Perfect 2 night stay in great property for large group of friends Positive: Ideal property for our large groupnof friends. All rooms were great. The large dining table in the duning/kitchen was brilliant for us all to sit round and chat into the early hours of the morning. Everyone was impressed with the house. Booked a weekend away with close friends and we had an epic weekend. The property was everything and more. Great location, spacious, clean, and well maintained. We all said (all 14 of us) that we would to like and make it a yearly get together and would happily stay here again. Would definitely recommend.
A fantastic property for a group to stay in the centre of Harrogate. The property was decorated to a high standard and had everything we needed for our stay. Having on-site parking is very convenient.
Positive: Great location, excellent accommodation size and space. Perfect for large groups. Dressings room was a real bonus! Negative: Some parts of property such as the carpets on stairs and the paint work in the living room could do with updating but this is very minor complaint. It’s otherwise great.

We had a brilliant stay here for a girls weekend. Pictures exactly like the house and rooms were very spacious and very clean! Great location just round the corner from the station so very easy to get back and forth from York. Despite the station being behind the house we found it quiet. Majority of people found the beds comfy however you’re never going to please everyone with individual preferences on mattresses. Would highly recommend!
Perfect for a weekend at the races Positive: Property worked perfectly for a large group and the communal kitchen in particular is fantastic. Negative: Just be aware of the policy around damage deposits as I hadn’t and you will either end up paying an extra £15/£75 on top of your stay. Completely understand damage deposits but not keeping a £15 admin fee when the house was left in perfect condition.
We stayed here for a friends hen and it was a great weekend. The house is very well decorated and the bathrooms were all great. The beds were good and was perfect for entertaining. Also the location was perfect for the train station and for exploring Harrogate. Some of the chairs in the dining room were broken so something to watch out for, but otherwise had no issues and would definitely recommend to others.

We had a great stay. The house is perfect for larger groups and was squeaky clean. Only point of criticism is that the walls could do with repainting in places but it must be difficult to stay on top of that kind of thing with a house that is specifically designed for lots of people! Would definitely stay again and will be recommending to others.
We really enjoyed our stay at this property. It’s perfect for a big group of people, all bedrooms are beautiful almost all with an en-suite. Beautiful living room and kitchen. The only thing I could fault was the amount of chairs in the kitchen that were broken but I contacted the property and they assured me they would look into this. We had enough for the amount of guests we had booked for. The location is absolutely perfect. You can see the station. If we were to come in the future we would get the train with this in mind. Shops and restaurants are all a small walk away. We loved our stay. Thank you!
Really nice clean place, very spacious. One issue was that we’d booked a private chef for our second night and realised that there was only 9 dining chairs (2 of them the backs were broken). The pictures advertised 12 and there should have really been 14 for a house of 14. The chairs in the other rooms are all high chairs so meant we couldn’t all enjoy our dinner properly.
Other than a few minor details which keep coming up like the key box, no twin beds set up, no tea towels the house itself is excellent for discerning groups It’s stylish, brilliantly located for entertainment , sightseeing, restaurants, is spacious, light and airy with super comfortable beds, immaculately clean bathrooms and a well equipped kitchen It’s a delight to have so many bathrooms and so much personal space

