Lovely weekend stay. Positive: My family and I have just completed a weekend stay at this property, location was lovely, 5 minute drive from Filey and with a lovely little pub right next door. Parking for two cars, all the beds were really comfortable, the kitchen is well equipped with cooking utensils, dishes etc. We would definitely stay again. Negative: Just a few little niggles that would make the stay more enjoyable if improved upon. Although the majority of the property was clean it was not spotless. We found a lump of hair stuck to the shower wall in one of the bathrooms, the ovens hadn’t been cleaned as they both had trays with used foil on them still in them, some of the cutlery and glasses were not clean at all so we felt we had to wash everything before use. There were no spare bin bags to change the bin with, no kitchen spray for cleaning down the kitchen and no spare toilet rolls. The boiler is tiny and only one person can have a warm shower without having to put it on for an extra hour which was a bit inconvenient as there were 6 adults and 2 children staying. Like I said above however, we did enjoy our stay and would book again but hopefully the comments we’ve left will be taken on board for next time.

Lovely stay near Filey Positive: Good quiet location, layout of the property was very good for a family with the 2 lounges. Welcome pack much appreciated. Parking was no issue for two cars. Very well equipped, had everything you could need. Pub next door was handy, did lovely food and were very welcoming. Negative: Nothing

Perfect location and Just what we needed for our family trip away

Still stunned by this dream house! Brought our family together, on a budget - in perfect luxury! Positive: Is it an exaggeration to say this house outside of Filey is the best place I've ever stayed in... and I'm a world traveller? Not least because it was a BARGAIN price for absolutely LUXURY! I booked this for my family hookup - me and my two kids; my sister and her child; my elderly mother celebrating her birthday, and my sister and her boyfriend. We were on a tight budget, and were going to book a caravan site, but we saw this at £35 a head for 3 nights... cheaper than 2 caravans! This huge, clean, gorgeous and well equipped, inspiring house brought us together in happiness, far more than a cramped caravan would! The house is a dream - I knew it had 4 bedrooms but it goes on and on flowing with more rooms than I expected. A second living room that the kids claimed... a little meeting room upstairs where they played games... multiple TVs with Netflix, even an XBox, tons of board games, a log burner (though I didn't get chance to get firewood to use it) a spacious kitchen, clean comfortable beds, lovely wooden doors and floors... there's even a little garagey outhouse through the kitchen with washing facilities and cleaning stuff. It's in the quiet village of Muston, which is very quiet and peaceful, but only a short drive from Filey. We also went to Scarborough and Flamborough Head. Parking is easy, keys easy to access, instructions clear. We wouldn't hesitate to book this place again! Thank you so much! Negative: It would be ridiculous to nitpick here. My mum couldn't get normal TV working to watch Corrie, but she had hundreds of other channels. There were a couple fruit flies going round when we arrived... we quickly learned to bag up any rubbish. Thank you for such a wonderful house!

Positive: The house was roomy, clean and comfortable, it was great for our family of five and very well equipped. The location was also great next door to the pub and a short distance to visit Filey and Flamborough. Negative: N/a

Just had a wonderful family weekend away at this property. It is exactly as it is described, clean and spacious with brilliant instructions from the owners on how to access the house. The pub next door is superb for a few drinks on an evening!!

Wow what a house. Went above and beyond our expectations. If your looking to stay in the area don't waste time looking for anywhere else. Stayed here with my family and can honestly say we didn't want to leave. Such a luxurious experience and at a fraction of the price. Everything has been well and truly thought out to make this a home away from home would defiantly stay again.

Holmedene was perfect for a multi family trip - it was the first time we’d taken our small baby away and the house suited our needs perfectly. We particularly liked the open plan kitchen and living area which made cooking nice and sociable (there is a separate living room too should anyone want to watch tv in peace!) Very clean, and well located - lovely area to explore around the house. Would recommend going to the pub next door - great pub and landlady was extremely friendly.

House was good for a large family. Cleaning was disappointing. Fingers marks on glass staircase, dusty on top of the beds, fridge shelf dirty. Couldnt get tv in main bedroom to work. Matresses in king room uncomfortable. Good quiet location.

