The house and location is beautiful, I highly recommend! Positive: We had a lovely stay here, the house was big comfortable and had everything we needed! We stayed for my Mums 59th birthday there were 4 adults and 1 toddler, my son absolutely loved the holiday home with the steps in the garden and emergency torches in the bedrooms! We had a beautiful weather weekend and were able to sit in the garden for lunch. We fit two cars on the driveway nicely too. The walk to the high street was very short we even walked to the miniature railway for a fun trip on the train! The house and location is beautiful, I highly recommend!

Enjoyable stay. The house has everything you might need for a short stay in Wells. Whilst not immediately in the town it is conveniently located. House is clean and easy to live in with plenty of space for an air BnB. Worked well for our small family but not the most child friendly house. Overall, glad we chose to stay here.

Positive: Great location 5mins to high street, cottage well equipped in kitchen ,very clean ,and beds comfortable too , we all had a great time for a family get together, and was there for Christmas tide ,which was a bonus, ,will be recommending to my friends oh and great views over the marshes , highly recommended

Good location and comfortable stay. Positive: Super location with easy access to the town and beach. Pushchair friendly. The host was very helpful when messaged and responded very promptly. Comfortable, warm house with good facilities. Negative: Nothing to really dislike. The garden needed some attention and dining are was quite snug with the highchair!

House is conveniently located close to Wells and opposite the Holkham nature reserve. We were there during carnival week and had a great time watching the floats etc. Nearby Cley was also having a pirate themed bbq and is well worth visiting, as is Blakeney. The only two points we struggled with is the driveway sign for the house doesn’t say no.5 so we drove past it and we could never get the dvd player to work.

Great value for the price Positive: Exceptional location on the edge of town and the edge of the nature reserve, meaning you see wildlife from the window whilst having an easy walk to the shops. All the kitchen/utility features you need and nice cosy beds and living areas. Negative: Some of the place is starting to look a little tired in places, e.g. blinds with broken slats, peeling paint, etc. And the hot water could do with turning down from the default setting of molten lava.

Great location for a stay in Wells Positive: The house is in a great location and is a fab size for lots of people. We were kept up to date ahead of our visit and had quick responses when we asked any questions. The house is spacious and a great size for staying with extended family Negative: The gravel drive is quite steep and can be slippy when reversing up

Positive: Standard accommodation, met our needs for a short stay in Wells. Negative: Dishwasher broken on arrival, which was fixed during our stay. Very old fridge in kitchen, with a secondary fridge in an outhouse. It would have been nice to see a few more basics supplied such as tea, coffee, pepper.

Nice house and as described. Address is confusing as only give house number but on the road it gives a house name so hard to locate. Lovely views and walks to beach, through marshes and to the quay. Great for bird watching. Lovely location but there are building works on one side of house. Didn’t disturb us but we were out a lot. We had a great stay.

Positive: The house is in a good location, when we found it!! It was lovely and clean, I left a note about a few little things that need attention tho. The drive is very steep and stones/gravel. Negative: The location info needs to be clearer. There needs to be a sign on outside of wall saying no's 4 and 5. Not two house names which we are not told about !! The drive is very steep and stoney/gravel. Definitely wouldnt want to reverse up it...not nice to get up either in car or walking. I was nervous about the handbrake holding... The fitted sheet on the double bed needs to be a deeper size, it kept coming off the corners during the night!

Laylands Yard number 5 - highly recommended Positive: Great accommodation in a great location - an 8 minute walk into Wells waterfront. 5 adults stayed...but would accommodate 6 comfortably. Great kitchen.. very well equipped. Very comfy beds. A good sized bathroom upstairs and a bonus shower room downstairs. Living room spacious with an extra dining room. A lovely rear outside space. Great communication from host Highly recommended. We would definitely stay again! Negative: Bath towels could have been bigger...a little on the small size. Perhaps more than one bathroom hand towel. 4 toilet rolls not enough for 5 adults for 3 days.

Lovely stay great for what we needed would stay again Positive: Location brilliant nice garden and great bbq! Negative: Our sink in the bathroom wasn’t working and was supposed to be mended but it wasn’t! We used the downstairs wc’s sink but with six of us it was a bit inconvenient !

It was a very good stay, despite what were in the end minor problems. Positive: Nice location on the edge of town. Property is spacious. Negative: There was a problem obtaining the key code. It was transmitted around 12.30 pm when we were travelling, but it would have avoided anxiety to have transmitted it the day before. Otherwise it's a potential worry about arriving there to find that the system has malfunctioned. We telephoned the property agency and also Booking.com during the journey, but both phone calls were unhelpful. Eventually the property agency person told us the code, but seemed to suggest that it was against the rules. However, it's not easy to communicate by phone whilst travelling in a car. On arrival, there was no milk, tea or coffee, which we have appreciated at other places. The open plan bedrooms are problematic with children running about.

Positive: Great location to restaurants and shops. Property was Clean and parking for one car was easy Negative: Had a few issues with shower and overall property needs some TLC.

Ideal location for riding holidays with your horse at Mill Farm next door! We wanted bricks and mortar accommodation rather than tents or horseboxes, and it was perfect as it’s across the field. Comfy beds, clean, tidy and perfect to host a group of friends. Would happily stay there again. Shame they are building houses next door (nothing the hosts can do), so there was quite a lot of noise with building work in the day, but we were out most of the day so wasn’t really an issue and they don’t work weekends!

A great place to stay, clean and all the basics provided. The location was a real highlight, a short walk to the town centre and to the beach which was much appreciated when we noticed there were long queues for the beach car park leading all the way into Wells A few specifics worth mentioning: - Appreciate the dishwasher tablets and tea towels that were left in the kitchen, in other places we've had to go and buy our own. - The hosts were proactive in sending messages which we appreciated. - The place was clean throughout with plenty of pillows on each bed. - Parking for two cars All in all a great place to stay, and somewhere I will book again if we're ever in the area.

