders to vacate by 10am

Great indoor space, nice warm welcome with all the amenities we need. Good pubs with in less than 5 min walk.

A nice cottage in a lovely location.

Nice property but a bit tired. Needs a refresh - decorating and carpets and sofas cleaning etc. Managing agent insist on taking a damage waiver (which they also happen to be the third party supplier of) which I’ve never experienced before on Airbnb. (In fairness it is in the house rules part of description). I won’t use the host again out of principle given Airbnb already have protection in place for their host properties. I thought it was especially cheeky when I saw the tired nature of the property - the damage waivers previously charged to previous visitors don’t appear to have been put back into property maintenance. Property also only 11c when turned up. It had a hive system, which hosts really should have set to a reasonable temperature for arriving guests! Gripes aside the property is overall nice, check in was easy and location fantastic.

Osmotherley is a truly idyllic, picturesque village in north Yorkshire and this cottage is conveniently in the middle of it betwixt the village shop and The Golden Lion. We would stay here again.

Lovely stay in Osmotherly, such a cosy home, clean and just as described, we were happy to find there was a bath too which I didn't notice in the listing! We only wished we could've stayed longer. We will definitely be back but for a week next time. The village is super friendly and quaint with a shop, pubs and cafe literally 10 seconds away. Lots of lovely walks around, would love to see the garden when it's ready for summer as it will be a real sun trap! Only things I will mention which aren't at all dealbreakers, but would be nice to have a couple of blankets, comfier cushions for the sofas and a slightly larger tv (for those super cosy movie evenings in front of the fire) but these tiny things didn't impact our stay nor would they change us wanting to come back! Thank you Host & Stay for such a lovely holiday weekend.

Firstly I’d like to say the actual village is beautiful, quiet in March with beautiful countryside beyond, there is a shop and pubs if you need food and it’s not far from the A19 which was good for us. Check in easy with key safe, parking on the pavement for 2 cars but not on the road as they are narrow and cars parked already. I would imagine it’s busy in the summer. First impressions of the house as we walked in the door wasn’t good, damage to walls/paintwork, well used and not kept maintained. Floor filthy and in need of a good scrub. No logs for wood burner as in photo. Big stains on the sofas and desperate in need of a clean. Kitchen dirty, wooden work surfaces dirty and when wiped with antibacterial wipe it was filthy. Opening the oven was dirty and covered up with foil, old grease and muck. Kitchen floor hadn’t been hoovered as there were crumbs etc. Garden untidy and unkept. Upstairs was fine, single beds not really comfy but was clean and tidy, bed linen, clean cotton.

Very enjoyable stay in a well appointed and spacious property located within 100m of all the major village facilities. A few niggles around broken lightbulbs, broken shower, stained mattress cover, broken bedroom curtain etc but overall a very pleasant stay and I would certainly return.

Beautiful and cosy cottage in the perfect location. Positive: Beautiful cottage, comfortable and warm and in a great location in the centre of Osmotherley. So we were able to take full advantage of the village’s ample amenities. Negative: Nothing to dislike. It was lovely. Just missing a cafetière and perhaps a bit of kindling and wood to start a fire at 4pm on a winter’s evening.

The Cobbles is a really lovely cottage, situated in a beautiful village with wonderful walks on the doorstep. The cottage was immaculate and very well equipped. Everywhere was spotlessly clean and the beds were comfortable. It also has a lovely outside area with seating if the weather allows! All communication with Host and Stay was extremely swift and helpful. Would recommend highly!

A wonderful cottage in a fabulous village. Very clean and welcoming. Excellent local shop and restaurants. However I feel the description should be amended as although there is a wood burning stove, no wood is provided. The listing also describes a coffee machine which was not present in the cottage. Apart from this we had a wonderful holiday.

An absolutely beautiful property in a gorgeous village. The cottage is really cosy, spotlessly clean and we really enjoyed our stay. Within very easy walking distance of great pubs and a fab local shop. So easy to get too off the A19. Would recommend and will stay again.

Lovely stay in the centre of Osmotherley Positive: Great location, lovely and cosy! Beds very comfy and great showers/bathrooms! Negative: Just check as heating was on auto in summer which I didn't think to check, trying to reach 24 degrees! Very warm! Easy to use heating though so easily fixed, just check when you get there!!

We had a fantastic stay. Lovely setting with lots to do in the area, lovely walks with great pubs, cafe and fish and chips. House was beautiful and centrally located, a really relaxing stay.