Excellent Stay, highly recommended Positive: Everything! From the communication leading up to the trip and throughout. The property was clean, spacious, and had everything we needed as a family. The attention to detail from the hosts is top level. Negative: Only issue was having to turn the boiler on for the baths and showers as the warm water didn't seem to last for too long.

Great place, family loved the whole trip. It was so clean and plenty of space for all of us. Location was great plenty to do in surrounding areas. Would 100% stay here again. Only comment would be for more cloths, tea towels and dishwasher tablets as we had to go and purchase these.

Lovely house, great for families. Good access to Filey and Scarborough. Comfy beds, super clean and VERY well equipped. Actual sharp knives and lots of kitchen utensils. Had a great family holiday.

Photos don’t do the size of the house justice. Great house with everything we needed. Great for a large family with children. En-suite bathroom and additional downstairs toilet a bonus. Extra snug room with PlayStation was great for grandchildren. Beds comfortable and kitchen had everything we needed. Lovely quiet location not too far to travel to coast. Would stay again. Great base for a family holiday in the area. Right next to a really good, friendly pub with good homemade bar meals. Lovely village location and the house is well kitted out for families, clean and comfortable with all mod cons. Plenty of room and overall really good experience.

This was a great house, so lovely and felt like a ‘cottage’! Loads of space to spread out too, and nice big rooms. Maybe if there weee more than 5 of us we would have appreciated more seating in each lounge space to all be together though. It was very clean and tidy, though there were a few spaces that maybe needed attention eg behind beds and sofas )we notice this because of dust allergies!) but I would say this was one of the cleanest places we have stayed! I think it does have underfloor heating downstairs but it didn’t really work which did mean it felt a bit chilly in the evenings downstairs as the radiators are behind sofas and not big enough for the rooms. (but boiling upstairs! ) not enough to spoil our stay in April but could feel colder in the winter maybe? Also we did have to boost the hot water a few times as it ran out after 4 morning showers a couple of times and there were 5 of us! Agin not enough to spoil the stay, it was a lovely cottage, great environment!

We took a winters break as a family with our children and their friends and thoroughly enjoyed our break , quality furnishings and peaceful location we thoroughly enjoyed our stay.

Holmdene is a nice property, with plenty of space for the seven in our party in a useful village location close to the coast. The place is well-appointed and comfortable. Our stay was marred by an issue with the hot water - a lack of, initially, that was fortunately rectified once the owners were made aware of the situation. Unfortunately, the shower in the main bathroom was not adjustable and stuck on scorching hot - this was flagged to the managing agent on the first morning but wasn’t seen to - we were advised that, as the shower in the en-suite was working - we’d be okay with that. This was far from ideal for a large group of three generations, piling into grandparents bathroom through their room. Not a huge deal, but we booked on the basis of the facilities advertised so the fob-off from Host and Stay (the managing agent) with their faux-empathetic responses did irritate. Also, no recycling provision and an awkward dining table location further impacted our enjoyment of the stay.

This was beautiful accommodation, even more spacious and generous than the photos can show! PERFECT for a holiday with a large family or mixed age groups, especially with separate sitting room. The bathrooms and kitchen are modern and with every appliance you could wish for. Cooking was a dream and the laundry/drying facilities are great. The beds were clean, comfortable and the cotton sheets have prompted me to order some, luxury! The small courtyard garden is a sun trap and we spent a lot of time there eating and drinking wine! Nobody could be disappointed with a stay here! :)

An excellent location and a really lovely property. We had oldies, middle-aged and teenagers - all loved it!

Positive: Everything was perfect. The house has plenty of space, location is very good, all places to see are near by. Suitable for couples as well for families with kids. Negative: I think the house could be little bit cleaner. There was some hair in the bath when we arrived and also some plates and glasses in the kitchen could be washed. I would rate 9/10

A very warm and welcoming home. 8 of us stayed in this house comfortably and still had enough space to spread out. A beautiful location with a variety of fun activities and close by spots for walking and adventuring. Would highly recommend to those wishing to enjoy the Filey Bay and surrounding areas

We had a great time at Holmedene, the place was very spacious and perfect for 7 adults, one child and a baby. Beds were very comfy and we had everything we needed in the kitchen. The nice shampoo and conditioner in the bathrooms was a great touch. The dining area was spacious as well, although three of the chairs might need an upholstery refresh. The location is very convenient for visiting Filey and Bempton Cliffs. While you need to pay £25 extra on top of the list price for damage insurance, the price is still very competitive for the area, the quality and the size of the property. We loved the decorations on the wall and the paintings. We had a small issue with the hot water as it was not enough for all of us to take a shower because pressure was low in the boiler. However the Host & Stay Team responded quickly and managed to give us instructions on how to fix the issue so we could wash the salt out after the beach. Overall we loved our time at Holmedene and would happily be back.

