Positive: The place was homely I loved the bottom room it was like having a granny flat away from the kids

Stayed here as three families, each with a child under 5. It was a good location for accessing the local shops and getting into town, with plenty of on street parking. The house itself was fine, but the upstairs bedroom we stayed in hadn’t had a thorough deep clean for some time. There was a washing machine and dryer, but we had to have several message exchanges with the host to find out where these were as it wasn’t clear in any of the information given. Given the advertisement for the number of people we expected to have sufficient number of glasses and bowls but that wasn’t the case. The host was very responsive and helpful when we did need to ask for any additional information which was great.

We had a lovely short break in Whitby with our grown up children and their partners. The house was perfect for 3 couples and 1 child. Walking distance to Whitby. House was clean and very comfortable. Would definitely stay here again.

We visited for a wedding so wanted a house suitable for 6 adults and 4 kids and that’s exactly what we got. The room layouts were ideal for our set up and beds clean and comfy. We felt very relaxed and at home

The property is well presented and in a fabulous location. Double beds were comfortable. There was enough dinner plates, drinking glasses and wine glasses for our party of 8. We were informed they would be delivered on our second day but never materialised. Drinking wine from a mug was disappointing.

I would recommend staying here if you dont book via Host & Stay. Yes the house has marks on the walls and the high ceilings needed a little dust. But apart from that it was a lovely house. The rooms were spacious and good amount of bathrooms for 8 people. We moved the living room table to the side of the room as it was a squeeze. The location is great and plenty of free parking around. Its a shame check in is so late (4pm) and host and stay require £30 extra if you want to check in earlier. Which i asked to be informed if the house was ready a little earlier due to having a small child who wanted a nap. But i wasnt willing to pay extra. We also were required to pay £250 damage deposit plus £10 admin fee. Never done this before with any other bookings. Communication was okay with host and stay until they didnt provide a pin code so i had to phone several times after check in time. It was due to a form not completed, even though someone had confirmed it was completed.

Comfortable but little niggles need sorting Positive: The location, the number of rooms, free parking on the street Negative: Dirty duvets, rubbish under the beds, not enough seats in living room for 7 guests, no Sky remote despite cleaners pointing this out to Host & Stay.

The house was clean and nicely decorated, and in a good location just 10 minutes walk from the train station and town. It was comfortable for 8 guests and well-equipped. The only issue was the shower leaking through the kitchen ceiling, which I can see from other reviews was an issue before!

Group stay - lovely house and place. Positive: Very nice and modern property. The rooms were great and beds very comfortable. Just a short walk into Whitby.

Great accommodation for a group

Nice house bit tired in places but the location was brilliant. Positive: It was within walking distance to Whitby town centre. Negative: The property was a bit rough round the edges a few things needed fixing. Could do with door mats and bins in the rooms. We had a problem with the shower the plumber came out asap but couldn’t fix it. We were 6 adults using 1 little shower which wasn’t ideal.

Booked for a weekend getaway with friends; perfect location, easy to walk into Whitby and lots to do nearby. The house was spotless and provided a relaxing base for our group, would highly recommend!

Positive: Good location. Great family bathroom Comfortable double beds Good value Negative: There are not enough glasses for 8. Only 4 of every type of glass. Which does give you lots of glasses but only 4 wine/ champagne water, etc. ( small niggle)

Absolutely perfect location, amazing place to stay and our dogs loved it too, short walk to the beach.

Good location and easy access to town. Nice to be able to bring our dog with us. The accommodation had everything that we needed and booking was really easy and communication good.

We stayed here (2 families) over New Year. There was plenty space for us all and the house was comfortable, clean and well equipped. It was very close to the town centre so shops, restaurants and pubs all in easy reach. We loved Whitby, it was a beautiful place and would definitely use this house again if we visit again. Host was very responsive and helpful.

Fantastic for families. We had a great Christmas. Positive: Great location and layout of the bedrooms. Good for teenagers, grandmas and dogs. Great area to walk dogs and only 10 mins into town. Negative: Too warm. Heating was on continuously and even though we turned it down, weather was exceptionally warm. We had to open windows.

Dirty. Stains on the carpets and furniture. Stairs and Capet hadn’t been hoovered in years. Toilets were dirty. Marks on all walls and bedding. Two hours after our stay we were forced to leave as a toilet overflowed and flooded the property. Called host 5 times - NO ANSWER. The host offered us alternative accommodation(after we begged) given the stench of the sewage coming from the ceiling- when arriving totally unsuitable for our disabled father in law (even though we’d made it clear we needed a first floor bedroom with a walk in shower). Host isn’t disability friends whatsoever. Worst stay ever on Air bnb - DO NOT BOOK THIS PROPERTY. Still waiting on a refund 4 days later.

Great base for exploring Whitby within walking distance. Positive: Everything we needed for our visit was provided. The accommodation was clean, well maintained with modern decor. Very generous bath in good sized main bathroom and a powerful shower .Four areas to chill out , in the back yard , in the living room , in the dining room and on a bench in front of the property catered for all weather conditions. Negative: No parking associated with the property but although there is on street parking directly opposite the spaces are quickly filled. Didn't really affect our stay though as the party had visited to walk and cycle so once parked up it was no problem for our stay.

