Great location and house, we had a fantastic time! The only thing to note is if you have young children make sure you bring blackout blinds for the bunk bed room.

A great stay. The host and stay company were amazing. My daughter left her phone behind and they went above and beyond to help us get it back later that day. Truly excellent service from this group.

We all said we would definitely stay there again. Positive: The house was outstanding in decor and comfort. Negative: We didn’t have any or couldn’t get any internet on the Saturday so for the children we couldn’t get the tv to work. On the Friday when we arrived and the Sunday when we were leaving it all worked well. It was only a small niggle.

Family short Positive: Great central location and good facilities

Excellent place to stay for a long weekend with family. The house is very nice and the master bedroom and ensuite is really lovely. So central for all that Saltburn has to offer. Hope to stay again next year

Positive: We liked the property as it was spacious and suitable for 8 people to stay in. The location was great as it was near the beach and near a lot of restaurants and shops. Negative: The front door was a bit difficult at times but we figured it out. The pillows were not suitable for us as they were quite bulky but we should have brought our own. Some of our family also complained that the beds were a bit soft.

Just what we wanted for our extended family visit. Well equipped home with everything we needed for a young child. Lovely comfortable beds excellent showers and well equipped kitchen. We would come again. Saltburn is also a beautiful location

Perfect location for a family holiday. Positive: Perfect location just a couple of minutes walk from the shops & the steps down to the beach.

Disappointing customer service and cleanliness Positive: Location is excellent and size of property. Good that there is two bathrooms and washing machine and small courtyard Negative: The broken glass in the courtyard from the busted kitchen window that had not been cleaned up properly, was not acceptable! The property made out that they were going to come and clean up but then didn’t! We had a little boy and two little doggies and this safety concern was not ok. Cleanliness was not great on arrival, one of the bathrooms and kitchen had not been cleaned well at all, and washing machine was dirty, again they said would come out the Saturday morning to sort with the glass and didn’t. Equally the cleaner turning up 5 mins before checkout and dumping her sheet bags in the doorway so we couldn’t easily get our bags out was poor customer service too. Nice property not a great hosting company at all, Also watch out for the unexpected ask for damage waivers that are non refundable that aren’t obvious on booking.com In summary it’s a property owned by a large property rental company that don’t actually care, our advice would be to go for a small business or privately owned rental in Saltburn instead !!! Not good value for money at all, wish I could upload more photos

We booked this as a last minute stay to visit family. A lovely, spacious property. Would definitely book again. Positive: Lovely spacious property. Comfortable beds. Great location Negative: Lack of some essential kitchen accessories- grill pan, kitchen scissors etc

Perfect location, a stone throw away from centre and beach not to far either. Lovely home, big rooms, easy heating control, kid friendly, very nice clean and modern. Two things I will moan about, I think if you are staying anywhere they should provide hand soap in the kitchen or bathrooms, you are technically the equivalent to a hotel and so should treat guests how a hotel would accommodate, soap/shampoo/ body wash would make staying in your air bnb 10/10. The volume on the remote is broken but thankfully there was a spare remote upstairs.

Fantastic cottage! Amazing location. Walked out and everything was on our doorstep. Only used the car once! Cosy cottage, comfortable beds, great showers, felt right at home. Some kitchen scissors would be useful. Our ONLY issue was the window blinds - they need some attention/repair. Many have broken cords, which meant standing on chairs/furniture to try and open/close - not ideal, nor safe. Particularly in the bunk bed/children's room. Where it was broken with no cord accessible at all, and unlike the other rooms, there was no curtain over it. If the blinds were in good working order, we would definitely say the cottage was faultless!

We have just come back from a wonderful stay at Simba house. We were 4 adults and 4 children. The house was spotlessly clean, lovely furnishings and the location was brilliant, 5 minute walk to the sea front and 2 minute walk to coffee shops, bars and restaurants. Saltburn is such a hidden gem and we'd definitely book this house again to return.

We were a group of friends who loved the location of this house. Fabulous Italian restaurant just around the corner and everything within easy walking distance. House is a great size.

We loved our stay at Simba house. It was great to have friends in town for a getaway. Plenty of space for everyone. The only issue we had was the upstairs toilet was slow to drain the first 3 days, then stopped all together. We messaged the host and they immediately said they would sort it, so we didn't think about it until no one came. We messaged again, they said someone would assist. Nothing. We tried to make it work the best we could but it was a full house and the reason we booked this stay was because there was three toilets, so for 7 days we all had to share two and needless to say we feel like we did not get our moneys worth out of the stay. The day before check out they finally sent someone after being asked three separate times to assist. This felt like they waited till the end of our stay so they were sure it would be sorted for the next guests. An unfortunate situation on what could have been a perfect stay.

