Positive: Es ist eine wunderschöne Unterkunft die für 2 ideal ist. Die Ausstattung ist sehr geschmackvoll und alles ist von guter Qualität. Das Haus liegt zwar an einer Straße, aber bei moderatem Verkehr. Zur Begrüßung erwarten einen neben netten Kleinigkeiten wie Milch, Eiern und Keksen auch super leckeres Eis. Negative: Alles Super!!

Fantastisch begin van onze vakantie in Engeland. Positive: Het huisje is werkelijk van alle gemakken voorzien. Een ruime voorziene keuken en allerlei lekkers als welkom. Het is super schoon en netjes. De eigenaren zijn heel vriendelijk en vinden je privacy belangrijk. Maar staan ook open voor een gesprekje of vragen. Toen oma jarig was kregen we zelfs wat lekkers van het feestje. Waar we overigens helemaal niks van hebben gehoord. We hebben genoten van warme middagen op het gras onder de appelbomen. Het is een klein half uurtje vanaf Dover dus echt een mooie plek voor een begin of einde van je vakantie. Negative: Het huisje ligt vlak naast een weg en een kruising. Doordeweeks kan het redelijk druk zijn met langskomende en afslaande auto’s. Op zich niet heel erg maar het is niet compleet rustig mocht je dat zoeken.

My little family loved are short stay here! Very homely, cosy and beautifully presented. It can be difficult travelling with a little one, arriving to a lovely warm and clean property really helped! She also highly recommends the shower.

I needed peace and quiet to recharge my batteries and this filled the brief perfectly.

Een plek om tot rust te komen Positive: Een heerlijk plekje als je op zoek bent naar rust! Het huisje staat in de tuin van de host, maar voelt toch helemaal privé. Met de boomgaard voor de deur een heerlijke plek om lekker in de zon op je terrasje te zitten of met minder weer in de gezellige kamer met comfortabele banken. De keuken is ruim en bevat alle benodigdheden en ook de slaapkamer is ruim met een moderne badkamer. Wij verbleven hier 3 nachten en hadden graag langer gebleven om tot rust te komen! Qua locatie was het voor ons precies wat we zochten, maar je zit wel buitenaf. Een eigen auto is dus wel een voorwaarde. Dan ben je in 15min in Hythe, 30min in Dover of Rye. De shuttle naar Frankrijk is ook heel dichtbij, mocht je daarmee reizen. De host is erg vriendelijk en behulpzaam, we hadden even geen warm water en dat werd direct opgelost. Ook kinderstoel en kinderbedje stonden klaar. Negative: Als ik dan echt iets moet noemen, het matras was een beetje bobbelig dus het was even zoeken naar een fijne slaaphouding. Maar eigenlijk verder helemaal niets op aan te merken en we zouden het zeker aanraden!

We loved the stay in the Orchard Barn. This was a beautiful place, plenty of room to move. For us the location was perfect, 7 nights in the county side, so relaxing. The accommodation was as per the pictures, very comfortable. Would definitely stay here again

An incredibly peaceful and quiet place to stay! It was a little difficult to find, but they were quick to respond and very friendly. Once we arrived, everything was exactly as described and looked just as expected. We’d definitely love to return!

Property lovely, quiet, clean and everything we needed throughout our stay. The company Host and Stay were a little difficult to communicate with when they gave us incorrect What3words information and we arrived at an incorrect property nearby. Absolutely nothing negative about the property and the owners, only the management company Host and Stay.

Positive: Everything you need for a home from home, very high standard of fixtures and fittings. Dolce gusto coffee machine with a selection of capsules, milk, eggs, coffee, tea, chilled water all supplied , and the big plus of a couple of their own ice creams ( even better than Joes of mumbles or morrettis. ). Quiet location with allocated off road parking space.v Negative: Nothing

Really nice place, ideal for a relaxing break. Very nicely appointed & kitted out with everything we needed. Definitely will return if we are in the area again.

Superb place to stay. :-) Positive: The home was extremely well equipped and presented. :-) Good central location and wonderful hosts. Negative: So so much was good. Very minor gripe, the bathroom sink was tiny and I wet-shave so a little challenging. However EVERYTHING else was so good!