Great house for a larger group. Really easy walk into town. Easily managed the on street parking nearby with three cars. Kitchen was well equipped. Cleanliness standards overall were good. My only negative would be the lower floor smelled a little damp (likely just due to where it’s situated) and the shower on that floor blasts out of the bottom of the door. But overall very happy and would definitely stay there again.

Great house to stay in to explore Whitby!

A nice property, in a great location, just needing some TLC. Comfy beds, lovely main bathroom&dining room. Lounge nice and airy, just needed cleaning under the shelves/table. The stair carpets are a little dirty, but this is to be expected in a pet friendly let and it didn't spoil our stay. The chandeliers/light fittings I don't think have ever seen a duster & the drain in the downstairs room was smelly but H&S said they will sort this. The kitchen needs a few extra beer/pop glasses (plenty for wine) the main issue was the microwave wasn't working (no fuse in the plug, I assume was due to failing a recent PAT test - which everything else had stickers on), but it was plugged in, so until making dinner we didn't know it didn't work until it was needed. H&S again said they will sort. We've found the house is for sale, so whether the owner will bother taking any action??? Also be careful parking on the hill opposite, don't block the drop kerb & get a ticket like I did-We would stop again.

The location was great – around a 10-minute walk into Whitby, and although parking is on-street, we never struggled to find a space. The property itself was clean on the surface, but it really needed a deeper clean. The shower had mould, under the furniture was filthy, and a few things were broken or looked quite tired. We also had several issues with the TVs, which was frustrating with children staying. The biggest let-down was the communication from the managing company. I contacted them several times, but most of my issues were never resolved. Half the time they didn't seem to understand what I was asking and replied with something completely unrelated. I'm pretty sure I was getting AI responses rather than speaking to a person. That made parts of the stay much more stressful than they needed to be. If the owner happens to see this, I'd seriously consider using a different management company. I've never experienced communication as bad as theirs.

The house itself is lovely but not as clean as I would have expected especially the showers and floors/carpets. Furniture on the photos very clean but not accurate photos now. The beds were comfortable. Good value In terms of location, parking very close by.

Disadvantages Positive: Plenty of room. The big bathroom. Negative: A bit too far from town, also all the stairs to climb in the house. Not enough drinking glasses, just 3 of this and 3 of that, certainly not enough for eight people. Not enough information in the house, could do with TV manuals, electrical manuals The toilet on the top floor hadn't been cleaned! Stains in the toilet and toothpaste dribbles on the floor! Not good at all. I had the back bedroom at the top of the house, and there was thick dust behind the bed...not cleaned properly! and a broken light fitting in the ceiling. Not many hand towels

The apartment was beautifully furnished, very clean and spacious. Charlie was an excellent host and responded quickly to any questions. Parking can be tricky, but if we go again I will look for spaces down the hill and round to the left, towards the Town.

We had a lovely stay and the location was excellent. Positive: The house was in a good location within walking distance of the town. The children loved the view from the windows of the marina and the passing trains, especially the steam train. The area was quiet. The house was well furnished and comfortable. The owners responded promptly to any queries we had. Negative: Parking was problematic, particularly as it was a hot bank holiday! The kitchen would benefit from some updating.

Host and stay were fantastic with communication. The property wasn’t cleaned as well as what we would have liked and so we chose to eat out instead. Location was quiet and about 10 minute walk into the middle of Whitby, which was great for us. The view was lovely and peaceful

Positive: Lots of space. Quite location

Positive: Location good , easy parking , large house , comfy beds. Negative: Bean bags in living room definitely needed a clean dust on windowsills and blinds and and cobwebs on the ceiling beams on the top floor one of the kids also stood on some broken glass in the living room within about 20 minutes of getting there , linens and towels were spotless as was the bathroom but the standard is definitely lacking in some areas.

We have just had a lovely 2 night stay here we visit Whitby every year so will be looking forward to booking again. Positive: The property was lovely with loads of room

Apart from the necessary repair, our stay was still enjoyable and we are planning to return to Osborne House next Easter Positive: We have used Osborne House for the past 3 years at Easter for ourselves and our daughter’s family - 7 of us and a dog. It has plenty of space for us all. Negative: Unfortunately the macerator for the top floor toilet leaked late one night and the stench was horrendous. We contacted Host & Stay the next morning and it was repaired later that day, but the smell lingered….…. This incident detracted from our last full day, which thankfully was a sunny, hot and we were able to be out most of the day! The repair service was excellent and the workman did a brilliant job.

We had a really nice stay overall. The location was perfect and made getting around very easy. Parking was a little tricky at times – we sometimes had to drive around a few times to find a space – but it was manageable and didn’t take too much away from the experience. The house itself was good and suited our needs well. There were a couple of areas where the cleaning could have been more thorough. The shower was blocked with hair when we arrived, which caused the tray to fill up quite quickly, so we unblocked that ourselves. After that, the shower did leak through to the ceiling below, although there was already visible damage there, so it seems like it may be an ongoing issue. We also experienced some blockages with the toilets which we ended up sorting ourselves. That said, communication with the host was great throughout, with clear and helpful instructions which made everything straightforward. Overall, we enjoyed our stay and appreciated the convenience of the location!

