We had a great stay with 18 adults for our friends sten do. The hosts were very welcoming and came round to explain everything at check in then left us to it. It’s a great space for group stays with the pub area and large hot tub and ideal that every room has its own en-suite. The house is right on the golf course and walking distance to brotton which has a shop and pub. Ubers to saltburn were only a fiver and it’s a lovely town with lots of nice pubs and restaurants. The place could do with a deep clean and some amenities were a bit dated/not working but overall we were really happy with the place. Highly recommend the house for a group stay!

Great property and location for a big group. Positive: Great location, plenty of space for a group of 15 and a couple of dogs. The hot tub area was immaculate. Would happily stay again. Negative: WiFi coverage was poor. Maybe some extenders needed.

Our family of 24 (ages 4 to 78), thoroughly enjoyed our stay at The Arches. It was ideal for children and adults alike, both in what the house had to offer and what various ages could do during the day. The hot tub was a firm favourite as was the pool/billiard table. The social spaces were large, light and airy with attractive lighting at night. The towels and bed linen were of a high standard and all bedrooms had secure locks on the doors. It was extremely quiet at night and peaceful during the day. All appliances worked as expected and were well used. The fridges and freezer were on when we arrived allowing us to keep our food/drink cold after a long journey. The house was also lovely and warm on arrival and it was easy to control the heating and lighting. In places, the house is ready for a refit. The faux leather on the dining room chairs was peeling off and the kitchen would benefit from far more serving dishes, but in all, this is a good choice for a large family.

I booked this accommodation for 16 people over Christmas and everyone thoroughly enjoyed their stay. The rooms all had individual bathrooms as well as communal facilities near the main open areas which was ideal. The space was fantastic for group activities and dinner. The kitchen was well equipped to cook for a large party. The surrounding area is extremely beautiful and we are already thinking of booking another return trip in the future 🙂 Would recommend this to anyone looking for a family get together as the local area is also worth exploring.

Brilliant break away! Positive: This house was amazing there were 24 of us staying here for a birthday. Chris the owner was brilliant always there to answer questions when needed. Had a power cut due to storm, he came with candles for us. The facilities inside the house were great too. House very clean and tidy! Negative: Beds were slightly uncomfortable but did not ruin our stay

If you are looking for a place for a large gathering then this is the place. There were 16 of us, 15 adults and it was ideal for what we wanted. Everyone hade their own bathroom. The communal space was spot on, we all got to spend time which was what we all wanted from the weekend. Chris came round and introduced himself and said he was available if we needed him but we didn’t everything was fairly easy to navigate. We will definitely stay again.

Positive: The Arches country house was amazing. We visited as a large family ages from 9 to 83. The facilities for everyone were fabulous from the hot tub to the pool table/bar area and the quiet tv area. The large kitchen and dining room were superb and the bedrooms were spacious and all had en suite. We had sunshine for the whole weekend, taking walks around the house and to the cliffs edge to visiting Whitby and saltburn, The Arches was a fantastic base and we would highly recommend.

Absolutely brilliant venue for a large group of your looking for good communal space. Hot tub and pool table was a bonus ! Bedrooms adequate and all have en-suite which is rare. Only let down was kitchen was dirty and could do with a deep clean .. there was no cleaning products at all so we had to go and buy some including washing up liquid. I had checked in advance and they said there would be some. When there wasn’t I messaged host and stay again and they said they would sort but didn’t so we had to go out and get some. But would definitely go again it didn’t put us off too much as the venue itself is excellent and we will be back ! Great value for money !

Family get together Great weekend in a beautiful place, plenty of space for us all to be and each bedroom very comfortable. Easy access for taking a walk on the cliffs to saltburn which a few of the group attempted! All in all a great property that was clean and spacious and good for large groups.

We had a group of us 20 of us last minute requiring a booking as the original air BNB cancelled last minute. I'm grateful we managed to get a spot! there were plenty of clean rooms with en suites. There was a spacious living room and large table to dine. hot tub was excellent. I would happily stay again. Jeanie was responsive when my friend locked herself out of her room and very helpful.