Beautiful peaceful orchard location - a great place to relax.

Orchard Barn ist eine gemütliche und geschmackvoll eingerichtete Unterkunft für 2 Erwachsene. Bei gutem Wetter sitzt man draußen mit schönem Blick auf einen kleinen Obstgarten. Hilfreich wäre noch ein Sonnenschirm. Die Ausstattung der Barn ist prima, allerdings könnten in der Küche ein paar Tassen und Teller mehr von Vorteil sein. Ein großes Lob gebührt den Vermietern, Sally und Robin! Lieben Dank für die Freundlichkeit, Hilfe und Unterstützung in unserem Fall, und nicht zuletzt für die Köstlichkeiten im Kühlschrank bei der Ankunft! Gisela und Ulli

Enjoyable stay. Positive: Lovely spacious cottage on edge of village in a quiet area. Two good pubs for meal’s locally. Nearest one bit more than a 10 minute walk, and it’s uphill to it, ok on the way home. Easy parking at property. Negative: Nothing.

Perfect, peaceful Positive: The kitchen was well stocked with every appliance you could need and included the little things you normally forget, dishwasher tablets, washing up liquid, etc. they even provided eggs, milk, coffee pods and bottled water. The ice cream was a wonderful bonus. Negative: Nothing

Very dissatisfied and dissapointing. I will never stay with host and stay again. Positive: Nice garden, free eggs and milk on arrival, quiet getaway & nice hosts as on arrival as they asked if we required anything to give them a shout. Negative: We paid £50 cleaning fee included in the price and the place was very dirty and dusty with cobwebs and spiders literally everywhere. (Previous reviews mention uncleanliness and they said they would sort but they didn’t, see pics attached.) It didn’t seem clean. This place isn’t suitable for young children as no cot is provided even if they tell you it is. It got quite hot in there as it’s a shed/outhouse. Before you get there the postcode doesn’t take you to the actual destination, you must find it yourself. On arrival you have no idea where to go and aren’t given any directions.

Positive: The property was excellent, you could live there full time. Very well equipped we wanted for nothing, a lot of thought went into it. The hosts were very nice and friendly. Definitely go back again. Negative: There was nothing to dislike. Would recommend to all.

Lovely stay at Orchard Barn Positive: We had a lovely stay at Orchard Barn with our 2 year old daughter. The cabin has everything you need to have a comfortable stay and is situated in a great location close to Ashford and the coast. We really enjoyed walking around the local woodland that was in full bloom of Bluebells. Ashford is only 15 mins drive away and we also went down to Folkestone for the day which was 30 mins drive. The hosts were very friendly and helpful when we needed anything and left us some lovely treats to enjoy when we arrived. The barn faces a lovely little garden which our daughter enjoyed, and the property is full of beautiful flowers. We have come home feeling rested and revived after a peaceful few days.

Orchard Barn was spotlessly clean, very comfortable and peaceful. We enjoyed the quiet and had a good rest.

Amazing weekend and cosy little place Positive: Absolutely amazing, loved every second of it and would definitely go back. The ice creams in the freezer were superb and we loved the little welcome basket too. When we were heading out to dinner, we bumped into one of the hosts who wanted to check if we had settled in okay and had everything we needed - so lovely and made us feel comfortable. Negative: Genuinely nothing, we loved it all!

Would definitely return - ideal for a few days off the grid for some peace Positive: The barn was perfect for a relaxing stay, so quiet and peaceful. Lots of little extras which made it so homely! Everything we needed was there Negative: The location is rural which is perfect, but do stock up what you need before arrival, as the nearest petrol station and shops are a 15/20 minute drive away

Orchard Barn was exactly as shown in the photos, with everything you need for a few days away. Lovely location with good access to either the coast or local amenities and road network. Faultless stay and we will definitely return sometime in the future to explore the area further.