We stayed at Simba House as a group of 8 friends. We wouldn’t hesitate to stay again. It was a perfect location in relation to the beach and all local amenities. The house itself was perfectly large enough for the 8 of us with all required facilities. It was warm and cosy and very modern. And at a great price, what more could we want!

Great location and really lovely house. Only fault was the large deposit required prior to being allowed the keys in, we hadn’t realised this and it meant two of our party were stuck outside the property whilst we went through the long process of sorting this out. Not too keen on paying a deposit to a third party when arranged via Airbnb.

An amazing house, really comfortable and well equipped. everyone in our group commented how comfy the beds were.

Perfect for a short surf-trip with friends Positive: Walking distance to the beach, very central in a lovely town. The rooms were lovely decorated and the beds are super comftorbale. Negative: The kitchen wasn't equipped for cooking for 8 people. The backgarden is small and surrounded by walls. There were stains on the sofa and some of the furniture began to fall apart,

My second stay here in the last two months - this is a great house and very comfortable for a group of people. A lovely touch that there were christmas decorations - felt immediately at home. As before beds / linens are really lovely and the house is a great find. We did have a problem with one of the bathrooms that was very effectively handled. Definitely recommend.

We enjoyed the property's spaciousness and excellent location. Check-in was smooth, and on-street parking was convenient. Yeh kicked table was great for playing games with the family. However, the many pieces of furniture showed wear and tear, and dog hair was noticeable. The kitchen lacked sufficient glasses and wine glasses. Most importantly, the lack of blackout blinds was a significant issue for our baby's sleep. It seems that the blinds are a common issue with reviews and its shame the host hasn't installed any blinds, which would greatly enhance the overall experience. With some updates and attention to detail, this property could be top rated. We'd stay again if these issues were addressed.

This was a great find and suited are family Christmas very well The house was ideal for 6 adults, 2 children and an infant. Everything was spotlessly clean and the beds were extremely comfortable. We could walk everywhere and saltburn has lots to see and do. Thank you for making our Christmas very special

A lovely house, done out beautifully, high chair etc provided. Very spacious and warm. Let itself down a bit with details and standard of cleanliness in some areas. We stayed 2 nights, and needed to buy washing up liquid and loo roll, and put soap and towel in one bathroom, which was not a big deal but also not what I would have expected.

Excellent location - just 2 minutes from the station, and well laid out for a group of 4 couples. There were a few missing amenities (oil, salt, pepper) which was a little frustrating as we had planned to cook. However, overall was great value for money and we enjoyed our stay.

The house is in a fabulous location for visiting Saltburn-by-the-Sea. It has everything that you need within walking distance, a beautiful beach, park & gardens, lovely shops, a supermarket, restaurants and the train station if you want to travel further a field. The house was perfect for our needs and decorated to a high standard. We didn't need to use our cars during the whole trip and the parking was free in all the streets around the property which made it really easy. The Guide provided by the host was really useful, giving information about the area, restaurants etc.. It was our first trip to Saltburn-by-the-Sea but we would definitely visit again. It's such a lovely town with a really good atmosphere. We had children and Grandparents with us and a dog and it suited all of us. The steps down to the beach are a bit steep but there is a cliff tram for anyone with physical challenges. It was the perfect end to the summer holidays and we were really luck with the weather too!

We loved Saltburn, loved the accommodation and looking to return for longer next year Positive: Wonderful location and beautifully furnished. We felt immediately at home and comfortable. Negative: Empty promises from other reviews, still no wine glasses, scissors, oven mitts and just a single oven rack. Not an issue for us, drank wine from a normal glass instead, had brought scissors and oven gloves with us and had a couple of wonderful takeaways from the amazing food places nearby (curry from Spices was absolutely delicious!)

Great house, spacious for 8 people, with a very good size kitchen we could sit round and eat, play games together. Bedrooms all very large other than the small bunk room which was fine. Beds all very comfortable. Large bathrooms, good water pressure. Fab location, lovely little town with beautiful coastline, fun beachside, and nice coffee, bar and restaurant options. A few minor issues: the top room and bunk room only had a slatted blind which does not keep the light out. We did ask about this on arrival. The house next door had building work that started early each morning. General cleanliness was good but parts were dusty. Oven only had one shelf, and no oil, salt etc. We enjoyed our stay

The house was lovely and in an excellent location. The digital guide book was very helpful for place to eat and drink and advising on which were dog friendly. I’d definitely stay there again.