What a find! I don’t know where to start with this amazing property. We were a party of 24 celebrating my husbands 50th birthday. I loved the look of the property, I thought the bar area would suit us perfectly for a knees up - I was right 🤣 Communication from host and stay was fabulous, all questions pre stay were answered promptly and sufficiently. On arrival property was ready, very clean and hot tub filled and already warm. There are a variety of doubles, twins and two triples and all of our party loved that we all had our own bathroom (all rooms have a bath and shower) The owners were near enough for us to ask questions but in no way at all intrusive. Fabulous location by the sea, very good Chinese in the village, order for 20 correct and delivered in less than an hour! All round very well equipped and comfortable and a great time was had by all

Phenomenal property with loads of space, a hot tub, an awesome bar, and everything else you could ask for to host a big gathering. The owner was great and super helpful with everything too. Beautiful area also with nice walks, nice local towns with lots of amenities, pubs, restaurants also. Only issue I would raise is the property is managed by a third party who were not particularly quick in responding to requests…But once we got to the house and met the owner everything was great! Would highly recommend to anyone looking for a getaway with a large group with loads of space.

Excellent group stay We had 20 friends all staying. Loved all having our own rooms and baths. The social area was perfect for a large group. A couple extra amenities would be benificial in the kitchen, but other than that everything was great. Would rent this property again no questions.

Perfect for a family gathering where ages 2-82 are catered for! Positive: The size of the house and the facilities. We booked for a family trip with 18 adults and 5 kids and it was everything we needed. It never felt cramped or like we were on top of each other. Having your own room with your own bathroom saves so much time too. Chris the owner was so nice he met us on arrival and gave us a tour with all the important info needed. He was only a phone call away if we needed him. The space inside and outside is what we needed and it’s what we loved the most. You can shut the gate outside so the dog (and kids) can’t escape and indoors we closed the door to the kitchen and downstairs toilets so the kids couldn’t roam from the living room and conservatory. Not that they wanted to as it was big enough to house them and their toys as well as us and food. Negative: It’s not a dislike as this property is honestly everything we needed - it’s an old hotel with a pub turned into a home so had everything we needed. It’s older in places and could be newer but it didn’t bother us at all. We’re going to come back next year, if Chris will have us!

We had a lovely weekend here with our family. The place was clean, cozy, and had everything we needed. The living space was great, really comfortable and perfect for relaxing together. The host was friendly and easy to communicate with. A couple of small suggestions, some newer knives and pots and pans would be great, and waterproof mattress protectors would help keep everything fresh. Overall, we really enjoyed our stay and would definitely book again!

We loved the space and the location. Having a whole hotel and pub to ourselves was really fun, particularly for the children, who enjoyed running reception as we all arrived over the first evening. The hot tub was great and the garden area a good size and enclosed enough to keep our greyhound safe (although smaller dogs may be able to get out through the gaps in the gate). The outside rooms open out onto the garden so perfect for dogs. You can walk from the house to the beach or into the town fairly easily.

A great stay was had by all. Positive: The property was great for a large family gathering (18 adults, 3 children and 5 dogs). Plenty of room inside and out for all of us. Hot tub a bonus. Negative: Had some issues with controlling the shower temperature in a few of the rooms. The cooker wasn't the best.

Positive: Ample space for a large family. Safe environment for children with a grassed area next to the hottub. The bedrooms were large with good sized en suites. Negative: Communication with booking.com/ host&stay was appalling, requested information in January still hadn't been answered when we went in April. The day before I had to ask for the access code, then got a phone call asking for more money! I didn't pay, but reported to the owner who was shocked at the lack of communication.

Amazing weekend with family plenty to do bar area was great for all ages, bedrooms comfy and all en-suite with baths and shower. Kitchen could do with deep clean and modernising a little but everything was perfect otherwise

Family stay Amazing, spacious place for large family birthday. Plenty to do, property was amazing, lots of space for a lot of people. Only downside, was communication beforehand, to clarify amenities, however I believe this was due to the agency which manages this, not the property owner, who made us feel very welcome, very friendly and helpful.

Family annual get-together An excellent experience liked by all the family. The accomodation is clean and comfortable and suited our extended family well comprising 14 grown ups, 8 children under 12 and 2 infants, along with 6 dogs. The walk to the beach is lovely and the owner very hospitable, approachable and friendly. We would certainly book it again

A great venue for a friends and family gathering. 18 adults and 2 children and 2 dogs. Enough rooms and facilities for all and everyone loved the communal area for gathering together as a large group. The bar and hot tub were particular favourites of the group. Chris, the owner, was there to greet us and was very welcoming and gave us great and comprehensive instructions to make our stay as comfortable as possible. Ideal location for exploring the local area .. Saltburn, Staithes, Runswick Bay and Whitby all within easy reach by car. If you need any local groceries Aldi and Asda are a 10 minute drive away. We didn’t venture out much on foot due to the weather but noted several walks on the AllTrails app which we will try in more clement weather !

