A lovely area with bakery, book shops, places to eat, groceries and right by the waterfront. The accommodation was smartly decorated and very spacious for a small place. The beds were comfy. Communication was fantastic. I did have to complain about the cleanliness on arrival because we took our shoes off and all got filthy feet, the floor felt sticky and you could feel the bits and dust on them. I looked at my children's feet and they were absolutely covered. The place had a damp smell to it also, some dehumidifiers and better ventilation is needed. The bathroom smells of urine - I suspect due to not being cleaned under and around the toilet properly. There was no clothes horse for drying clothes, no cleaning clothes, no kitchen roll, only one tea towel and no dustpan and brush. Overall it was a really nice stay and we had a fantastic time, but those simple things could have made all the difference. Added bonus for some toys/board games!!

The flat is fine for a short stay, but a couple of notes on accessibility: the stairs down to the front door are both steep and uneven, which is very challenging with luggage. The chairs, sofa and mattress are all well-used and not super comfortable -- fine for a night or two, but wearing thereafter. Kitchen and bathroom are fine, and location is great. However: the service that runs the rental is terrible. We received contradictory information on check in and check out, as well as delayed and robotic responses that caused stress because of lack of clarity and lack of timeliness. There was no property guide (eg on Wi-Fi, heating, etc).

This flat was in a good location, a few minutes walk to local restaurants and shops and 5 minutes walk to the beach. The beds were comfortable. On the downside, the flat wasn't as clean as it could have been, there were no bedside table lamps and no lock on the bathroom door.

Positive: perfect location, apartment is big enough for four people, fully equipped and nice Negative: definitely cleaning!

Waren im August zu dritt in 44 Osborne Villas. Ruhige Lage, nah am Strand, schöne Straße mit eleganten weißen Häusern. Die Wohnung hat eine gute Aufteilung mit praktischem, offenen Wohn Essbereich. Geschmackvolle, neutral minimalistische Einrichtung. Allerdings kein WLAN im hinteren Zimmer und das hintere Zimmer ist außerdem sehr feucht und riecht auch so - vor allem auch das ganze Bett, das Stoffüberzogen ist. Ich konnte dort deswegen nicht schlafen. Meine Schwester übernahm dann das Zimmer und kam mit dem Geruch klar aber nur, weil sie fast ständig beide Türen zum Hinterhof offen hatte, auch nachts. Dieses ist im Winter ja schwer möglich. Der Boden der Wohnung in den Ecken und unter den Betten war sehr staubig. Wir bekamen nur ein Handtuch pro Person, was ich ein bisschen wenig finde. Auch gab’s Probleme mit dem Schloss der Haustür. Nur mein Neffe war in der Lage, diese aufzuschließen. nachdem wir uns Räumemäßig arrangiert hatten, haben wir dort aber eine schöne Woche verbracht.

Het appartement ligt op een fijne locatie in Brighton, op loopafstand van het strand daarbij ben je met de bus zo in de stad, dat hebben we als zeer prettig ervaren. Er komt weinig daglicht in de keuken en de woonkamer dat vond ik jammer.

Pros: great location, close to shops, restaurants, bus stop; 15 mins' walk to train station. Cons: bedroom - headboard dirty, pillow cases stained and moldy; hanging rack only for storage, no dresser; scuff marks on the walls - needs a coat of paint bathroom - grouting in shower not cleaned properly, hinge on cabinet door rusted off and door just hanging by one hinge kitchen - adequate but plastic wine glasses (!); freezer compartment was not defrosted so owner had to come in and defrost it before we could use it living room - dirty socks of previous tenant/s found between sofa cushions; quite dark as it is basement flat - needs better lighting All in all a disappointing experience. The flat feels neglected and can be so much better with a bit of TLC. I wish more owners would spend time in their rental spaces to see what guests really need to allow for a pleasant experience. One of the less salubrious Airbnbs I have stayed in, sadly.

Very comfortable. Having tea/coffee on arrival was great. Stairs down a bit steep.

We had a wonderful stay! The place was very clean, just a short walk from the beach, and the beds were incredibly comfortable. It made for a relaxing and enjoyable trip. Would definitely stay here again!

Es war alles okey, Lage gut. Aber es hätte sauberer sein können, vor allem in der Küche. Wir mussten erstmal alles Geschirr abwaschen vor dem ersten verwenden. Es war auch sehr staubig und etwas muffig, da Wohnung im Untergeschoss. Essbereich für 4 Personen etwas grenzwertig.

A great location. A little dusty and wasn’t ready when we arrived unfortunately. However it was a great base in the end and we had a fab time there.

My second stay at Osborne Villas, it's a really great location to explore B&H from, a few minutes walk from the beach, George Street shopping street and Church Road buses. the king bed is nice and comfortable, and the kitchen has all the basics you need. Sadly this time the place wasn't as clean as the first time we stayed (mainly dusty floors and a few big cobwebs) - would expect more from a managed property. That's easily fixable though. Overall would still recommend.

Positive points: Great location, walking distance to many of the attractions of Brighton. Bakeries and shops close by. Points to consider: The only inaccurate picture is the one from the sofa outside. I was so looking forward to have my morning coffee there but it is covered with a plastic and unable to use. In general it was a pleasant experience if what you are looking for is explore Brighton

Nice spacious accommodation, would stay again. Close to shops, restaurants and the beach. I grew up in this part of Hove so it feels like a home from home visiting from the north west.