Large house in good location with plenty of bedrooms and bathrooms for our family of 15. Good communication and instructions for house location and access. Overall the house was very clean and tidy and the beds were very comfy. Would definitely stay again. Living room only had enough seating for 5 people, so with 8 adults we weren’t able to relax in there all together. Making a meal for all the family was a bit of a struggle with only a few utensils and blunt knives. With no serving dishes we had to resort to a Roses tin!!
Great house, perfect for a Hen party or Birthday celebration! It has been recently renovated and the bathrooms are super modern, majority of rooms have an en-suite, 2 that don't share a gorgeous master bath and there are also 2 other WCs. The getting ready room is a gorgeous touch too! Lovely linen and towels too. Small downsides that there were no oven gloves and not the right amount of chairs for dining table. It backs onto the train station which is a very handy location but if you're a light sleeper pack some earplugs and an eye mask! Host & Stay were very responsive and we had a great stay - highly recommend!
The house was amazing, even better than the photos. The perfect house for a hen party, most the bedrooms had en-suites which was good. The location was perfect, walking distance into the town centre.
FABULOUS We stayed for a hen do- location was perfect, convenient for train station, shops, bars- only a 2 minute walk. House was beautiful- rooms were huge, light, bright and airy. Bed linen and bathrooms were spotless. Beds super comfy. Great communal kitchen and dining area. it is need of a little freshen up of walls and carpets, but this doesn’t detract from how wonderful this house is. NOTE the listing states a £25 security deposit but when paying for it, they asked for £75…. Check your details when booking.
Great location and perfect house for out hen do-thanks!
We had a great stay here celebrating a Hen Do. The house was bigger than expected, with many toilets and spacious bedrooms. The kitchen was a great space for hosting and dining. Overall the home was perfect for what we wanted, and matches what is shown on the listing. The only thing would be that the photos show 12 dining chairs when in fact there were only 8 upon arrival so we had to use the bar stools to sit around the table. Other than that, we had a perfect trip and would definitely recommend!
Perfect house and location for our friends hen do! The house is very well decorated and very clean. It looks just like the pictures and more spacious than expected. It was also in a great location, right next to the train station for when we wanted to get into Leeds. Hosts were very responsive in the lead up to our stay and always helpful
A great property, clean, warm and comfortable, although a bit scruffy on the stairs (I guess not all guests are careful)\n\nWe were a family group (rather than a hen party) so it wasn't quite set up for that eg MANY wine and champagne glasses, but no big pans, so we had to buy one, but otherwise very well equipped. We enjoyed the many bathrooms!\n\nIt is a fantastic house, loads of space and fab, central location, and we had a great time together

Overall this is a great house for groups. Positives include - Bedrooms and en-suites are a good size and comfortable. Kitchen and lounge albeit on separate floors which was a slight inconvenience, are both good in size. The location was great - so close and walkable to places including supermarket. Response to questions/issues very quick . Negatives - We found a lot of the cutlery, crockery and cooking equipment dirty and had to clean before use. This was reported and we were offered for a cleaner to come round. Also reported was that our request for one king bed to be made into two singles as offered on the Listing was not adhered to and no single bedsheet or duvet for one child was provided on a busy road though this did not bother us.
The house was great, lots of bedrooms and bathrooms & in a great location. The house is in need of some TLC, the carpet on the stairs is very stained and there are marks all over the walls.\n\nThe oven didn’t work very well, which wasn’t great when trying to cook a Christmas lunch. It took twice as long to cook everything as it should because the oven didn’t heat up very well.\n\nIt also appeared that the cleaning staff were sat waiting for us to leave on our check out day. They were there from about 9am & they made it awkward for us to leave as they were blocking the driveway. Leaving at 10am is early enough without feeling pressured by the cleaning staff.

We have all had a great weekend in Harrogate. The location was brilliant next to the centre, the train station and really handy for being able to park at the back of the house too. The house was decorated beautifully and was great for our annual Christmas get together. It was all really clean and the make up station rooms were perfect for us girls! I don’t have any complaints but just wished we could have just put our bags into the hallway when we arrived at 12:30ish so that we didn’t have to carry them round with us especially in the storm! We all said we’d come back here so thank you again for your hospitality.

Booking was easy. House clean and tidy and in a great location. We had a great few days whilst at a conference. Went to Bettys and had a take away on the lovely big table! My only gripe was that we had to pay a non refundable fee in case of any damage, this was only mentioned after paying for the accommodation - I would have preferred this being included in the fees as it was a large group and I couldn’t then ask everyone for extra money, so I just paid it but wasn’t really needed. Would stay here again with a group.

Fantastic property, perfect for a hen or girls trip away. Positive: The property is great for bigger groups and the layout being split over three floors gives a full house space. The location is good as just next to the train station and so central. Negative: Would have preferred more options for twin beds and heating could have been better. The communal lounge and kitchen didn’t seem to work.
We had a great weekend on east parade. The house was really central and easy to get to from the station. Great house if you have an occasion and lots of people getting ready together. We would definitely book it again.