The second time we have stayed here and have had a great stay both times, will definitely stay again. Positive: Brilliant location and plenty of room for a large group. The owner is very friendly and helpful but not pushy. Negative: We love the property overall. It does need a little tlc in places.

Nice house, don’t pay £250 deposit. You’ll have to fight for it back Positive: The property is lovely, we have stayed three times, same owners. Very helpful Negative: It is now 8 weeks since our stay and despite me chasing on a daily basis I still have not received the deposit I paid of £250. Booking.com give the same response that they’re looking into it. I don’t know who has my money - either the arches, host and stay or booking.com but I want it back. Although the house has served our friendship group well over the three times we have stayed I would not book again

A great place for a large group of family or friends. Very well equipped with crockery and appliances. Bedrooms very nice and peaceful. The outside bedrooms are ideal if you are staying with a dog, they open up to the gated garden. We had a lovely weekend. Would definitely recommend. Chris was a great host, showing us all we needed to know to make the most of our stay.

Great place to stay with lots of family and friends. Good coastline with plenty of fossils to be found and beach to enjoy

Can’t recommend enough! Really enjoyed our stay, we were a large group celebrating a 70th birthday, we had a drive into Saltburn for the day, a takeaway delivered one evening, peaceful area and some of the group took a walk around to find the nearby beach too. We had a murder mystery evening there which was fab with the decor of the venue. Chris came to visit us on the first night, lovely guy.

Relaxed, fun weekend with a large group of friends Positive: An excellent location for our weekend away with a large group of friends. We were met at the property by the housekeeper who gave us her number for emergencies and told us where she could be reached if we needed her. She was very friendly, wished us the best weekend and said she wouldn't bother us again. The accommodation was spotlessly clean, all the bedrooms had baths and showers, shower gel and towels. The rooms are split between the main building and outside on ground level which was brilliant for a couple of people in our group with mobility issues. The large kitchen was well equipped with 3 fridges and 2 freezers, cooking facilities and washer/dryer. Sachets of coffee/milk and teabags are provided, as are dish cloths, tea towels, washing up liquid and dishwasher tablets. The entertainment areas were open plan but big enough that we were able to carry out different activities in each area without interfering with others. The large hot tub was also spotlessly clean and we were given instructions on how to use it. The location was amazing, being in the middle of the golf course but within walking distance of the local pubs and shop and onto the cliffs and down to the beach (although it is a steep climb up and down to the beach). The beach is also accessible by car within a 10 minute drive as is Saltburn by Sea. Whitby, Guiseborough and Redcar are all accessible within a 40 min drive. My husband accidentally left his drone in the room but the host sent a text informing us and we were able to nip back and get it! Nothing was too much trouble. Negative: Not a problem with the venue but if in a large group and wanting a takeaway maybe do a little research first as we had trouble getting any to complete the large order and none were able to deliver so we had to go and fetch it. In hindsight we may have ordered earlier for a preset time. JUST TO NOTE THIS IS NOTHING TO DO WITH THE VENUE.

What a fantastic place for my 60th birthday celebrations. Couldn't have been any better.

Lovely property, ideal location, really comfortable everyone really enjoyed their stay Positive: The location of the property was ideal given the nature of our visit. It was very warm and comforting and remote as we needed that for my 50th birthday celebrations. Negative: The kitchen area was cold, had very bright lighting and could have been cleaned a little better before our stay, this didn't bother us though and certainly did not take away from our stay.

Had the best weekend for my 30th birthday. The stay was perfect and my friends and family all loved it too. The hosts were lovely and very helpful. I would definitely return for a weekend away, it has everything you need and more!

Fantastic place, will definitely book again. Positive: The set up. It's a great place to throw a party weekend. Plenty of comfy seating and well equipped. Having your own pub for the weekend with plenty of room to party and a hot tub for a little relaxation. Close to Saltburn and take aways willing to deliver to the property. Negative: Maybe owner needs to just have a walk round and check the small things such as shower curtains that need changing and a couple of the mattresses could do with replacing.

there were 24 of us including children and the number of bedrooms etc was brilliant and the size of the living spaces. Meant we could all be together, we had a great big family celebration. Difficult to get anywhere as well laid out for large groups.