We did have a lovely stay thou,house is very nice & good location. Negative: Kept banging my head on kitchen extractor hood not just me everyone. Kitchen felt a little dirty cuboard doors & handles & inside draws They was stuff splatted all over walls to Like drinks. Hot water was a nightmare when we came back from beach only one person managed a warm shower when everyone had been in the sea.

Nice, but kitchen needs improving, and equipment checking over! Positive: Nice location, plenty of room. Negative: Uncarpeted stairs felt a bit dodgy as they were quite steep! The kitchen was underequipped, no tea towel, or kitchen roll provided, which I would consider basic kitchen equipment. Also no soap, or much toilet paper in the downstairs toilet, so had to buy more not long after we arrived!. The cooker hood was set at an absolutely ridiculous low height, and made of glass, so this made it a bit more invisible. Both my husband and son caught their faces on it. Were plagued with at least 4 flies in there during our stay, which was annoying when trying to eat!!! Also the dining chairs were so heavy to move!! Dirty trays, and glasses also found, so maybe previous people hadn't washed up properly!

Such a beautiful house in a lovely little village Positive: We have just returned from a 5 day stay here. 3 adults and 4 children. The size of the house is perfect for such a large group. We loved the 2 sitting rooms which both adults and kids enjoyed thoroughly. Plenty of books and board games. We got the kids into monopoly haha. The bedrooms are all such a good size and plenty of wardrobe storage. Lovely clean bedding and towels. This property also has 3 toilets and 2 bathrooms. Perfect! Loved having the garage part which had the washing machine, dryer and freezer. Washing machine is great with kids and also was able to get some done before heading back. Outside had a lovely courtyard with a table. We found that there was plenty of hot water for us all, also had enough toilet rolls and there was also cleaning products too. The ship inn pub next door is definitely worth a visit. If eating then definitely recommend booking. We spent our last night here. The food is beautiful homecooked. Such a lovely village. 5 mins away to filey in car/bus and the coaster bus stops right across the road, heading both to Scarborough or bridlington. Great communication with the host also. Negative: Ideally a larger towel (bath sheet) would be better suited and maybe a bit more attention to dusting. However, it wasnt that bad, but was noticeable in areas but this could be due to not being used as much?

Good family home , great location Positive: Great room for large family including a separate escape lounge with TV. Great local friendly pub next door with excellent Sunday Lunch ( it’s a quiet pub and quiet area). Food location close to beaches Negative: No real outside facilities, weed covered and broken seat. TV facilities ie Netflix were not available as advertised ( this was due to previous guest login out in error, however previous guests also left their own Amazon Prime accounts still logged in which is a common rental guest error!). PS4 in secondary lounge not working . Hob/oven extractor hood at a dangerous height and caused a few bumped heads .

We had a wonderful stay and would definitely return especially to go to eat at the pub next door! Positive: There is plenty of space in the property, it was ideal because we took my young grandson and his friend and they loved having their own lounge to play games etc. The kitchen is also well equipped with plates,cups, dishes and cooking trays, pans etc. The bedrooms are a good size especially the master with en-suite and loads of wardrobe space. An all round lovely house. Negative: The outside space could do with some real or artificial grass for the children to play and be able to sit out.The cleaning staff need to be a little more thorough,even though the majority of the house was clean the oven could have been better and some of the rooms upstairs were dusty with spiders and webs. I know that the spiders are a problem that can’t be helped but on this occasion they were overlooked.

Needs a proper clean Positive: Large spacious house well located. Negative: Needs a deep clean. I sent photos over as the bathrooms were disgusting, mouldy, blocked sinks full of hair, shower heads full of limescale. Plates, cutlery & glasses needed cleaning before use There was one toilet roll per bathroom, no extras for 7 of us. No spare bin bag or kitchen spay. Door to the downstairs toilet doesn't work, no locks on the bathrooms. I have been advised that these issues will be addressed, no good for me but hopefully will be better for other guests.