Great location in walking distance to beach, town centre, shops cafes and restaurants. House has good layout, easily accommodated our 3 families with young children. Good value. Would stay again.

We stayed for a 3 night weekend break and both the house and Saltburn by the Sea were amazing. We were 2 couples and there was so much to do including walks, seaside resort visit and lovely bars / restaurants all within walking distance.Highly recommend.

Positive: Nicely decorated house. Very clean and tidy. All bedrooms were spacious and comfortable. Bathroom and ensuite are modern and clean as was the toilet on the ground floor. Kitchen diner was fully equipped and the large table was plenty big enough for 8 people. The location of the property is excellent. It is easy to walk to the nearby town and down the steep hill to the beach, pier and promenade. The stop for the cliff tramway down to the beach is again only a few minutes walk from the house but unfortunately tramway was not working as closed for maintenance and driver training until September 2026. There is a bus stop about 5 minutes walk away from the property, near the station where you will also find a Sainsbury and cash point. The bus will take you to Whitby and in the other direction to Middlesbrough. As parking is hit and miss near the property we decided to leave the cars parked and take the bus to Staithes and another day when we went to Whitby. The bus also stops at the beach which is handy if you don’t want to or cant walk up and down the steep hill. Negative: The road is short and parking is on the street is limited but you can also use the surrounding streets. We were lucky there was one space outside the house  and one a few doors up when we arrived. If these spaces were not there we would have been parking a few streets away which isn’t ideal when you have luggage and young children. Finding the green wheelie bin and the blue recycling bin for number 12 was difficult, the only bins we could find were for number 10 and 8. We eventually found some un-numbered bins so used these for our rubbish when we left. Hopefully these were correct.

A lovely house for a family stay! The bedrooms are fantastic with comfy beds, lots of space, and TVs, the bathrooms also lovely. Can walk easily to everywhere in Saltburn.

Beautiful house with lots of space, well equipped and a perfect location to explore Saltburn.

Really good location, close to town centre and beach. Well kitted out. 2nd time we’ve stayed here, so knew layout already. Only disappointment was provision of basics for proceed paid. For 8 adults on 3 night stay there was 1 toilet roll per bathroom and no hand soap/ dispensers; no washing up sponge/ brush but did have 2 D/W tabs. So extra trip to supermarket was required When we flagged thinking there must be some extras elsewhere, were told they only provide a starter pack as self catering.

Great location Positive: Great location, really close to shops, pubs, seafront. Big and comfortable house with excellent bathrooms/ showers Negative: I did expect soaps and shower gel, but we only got one soap for three sinks, and one tiny shower gel. There was also only 2cm of washing up liquid, which ran out pretty quickly.

Listing was as described. Very comfortable house and comfy beds. Some Tea, coffee, milk and sugar supplies were on site to get you started but remember to take any oil, salt and pepper and anything else for cooking your own food. Sainsbury’s is just around the corner next to the railway station. Free on-street parking is available outside the house. Simba House is exactly where you want it to be within easy access to restaurants, shops, buses, train station and 5-10 mins down to the sea. It was a steep walk down and back as the famous funicular lift was being refurbished whilst we were there.

The location is simply fantastic for what we had planned. I have limited mobility and walked everywhere. The nearby Indian restaurant and cafes were very good. Saltburn is a superb place to spend a couple of days with friends. We will stay longer next time. We didn't spend much time in the house, but the beds were comfy, and the kitchen-diner was where we ended the night. The 1st-floor bedrooms are not en-suite, and it was part of the fun to all use the same bathroom at different times.

This was a lovely property that was roomier than I had expected. The kitchen amenities were very good with plenty of crockery and cooking facilities. The bedrooms were large and comfortable. The location was fantastic and just a few minutes walk away from the train station and the stunning coastline. I would definitely stay here again.

We had a brilliant stay at Simba House. Location was perfect, lots of nice cafes, bars and restaurants close by. The house was lovely, gorgeous bedrooms and plenty of space. The only thing I would say, which other guests have also commented on, but it seems nothing has been done about it. The blind in the bunk bed room needs looking at because it doesn’t shut properly. There also aren’t enough wine glasses for a house that is meant for 8 people. There are just a few essential items missing from the kitchen. We would definitely return if coming to Saltburn again.

Simba stay Positive: Lovely property in a well placed location for the town centre and beach. Parking is easy outside the property, but I can see this may not always be the case in busy times.