Nice Cottage, great location - overall it was an OK stay but we expect more from a LUX property. Host & Stay quick to demand deposit for damage or their alternative damage waiver but not quick to remedy faulty or damaged equipment. A review by Stuart which was left over 6 weeks before our arrival complained about the TV not working. It would seem that this had not been dealt as it still wasn't working when we arrived. We contacted Host and Stay to report the problem and eventually they replied saying that they had contacted the owner who wasn't able to send anyone to attend to the issues. Come on Host and Stay get your fingers out and tell the owners that if they cant find anyone to fix a TV in 6 weeks its just an excuse for no action. You say that you are there 24/7 to resolve issues, be careful if you over promise as things will only rebound on you.

Beautiful home in a beautiful location. Large communal spaces and bedrooms and all light and airy throughout. Lovely enclosed garden, and a very very short walk away to a little village shop and a local pub!

The letting is described as luxury. Not sure this is the case when drinking from a smarties mug and using ‘picnic’ style cutlery. Casserole says pan in bad state so much so that it was a hazard. No free view channels available. Rooms comfortable and large bathroom good. All very comfortable unless you want to cook and eat. Important part of a self catering accommodation

Spacious, warm, and comfortable property, situated in quiet area but with plenty of facilities. Positive: Good location, pubs nearby, quiet. Plenty of space in property, beds and sofa comfy. Having 2 bathrooms and a toilet downstairs a bonus. Negative: Would help to have another tea towel, and towel in kitchen. Upgrade the cutlery doesn’t fit with quality of property. Being picky but could do with a hook on back of bathroom door. For clothes or towel.

We had a great stay at The Cobbles. Great location and lovely property.

We had a great stay in this lovely house. It's in a picturesque village with pubs very close by and a small shop almost nextdoor! Only negatives were that there was no TV reception (which may be out of the control of the host) so only able to watch iPlayer etc through the smart TV - which was fine for us but some less technically minded people may struggle with it. And also there was a slight leak from the ceiling in the dining area, however the host was contacted and they said they would repair it ASAP. Overall we would happily stay there again! :)

Quaint, comfortable accommodation. Situated in lovely area. The local pubs are all on your doorstep and provide great food and delicious wine! Suitable if you want a quiet weekend situated in the heart of the countryside. Local village store is walking distance and super handy!

We had a lovely stay and found the house very comfortable, clearly a lot of effort went into its refurbishment. The village is delightful, just a stone's throw to the village shop and pub, with some excellent walks from the village too.

Positive: The location was great as was the property. Negative: Appreciate you need people to vacate in a timely manner. But it felt a bit overly stressed in respect to email notifications. Especially during the stay.

Exceptionally lovely spot with brilliant amenities just doors away. Really lovely village too, so welcoming and picturesque. Accommodation was lovely. Kitchen quite cramped but fine for a few days and well kitted out. Beds were comfortable too and well furnished. Clean and tidy on arrival. Had sone basic bits like salt and pepper, foil etc but would have liked a few bits like tea, coffee and 1pt milk for arrival. Shop literally a couple of doors away open till 5:30pm with anything you would likely need. We just arrived just after this so missed out on first night. Would recommend and hope to visit again. This is a lovely cottage and was ideal for our few days away. The village is beautiful and everything you could need and want is nearby. The noise from people walking by, the nearby pubs, and vehicles going past was unexpected for such a quaint location but very noticeable especially in the evenings and during warm weather when cooler air is welcome from open windows.

Excellent village shop next door almost to cottage and fantastic pub Golden Lion a few steps away. Bathrooms superb and cottage extremely well equipped and very tastefully furnished. Negative: Nothing!

A very relaxed stay in a lovely property in central Osmotherley. Positive: This is a lovely, generally well equipped property in a great central location and the stone floors and boot room are ideal with dogs. There was a good initial supply of essentials such as tea, coffee, loo rolls etc and the village shop is two doors down.

Lovely location, great facilities! Clean and well-kept throughout. Only things to note is that the listing says towels may not be available - they were! - and cooking oil would be available - it wasn't.

Fantastic location, really good sized property and absolute pleasure to be there on a beautiful day. Perfectly situated for the Lyke Wake Walk and the village centre.

Very enjoyable. Positive: It’s a lovely cottage in the heart of Osmotherly. Very clean, comfortable and spacious. Lots of character. Negative: I really didn’t like the automated Superhog web based verification process. To me it seemed intrusive and misleading. It has nothing to do with the staff who were polite and helpful.