An excellent place for our family reunion. It's not easy to find a place where you can get 18 (and probably more) people comfortably sat down to dinner all at once. The large well-equipped kitchen really helped too. The living room is probably even nicer than in the photos. Wonderful to have so much space and our own bar! The pool table could do with a bit of TLC, but it didn't stop us playing on it all weekend long. Lovely bedrooms, all en suite. Nice garden to sit out in, and we made good use of the covered outdoor hot-tub. Great 1 hour cliff-top walk to Saltburn. Everything we wanted.

Great place! We'll be back! We had a great stay! Loads of room for all of us and 4 dogs. Nice walk to the beach and short drive to Saltburn. Loved the hot tub, bar and bonus that each room had it's own bathroom. Loads of kitchen equipment, cutlery, crockery etc. The only thing that could be improved is the communication from the management company before hand, we had a simple question about room set up and they just kept sending me the same information that was on the webpage and wasn't answering our question.

Like sneaking into a hotel with no staff and feeling like you own the place :) Positive: The bar, the pool table, the comfy sofas, the big tv, the fireplace, the hottub, the closed off reception area to keep my dog, the close by beach and countryside walks. The place and location are amazing - we used it as a base for wedding guests. Negative: Few cobwebs but it is in the middle of the countryside so can you really expect otherwise? Too much fun was had and it was too nice

Wow this was a fabulous choice for our family celebration. We had a diverse range of age groups from 18 months to 3, 90 year olds. Great choice of venue with spacious dining rooms, living area and bar with pool table. Outside was safe and secure for the dogs and children,with good seating areas. Unfortunately we didn’t have enough time to try the hot tub. A visit to Saltburn was only a short drive away, supermarkets, grocery shops, excellent fish and chip shop were in a car journey away. Walk to Skinningrove beach along a footpath that meets with the Cleveland way goes past the house from Brotton Golf Club. Will highly recommend x

Group of ladies we all had lovely weekend and would go return Positive: Lovely property for a large group. 11 bedrooms all en-suite. Lovely grounds and walk through golf club, local pub a mile walk away and also highly recommend the pub for food and drinks. Plenty of seating areas both inside and outside. Large dining area. Lovely area outside with hot tub. Great bar area plenty of fridges to store your drinks. Kitchen good size too. Negative: The bedrooms were all foisty and we had to open bedroom windows and doors to get fresh into the rooms left them open whilst we round about. Also need more large mugs in kitchen not enough for 20+ people as cups very small.

Absolutely fantastic The place was absolutely stunning, everything you could possibly need was there for you. The golf course right on your door step is also a massive plus. Would 100% book again.

This was a fantastic property that we rented for a family weekend. All the rooms are ensuite with 6 on ground floor which was useful. We would 100% recommend this property. Communication and getting in was so easy...

We had a fantastic time at the property. There were 20+ people for a 70th birthday and it was absolutely perfect. Large social areas, private bedroom areas and a lovely hot tub. We walked onto the Cleveland Way and had a lovely walk into Saltburn along the cliffs. The pool table could do with some TLC but it was still just about playable!! I thoroughly recommend the property!!

The Arches was a perfect get away for me and my 15 friends. Such a novelty staying in a hotel that’s private just for you. Great rooms and grounds and it is about a 45 minute coastal walk to Saltburn that was stunning in the hot weather - The Ship was a pub that looked over the sea that was brilliant. Be careful what part of the sea you go in as parts of it are pretty rocky. The golf club is really nice as well - a good spot for a pint or some food. The cooking facilities were great and we had no difficulty feeding everybody.

we had a wonderful stay at Arches it was a fantastic base for exploring beautiful north yorkshire, the house is well appointed and brilliant for our 3 babies/children , teenagers and adults Great amenities and comfy beds all en suite with really good linen and towels we will definitely be back Plenty of car parking and great access to some fantastic beaches and cliff top walks

A fun and quirky stay! Positive: The house was perfect for a big group of friends! Staying in an ex hotel made this a really quirky and fun experience. Facilities like the pool table, hot tub and bbq were a real bonus. The beach which was a wonderful walk away. Everyone we interacted with were very helpful, friendly and responsive.