Perfect house and location for family reunions. So much to do. We did the theater, cinema, escape rooms, dinners and drinks out (cosy room, Betty’s T shop were big favorites!) all within a few minutes walk. Shopping locally was ideal. We even took the train to York! So easy!! Was just perfect for all ages 7 - 80. We would most definitely book this again!! The house was perfect. Our group kept different routines. Some up early, some to bed much later, but the sleeping options and lack of noise that travels through the property meant no one was disturbed by others. Brilliant!

Lovely comfortable place Positive: Lots of people en-suite bathrooms, comfortable furniture. Negative: Some rooms didn’t have anywhere to put clothing or hang things. Incorrect coffee machine info. Key box was fiddly.
The property was lovely and well decorated. There were ample bathrooms and plenty of space for all the guests in our group. The large windows did have significant draft however, and during the storm this meant there was a strong breeze and loud noises throughout the night. The property would benefit from having locks on bathroom doors and enough ammenities in each. Some bathrooms only had less than a quarter toilet roll in each. Kitchen space was large and had a nice space with lots of chairs. It would be better to have a few more baking trays and sharp knife as this limited cookong for large groups. Overall we thoroughly enjoyed our stay and would recommend again for a large group in central harrogate.
The house itself was excellent. Nice and clean and very spacious. Met all our needs and was perfectly located for all our hen do activities. Some kitchen utensils need supplying as making a full English for 12 people was very challenging with the bare minimum and some essential utensils just not being there. A warning about the incredibly tight gap to drive through to park would be extremely helpful. The house is at a set of busy traffic lights which makes squeezing into a tight gap quite stressful. Also, being told to only park behind the house itself and not use the other side would be helpful too. We had the neighbours asking us to move our cars out of their spaces. They are clearly fed up of this continually happening. Luckily we were able to squeeze all four of our cars together (think jenga!). Overall a fantastic weekend in a great house
It was a beautiful house, centrally located, parking available etc. However there wasn’t soap or toilet paper in each bathroom, some of the blinds were broken and a radiator fell off the wall in the middle of the night!!!!
We were a party of 7 women so each had a double bed to ourselves. Some were en-suite. The bedding and towels were wonderful and the house was very clean. We were in the centre of Harrogate so it was easy to get around walking. Lots of shops, restaurants, cafes and of course Betty's Tea Shop. We went to a nearby theatre and on train trips to Knaresborough and York. The train station is behind the house and a busy road at the front. Some of our group didn't sleep very well! All in all we had a great time, in spacious rooms for all.
Good place to stay. Oversea Call centre customer service is terrible. Positive: Lots of room Negative: Reported dish washer not working and leaking water . They sent no one! After we stayed 4 days and left. Still not sent anyone Quiet difficult to park 4 cars
Good for a large group stay Positive: Stayed for a group booking, lovely designed house for a large group of girls. Very central location. Really well thought out house with comfortable beds, lots of bathrooms and a nice dressing area. We all felt the house was well decorated and ideal for a large group stay with good furniture. We had a night in and night out, the house was perfect for both with great spacing for the night in, especially the kitchen dining area for this. But also fun to get ready in with lots of bathrooms, mirrors and the dressing area was very fun. It was a very convenient walk into town too. It also has very helpful parking for 3 cars Negative: The booking process stressed me out in the run up with it asking for payment upfront but then never adjusting on booking.com and constantly saying action needed. Plus I had to ring to confirm payment as nothing was clarified online. When we arrived we received check in details promptly, but the keys were in a different lock box to where we were told, which again added a bit of stress to the trip. We did think the house could have been cleaner, we appreciate wear and tear especially in large group properties, but there was hairs in bathrooms and sides that needed wiping in the kitchen and dirty cutlery. I would not choose to cook in this property the kitchen is under-equipped compared to the rest of the house. Again I think the property is designed well for it's purpose.

This was the perfect place for me and my bridal party to stay in and get ready for my wedding. It’s spacious, clean, well designed and perfect for a large group. We particularly loved the kitchen-dining area which was perfect for socialising. Thanks for having us!