Nice, but be warned. Great Stay with a Few Technical Concerns Positive: Superb Comfort: The beds were incredibly comfy and everything was presented very cleanly. It’s a very spacious home that feels bright and airy. ​Excellent Facilities: The house is packed with great amenities. We especially loved the powerful showers and the overall high standard of cleanliness throughout the living areas. ​Stunning Views: The property offers some great views that really added to the experience. ​Perfect Location: It’s in a brilliant spot. Although there is no on-site parking, we found it very straightforward to park nearby when we arrived. ​Overall, a lovely, clean, and spacious place to stay. We really enjoyed our time here and would definitely recommend it to others looking for a great base in the area! Negative: ​Serious Plumbing Issue: There is a major leak from the upstairs bathroom into the kitchen ceiling. Although maintenance attended, the ceiling remains waterlogged, bubbling, and stained. Most concerningly, when the upstairs shower is in use, the kitchen tap automatically runs boiling hot water, which is a significant safety hazard. ​Appliances & Electronics: The downstairs TV was non-functional (an issue we noted has been mentioned in previous reviews but remains unaddressed). Additionally, the toaster buttons were broken. ​Housekeeping Details: While the house was generally clean, we found items left behind from previous residents, including socks behind doors and a hairbrush under a table. ​Furniture Condition: There are noticeable marks and stains on much of the furniture, including the sofas and carpets, which detract from the premium feel of the property. ​Kitchen Tap: We appreciated maintenance coming to fix the detached hot water handle, but the underlying pressure/plumbing issues between the shower and the kitchen still persist.

Would never return, this place needs a proper deep clean and some new cleaners. Positive: Location was great Negative: It was disgustingly dirty, vomit on the mattress that had not been cleaned at all, vomit down the front of the toilet, the floor in the shower room had not been cleaned as there was food stuck to it, the bin had not been emptied from the previous guests. I don't actually think that the ground floor had been cleaned at all. There were not enough towels for us all and because of the vomit on the mattress there was not enough beds for everyone. The kitchen blinds were thick of grease and dust and every single plate, bowl and cutlery item had to be fully washed as they were all dirty. This was reported to Host & Stay and a cleaner was supposed to arrive the next day which didn't happen. Reported twice since and had nothing back! Terrible customer service.

Positive: The property was beautifully presented and the beds were comfy. Negative: It wasn't the cleanest, upon arrival there was food debris on the floor behind the bin in the kitchen, we were left a used sponge for pot washing. The measuring jug was dirty and there was a lack of drinking glasses, place mats in the dining room were sticky. In the living room there was a dirty beaker and jigsaw pieces underneath the unit, the TV remote was missing for the upstairs bedroom.

Beautiful house situated in a great location just a 5min walk into Whitby town. We would definitely stay there again.

Positive: Location was really good Bedrooms are spacious and comfortable Negative: The first issue is the £350 safety deposit which doesnt get mentioned until you book. They then offer to remove the deposit if you give an extra £35. This is unclear at best and lots of people will feel forced in to giving up a further £35 as they cant afford for another £350 to leave their account temporarily. In terms of the property itself, it desperately needs a deep clean and freshening up. The walls are marked, things like blinds etx are really dirty. There is water damage and marks over the walls and ceilings that hasnt been addressed. The wifi doesn't work. The sofas and seating area is really worn out.

Great house, terrible management Positive: Great location and house, second to none but.... be aware that the booking company "host and stay" would not give us access to the keys until I paid 25 quid for an insurance policy I did not need. Verges on a scam so read the small print. House also had cheap and broken chairs just left in the divining room and a broken oven door that was not fixed, despite the fact the company told us not to use it; great for self catering. Disappointing Positive: We have stayed here before but this time the property needed work as did the facilities, location was about the only bonus Negative: Place had not been cleaned thoroughly, Stains on table in living room, coasters were also dirty, forks in kitchen bent at the lightest pressure, not enough pans to cook a decent sized breakfast, leak from 2nd floor shower through roof in kitchen caused a flood over work tops and into cupboards. Upstairs' toilet seat adrift and light in bedroom to left not working

We have had a lovely and very comfortable stay. The beds were really comfortable and the bathrooms were spotless and beautifully decorated. The house was in a great location and we thoroughly enjoyed our time away.

Great location but some amenities inadequate Positive: Clean,tidy and accommodating. Negative: The fridge freezer packed up,water leaked,causing some concern. Equally the toilet roll provided was very poor quality.

Fabulous location, super comfy beds! Needs a fresh coat of paint, some fixtures and fittings are broken or rusty, the lounge definitely needs another chair as cannot seat 6 adults! The beanbags are neither use and also smell of urine! The drains in the downstairs bedroom smell like rotten eggs!