We really enjoyed our short break in Wells. The holiday home was clean, comfortable and well equipped. The location was excellent - very quiet but just a few minute stroll to the harbour and shops.

A pleasant place to stay in a peaceful part of town. Positive: The property, being on the edge of town, is nice and peaceful. The bedrooms were all of a good size and downstairs the kitchen was adequate with a lot of storage. Only a small refrigerator but there is a larger one in the outbuilding. The dishwasher was very small but plenty of tablets were provided so we could do two washes daily. The lounge is spacious, we did find that the dining room out in the extension was a bit of a squeeze for six of us. The garden was a pleasant area to sit in with various areas to enjoy. The decor of the house was tasteful, with plenty of interesting pictures on the walls. Negative: On arrival we found that the light fitting had been removed in the upstairs bathroom, rendering it unusable in the evening. This was rectified the next day however. The TV we found rather difficult to use, and the DVD player didn't work at all. No hand towels were provided, and the windows did seem a little tired. The shower in the upstairs bathroom made a squealing noise when on lower settings.

Great location Positive: The property is in a great location, only a 5 min walk into Wells. It has views across to the sea, and is very peaceful. Parking for 2 cars and a lovely rear garden. The property is a good size and was great for the 5 of us. The 2 twin rooms are quite small with no hanging space but there is plenty in the main room. Negative: The property could do with some updating, feels a little tired. The fridge sounded like it was trying to take off, it was also missing its door shelf, not really a problem as there is a fridge freezer in the outside utility room. The downstairs shower room was useful but did smell a little. We had no light in the upstairs bathroom, so had to use a torch at night. This was reported to Alan on arrival but he said he couldn’t get the bulb easily for it, so this want sorted during our stay.

Great location , easy walk to pubs and restaurants. Positive: Great location Negative: Very dated , really needs a refurb , beds need new mattress, and lots of stuff needs replacing and redecorated. We had a great time , but it’s very basic accommodation , that needs some TLC .

We enjoyed our stay. The property is warm and cosy and in a great location being close to the town and walkable to the beach. There is ample parking for 2 cars, the kitchen is fully equipped and the additional fridge freezer in the outhouse is very useful. The property is in a quiet spot, the garden looked lovely and there are nice views from the windows. Unfortunately, non of us slept well; finding the mattresses and pillows uncomfortable (one of mine was very smelly, couldn’t locate any additional pillows in the property). The property was not ready for our arrival, the main bed was not made up and there was bedding piled in the corner, not enough towels; very frustrating when arriving after 4 in darkness and needing to sort that out immediately. Host and Stay and the housekeeping company responded promptly to our calls and the bed had been made and new towels provided about 2 hours after our arrival. There were also no bin liners at all and very few household supplies.

Fab short breat at Layland Yard Positive: We had a lovely long weekend in Laylands Yard, the property was clean and very comfortable. It's excellently positioned. Negative: If we was going to try to pick fault, it would be trivial, we would recommend a hand rail applied to the outside steps

Convenient for town centre and harbour. Positive: The location was good; kitchen was well appointed. Negative: The power shower in the main bathroom was not working.

Ideal for exploring wells and other areas nearby. Right near the centre but in a quiete location. Pretty walk to the beach through a woodland track or via the harbour. Would recommend.

Second stay here, very good location

Just what we wanted where we needed to be. Positive: Well appointed property quite up to our expectations. Everything we needed was provided. 50 yards from the bus stop which we used daily only using the car to arrive and depart. Busses every hour or sooner to Holkham Hall and beach walks and Hunstanton one way Cromer, Sheringham and Fakenham the other. Using bus passes meant no cost! 5 minutes to the town centre with shops and places to eat out. Some a little further than others. Negative: Garden furniture was a bit past its sell by date. Garden needs some attention with lots of weeds. As gardeners we notice these things.

The perfect find in wells! 5 minute walk into the town so you’re just out of the hustle and bustle but close enough to be there in a blink. The home itself was great. Clean, cosy and a stunning garden. We will be back!

Excellent location. Positive: Well equipped and excellent location.Host and Stay were very helpful when we had trouble locating the property. Negative: Some of the garden furniture could do with replacing /maintaining. Signage for property not very clear.

Positive: Great location within walking distance of the town and beach Comfortable beds and comfortable seating in the evening. Nice views from the house and very peaceful. Great fridge freezer. Negative: Only one shower was working - I had specifically chosen a property with 2 bathrooms. Small bath towels and not enough hand towels. Some of the garden furniture needed repair. Local info book was out of date. Would have been nice if there was a visitors' book as when we travel we like to read the comments which usually have great recommendations for days out, where to eat etc etc.

Positive: The property matched up to its advert and its well deserved high reviews. We found it a perfect location for walking into wells itself and an ideal base for the surrounding areas

Positive: Property was excellent for our needs. Negative: Very little. Creaky floor in a bedroom were an issue for one very light sleeper, but that could not be avoided.

Positive: Molt ben situat. Al final del poble pero molt aprop del centre fins i tot caminant. Amb parquing a la porta. La casa ben equipada, bons electrodomestics molt bon sistema de calefacció i les habitacionns molt ben vestides. La casa és molt maca amb un jardí de disseny exquisit i molt ben decorada. Hem estat molt a gust. Sens dubte és una casa per viure i gaudir-la Negative: Res, era tot genial

Positive: Comfortable beds & sofa's. Good showers & a well stocked kitchen. Negative: The hot water was scolding hot & should be turned down immediately as it is dangerous, especially to children. Two of my party scalded their hands. Larger bath towels & outdoor furniture needs either replacing or some tlc.