A lovely quiet spot within easy reach of lots of great places to visit. Positive: A well-decorated and presented place to stay. There was plenty of space and comfortable living and sleeping arrangements. Parking was very easy and the hosts met us on arrival. The heating was easy to control. Good appliances - washing machine, dishwasher, cooking facilities. The shower was powerful and easy to use. There were some lovely little touches too - eggs and milk in the fridge, homemade ice cream in the freezer, toiletries available. Negative: As there were 4 of us staying, it would have been useful to have a couple more plates and bowls of each size.

The property and location were exactly as described — very clean, comfortable, and well-equipped. However, the host is not UK-based and immediately asks guests to complete an external check-in form requesting personal details, along with separate terms and conditions outside Airbnb. These include threats of extra charges for damage and promote an additional paid “damage waiver”. No pre-existing damage record is provided, and guests must report everything on arrival or risk being billed. The evening before checkout, a strict reminder is sent warning that even a minute’s delay may incur a charge. After contacting Airbnb, I was told these external terms and requests aren’t enforceable under Airbnb policy. The property is lovely, but the host’s extra requirements make the stay feel like a total scam!

Host & Stay went the extra mile following an issue we had with another Airbnb advertised property not hosted by them. With help from Airbnb we chose a Host & Stay managed property near to our orignal Airbnb. Airbnb and Host & Stay were falseless in helping us move to the new property. I would not hesitate to recommend to others a property managed by Host & Stay. The quality of the property and its location was excellent

Die Unterkunft war prima! Schön ruhig gelegen am Rande einer Apfelwiese. Von hier aus kann man gute Unternehmungen machen Besichtigungen oder zum Meer fahren. Man ist nicht ganz allein auf dem Grundstück Und fühlt sich aufgrund dessen gut aufgehoben und sicher. Die Ausstattung und Einrichtung der Unterkunft sind genauso wie auf den Fotos und sehr angenehm zu nutzen.

A haven for relaxation Positive: It was so relaxing and beautiful inside and outside. Very tastefully decorated and so comfortable. Loved the doors that opened in the bedroom and living area to the outside..view from bedroom on a morning was lovely. The smell inside the property was wonderful... very well resourced and the welcome pack was really good.

Perfect escape for the weekend Positive: Beautiful setting, comfortable, clean and well equipped. Well located for visiting nearby Port Lympne and Hythe.

we hebben een zeer aangenaam verblijf gehad in de Orchard Barn. het was een mooi tweekamer verblijf met een moderne keuken en badkamer, van alle gemakken voorzien. het was er heerlijk rustig. het verblijf stond op het woonterrein van de eigenaren, maar je had voldoende privacy. als je dingen wil ondernemen in de omgeving is een auto wel aan te raden. enige nadeel was dat de bank wat doorzakte en het bed was erg zacht (maar dat is ook een kwestie van smaak) al met al een heerlijke vakantie gehad!

Ideal for our stay and so much more. This was an ideal home-base for our three days in Kent. The two-room layout has a full kitchen, comfortable furniture, tons of little extras that go beyond what you would expect from a VRBO. The on-site hosts have set up an ideal rental, private behind a charming hedgerow. Close enough for a day in Dover and a day exploring local castles and gardens. We couldn’t have asked for anything more.

Simply the Best A delightful property, spacious main room, spotlessly clean with everything required. The "extra's" of milk, eggs, ice cream, coffee and tea were much appreciated. Our on-site hostesses were also delightful.We enjoyed a wonderful and restful week in a delightful part of the country

Lovely holiday let Positive: A beautifully presented and furnished holiday let. Very comfortable and the provision of milk, eggs tea and coffee was a nice surprise on arrival, but the owners own ice cream was a real highlight, delicious! Lovely countryside location on the grounds of the owners house. Negative: Only thing worth mentioning is that the directions for accessing the barn were not clear. Should say that you need to park on the owners driveway and walk along a path through a hedge to reach the barn. This isn't stated on the website and was difficult when arriving. Patio area felt a little bit overlooked as faced the owners garden, but everything was lovely.

Very nice place to stay. Away from everything. Only difficulty was driving up and down the road trying to call as there was no service other than that it was a great peaceful stay. Will be coming back again in the future!

Wonderful little barn in a quite location, everything you need for a perfect get away. Hosts communication was great and made to feel very welcome :) Would definitely recommend !