Fantastic place to accommodate our large group of friends. The open bar/living area was a fantastic space for us all to be together. Had lovely weekend of weather so the outside garden area was great during the day. Bedrooms very comfortable and clean and it was great everyone had their own en-suite. Kitchen area great and had everything you needed. Great to have plenty of fridges to store everything too. My only very slight negative was that the rattan garden furniture could do with replacing. Most of the rattan benches were broke and couldn’t be used. But baring that would highly recommend!

We stayed as a group of 20 and had a fantastic time. Having an entire space like this was so much fun - we loved the bar and lounge area as well as the hot tub and garden. From a practical point of view the house is brilliant for a large group. Big socialising and relaxing spaces but also enough bedrooms (and more importantly bathrooms) for everyone. We walked along the coastal path into Saltburn one day, and had a fab Sunday lunch in Brotton at The Brickyard. Our only other feedback is that as we dealt with Host and Stay and not an individual host, communication felt corporate and not personal (for example, increasing prices per hour if we wanted an earlier check in time - if a property is ready an hour or so before then a host might message saying we could arrive slightly earlier without the need for additional payment). We would absolutely love to come here again. It's a unique and fun place to stay which is exactly what we wanted.

Positive: Great place to spend time with family and friends, great facilities, ie bar, pool table, hot tub, dance floor, plus outside seating area. Set in beautiful suroundings, and by the side of the golf course. We had a fabulous time there, the only thing i would say is it could do with a little tlc as its starting to look tired. Pool table was used a lot on our visit, but could really do with replacing or recovering. All in all tho, a fabulous stay and we will definately be back again next year.

A fantastic stay with family and friends to celebrate a birthday. The house is spacious with a great garden. The bar area is amazing. We all had a great time and the owner Chris took time to speak to us, show us around and sort out a BBQ. Beautiful surroundings and great walk to the beach. Shops within a few minutes drive. A great place to stay. Will definitely return.

Great stay, 2nd year in a row we’ve stayed here. The drive down from golf course is 1 of the most stunning views. Had a day at skinningrove beach, fish and chips and had a gorgeous meal at the brickyard on the Sunday. Place was great as usual.

We stayed here as a group of 7 families and would highly recommend it. It’s perfect for a group holiday. It’s so spacious and perfectly decorated. All the Christmas decorations made it so lovely for our Christmas holiday. We’d definitely come back.

Positive: It is an exceptionally large property. All the rooms are en-suite. Kitchen is very spacious with very large cooker. Living room is very large as was previous wedding venue. Dinning table was big to accommodate a number of people. There was a new hot tub as well! Host Chris was very helpful and always happy to help. Negative: Everything was very good. We were 15 in numbers and we all loved this property. We would like to come back and some of our friends are planning to come back with different groups soon.

Great venue and very welcoming owners. Room 1 is above the boiler and we had an issue with the smell (fumes?) which meant we had to vacate that room. Also checkout was stressful as cleaners and maintenance started working from 8.45 onwards whilst we were still packing up etc for the stated checkout of 10.00. But the house itself contains everything needed for a large group, with plenty of space and amenities and is in a lovely setting.

For a lovely, relaxed non corporate place to stay just away from the crowds this is ideal. Positive: Our first overnight stay since the pandemic so we were delighted by the very high standard of cleanliness. A lovely welcome from Chris and Linda. Ideal location for visiting this part of Yorkshire as away from the very touristy, over developed places. Peaceful location and the accommodation a very good standard for the price. Especially liked the large corner bath, just so luxuriant after a long day of travelling and sightseeing. Breakfast was good and service attentive without being annoying. I would not hesitate to stay here again when visiting this area.

A comfortable hotel in a lovely location for the North Yorkshire coast Positive: Easy to find, even if you did have to go through a housing estate, which was a little strange! Beautiful setting - amazing golf course too for those who play golf! Great views of the cliffs and the sea. I loved the cliff top walks from the hotel. Great location, 10 minutes to Saltburn and Skinningrove for the beach. Very comfortable room and bed and very quiet. Friendly staff. Everything spotlessly clean. Plenty of parking. Negative: Breakfast was OK but rather boring. It would have been nice to have had a couple of hot alternatives to the cooked breakfast and why not a buffet table with cereals/fruit juice/fruit/pastries for guests to help themselves? The decor was a little tired and our room was nice, but a bit dark. The shower was very sensitive to get the right temperature and it did leak over the floor. It was OK though. The worst bit was the sewage/drainage smell in the bathroom - but there was no window so this often happens in hotels I find.