Negative: The house is not very clean with dirty sticky windows and areas needing extra attention, the fridge freezer was dirty with crumbs inside. First impressions, shabby front to the house and rear yard scruffy. Smell of drains when you walk in. Lack of kitchen equipment, blunt knives, one wine glass, two champagne flutes, no scissors. Decoration cheap looking fixtures, furniture and furnishings.

Negative: Kitchen was lacking a few items, no scissors, oven gloves, not full sets of glassware eg only 3 wine glasses. The oven and oven rack were dirty, needed a good clean.

We had a great long weekend in Saltburn. The house is right in the centre of town within walking distance to the beach. The house is well equipped and spacious and we felt right at home.

Spacious home, with a great location, walkable distance for everything in Saltburn including the seafront, and the train station. Also well placed for the wider North Yorkshire area. Parking was never a problem, we had 2 cars between us and always managed to park on the road outside the house - given we were a little apprehensive when booking given on-street parking situation, it was absolutely fine. Would book again.

Positive: Loved the huge beds, the fluffy towels, and bathroom products. Big comfy living room and large table in the kitchen. Great location with a pub around the corner and restaurants and a supermarket, mirrors uses walk away. Negative: The walk up to the attic room. I am 6 foot and bumped my head on the stairs roof when coming down. Parking is tricky if you like to park outside but plenty of space in adjoining streets.

Lovely house and good location for the town and beach. The three double rooms were very spacious. There was no soap or shower gel in the bathroom or downstairs toilet. We had seen this in previous comments so took our own but it really should be provided so available when you first arrive. The wifi wasn't working for the first day we were there and we received automated replies only when we sent a message about the problem.

Just needs a really good clean, and the little things sorting, it’s a shame as it is a lovely house in a great location. Positive: Great location, big bedrooms Negative: It needed a really good clean, a really dirty bin, floors not cleaned properly and a broken wine glass left on the kitchen top. Not enough hand towels for the bathrooms. There was only one shelf in the oven . I did contact and send pictures and was offered a clean, missed the point we wanted it clean on arrival not while we were there.

We enjoyed our weekend, and were very happy with many aspects of the property.

Great location for getting down to the sea, and also just a couple on minutes walk from town and Sainsburys, so was very convenient to pop to for bits and bobs. The house was really well decorated and clean. Would definitely stay again!

Excellent location Positive: Well laid out and very spacious. Downstairs had a nice area at the back outside with comfortable seating and well lit; kitchen was well equipped as was the living room. Bedrooms were spacious and had everything you could want . Negative: I wasn’t keen on the lack of drawers in the bedroom but there were shelves you could use to store things on.

This house was perfect for our stay. it gave us so space and room it catered for all our needs. Lovely home that is located right next to the shops and restaurants and is walking distance to the beach. Charlie was always at hand when needed anything answered. Definitely use this house again..

The property had a great location and was well maintained and clean. Unfortunately when we arrived it looks like someone had broken the window in the patio door so it was boarded up which wasn't an issue but might have been nice to forewarn us. Otherwise the home is really nice and cosy. There's a supermarket and loads of pubs and restaurants literally a stones throw away at the end of the street but the street the house is on is still quiet and quaint. The walk down to the beach isn't too bad either down the path/hill or steps. The amusements, restaurant and other facilities down there are great for the size of the place. Highly recommended. Aside from the broken glass mentioned above, the only other things i'd suggest improving is another shelf or two in the oven (there was only 1 so even cooking a few pizzas one night was difficult), and the £250 deposit and subsequent "£10 admin fee" to refund it is a bit annoying and not something i've ever done with an AirBnB before.

We had a lovely stay at Simba House. The communication we received from Host and Stay was really good. The location of this house is amazing! The house was well equipped and just as described.

Lovely place that very convenient n comfortable. Feel right at home. All was working good. We had a little hiccup in the washing machine but a small push resolve the issue. Parking was great as its winter season - low season. Shop recommendation was great , we bought some lovely chocolate for the family. Area was beautiful, great walk to sea front! Host & Stay was very responsive n even send a mechanic to check the washing machine. Would definitely come back again.

This is a wonderful house in a great location. The house is immaculate and really well equipped. Beds and linens are so comfortable and bathrooms / amenities are lovely. Would highly recommend and will have this on my saved list for future trips!

Very comfortable and exceeded our expectations Positive: Large rooms, modern furniture and bathrooms and good standard of cleanliness Negative: The pillows were uncomfortable. We had to park some distance from the house on arrival as it was on a Saturday but could bring the car nearer on the Tuesday when we were leaving.