This was terrible. I arrived late afternoon with 3 generations of my family including 3 kids under 5. After being in the property for 10 minutes, using the lockbox as entry, I had a call to say my booking was cancelled due to a plumbing issue and no hot water. No help or anything offered, stranded with 10 of us looking for somewhere to stay all of a sudden! Host didn’t seem to care. We found a lovely place 15 minutes drive away and actually was a relief. The house is generally stained, dirty, cheap low quality bedding and tbh was a relief to leave even though was a big inconvenience.
Came here to celebrate my sister hen party. Was a brilliant venue and literally a 1 minute walk away from the train station. The bedrooms were perfect size and the house beautifully decorated. Definitely recommend this place and will be coming back in the future.

Great location, comfy and warm Positive: Good location, easy to walk to restaurants in town. On a main road but still fairly quiet. Good size rooms. En suites with plenty of hot water. Kitchen was well equipped. Negative: Lack of clothes hanging space. Had to use a chair to drape stuff over. A simple portable rail would have been fine.
Great location, close to the train station and shops. Very large house, good space! Cooking area in the kitchen was a bit small for the amount of people staying but not a big issue. No real complaints, just could do with a lick of paint as walls had old sellotape left and scratches, stains on stair carpets. Would’ve been nice if host could’ve accommodated a slightly earlier check in and slightly later checkout.

Amazing place to stay!! Well worth another stay at the house
Perfectly perfect! Positive: We had a fantastic stay from beginning to end. The house is beautiful and really well laid out. All of the facilities were perfect and comfortable beds too. The location was perfect, less than five minutes walk and you’re at the shops, bars and restaurants. Also the train station is a 2 minute walk. Parking behind the house for 3 cars too. Negative: The only thing is the check out time could be later even 11am instead of 10, but that’s not a negative just a nice to have.
A very good first impression on entry. Nice spacious house with good facilities, clean comfortable chairs and beds. Easy walking distance to town centre and shops but noise from trains and street. Car parking OK but limited to 3 full size cars. Bedrooms have no wardrobes and not all have hanging space. Some showers had sewage odour. Heating and hot water were not working. Handyman had to force open basement door to access boiler as no key to door to basement available. We find it very bad that after property had not been recently occupied that a check was not made by housekeeping before arrival that heating and hot water were working properly. Contrary to UK guidelines, no fire extinguishers in the property, only a fire blanket in kitchen. House description not accurate regarding location of beds able to make to twins. Limited cooking utensils if you want to cater for large party. Agent deducts a £10 handling fee to repay breakage deposit we feel excessive especially nothing damaged.

Great property and location . My complaint is in relation to the deposit . £500 security deposit paid . Takes far too long to refund it . I am still waiting on 26th August and finished stay on 14th August . Also the 125 admin fee for this is highly unusual .
Positives: clean, spacious and modern, fun decor. Close to Harrogate town centre. Negatives: not enough chairs for everyone to dine together, limited kitchen items (oven glove, knives, pepper) no speaker - music system. Oven might need a new element, didn’t get up to temp. The living room smelt musty, we decided not to use it. The hosts don’t know the property. We couldn’t find an iron and the host said there wasn’t one and after buying one we found one! The property says it has shower gel, there wasn’t any. It said it didn’t have hairdryer, it had 2-3. They require an additional deposit of £250 when you have already paid for this protection through Airbnb. It then takes 14 days or more to get this back. It really wouldn’t take much to make this place 5 stars, but it felt like it’s been a bit neglected.

Good location and the property is generally OK though needs few details attended to. Positive: The property is well situated near the town centre and rail and bus stations. The property was well recently decorated and clean. Negative: Some rooms have no drawers or hanging rails. Some bedside lights were not working. A shower door handle coming adrift. No safety mats for showers. One person found long black hairs in their room.

The house was beautiful and spotlessly clean. The rooms were immaculate and the bedding was perfect, beds were comfortable. Once we turned the heating was turned on it was lovely and warm. Our issues were that there was no key in the key safe, we were refused an extension on the stay for an hour but couldn’t get in the house for an hour and a half. The communication regarding the key was sent to a call centre, transferred to someone in England who asked load of silly questions on which box, where was the box all while stood out in the poring rain:( The next issue was the beds, we requested for the available bedrooms to be made into two doubles. After contacting again they told us they could do it on the next day. We only stayed 2 nights so totally pointless at that time. One of the downstairs bedrooms smelled really badly of sewage, looking back at some reviews this is not the first time. There was also a broken glass in the cupboard. Although we had problems the house was lovely.