Was a great stay, home was lovely and clean, everything you could ask for really. We only had one hiccup which was the Carbon monoxide alarm batteries had run out causing it to constantly beep. Close to both Filey and Hunmanby if you drive and the Pub next door has great food (just make sure to book).

I had a wonderful stay the house was very big and had all the amenities which we required. Although the water tank was a bit small for us all to have a hot shower but nevertheless, it was not a big problem. We would definitely recommend to others.

Positive: The location was great, the house itself is very nice, great facilities. The instructions are clear, and the guide book is very useful. Negative: If I had to be picky I would say the downstairs toilet latch wasn't working and there were no locks.

Spacious property in a great location Positive: Great location, easy to explore the area and enjoy the local walks. Very spacious and well equipped property. Three good size double rooms and a further bunk bed room. Loads of wardrobe and drawer space. Superbly equipped kitchen with all appliances, complimentary coffee pods were a nice bonus. Negative: Parking more than one car could be an issue. The road outside the property is very busy and very noisy unfortunately.

Positive: Spacious house, good location, good decorative standard, well-equipped. Negative: 15 emails from hosts about a 2 night stay is excessive. Mattresses felt cheap and knackered especially considering the cost of the stay.

Positive: Very close to all seasides with good bus links if wanting a break from driving. Very spacious property and great facilities.

Just finished our weekend stay. Communication was great. The house was as described and very homely. Would definitely stay again.

Great location, take care with hidden charges. Positive: Great location, pub next door is good for food and quiet so no disturbance. Very clean overall and warm. No wood provider for log burner which would have been nice in the autumn/winter. Negative: Disappointed that the £500 deposit is refunded only at £485 as there is an admin charge! No breakages should be a full refund and all costs should be included in the price you pay to rent. Fridge door holder broken already on arrival and it cost us a pint of milk - but I don’t get a refund of that or an admin charge! Parking is awkward - instructions say don’t park in the path but neighbours asked us to do just that to free up more space for them to get in and out. As others found -the cooker hood is quite dangerous if you are taller than 5ft plus it was dirty and dusty on top.

The house was a good size and a good location for us. Although as with all the reviews I read, it was quite dirty. I needed some attention. Dust and cobwebs, everywhere marks and smears etc dirty windows

Good location easy parking house well equipped, towels and bedding good. On busy road noisy, beds very soft not a good sleep for me but that’s just my preference, bit dusty in en-suite bathroom corners and cobwebs throughout property not cleared.

Lovely place to stay.

Expensive, disappointing, good location, we didn’t let the negatives spoil our stay. Positive: The location was ideal. The washing machine and clothes line were a good addition. Beds were clean and comfortable. Parking spaces were always available. 2 sitting rooms. Negative: The property wasn’t very clean, especially given there is a £100 cleaning fee on top of the price quoted. There were cobwebs everywhere, the cutlery, glasses etc weren’t clean. There was no washing up liquid in the kitchen, no towel or soap in the downstairs toilet, the only tea towel in the kitchen was marked and had holes in. The extractor fan is dangerous and 3 members of our party hit their head on it more than once! There was no kitchen roll provided and only 3 toilet rolls for 6 people to last 4 days. Again given there is a £50 service charge I would expect these things to be provided for the duration of the stay (which I am sure was the response to a question on booking.com that enough of both would be provided for the duration of the stay) There are no locks on any doors, there should at least be locks on the downstairs toilet door and the main bathroom door! The dining table is too big and heavy for where it is situated. If someone is sat on the 2 chairs side by side access to the kitchen is blocked. Sash windows in the bunk bed room did not appear to lock. Open and half full bottles of wine and soda had been left in one of the kitchen cupboards along with an empty sanitary towel wrapper in one of the bedroom draws (front bedroom on the right at the top of the stairs, second draw down to the left of the bed)

Lovely house, Property was clean and well equipped, furniture was very comfortable. Hosts kept in contact and were very responsive. Good location for trips to Scarborough, Filey, Bridlington.

Not enough hot water. Kept having to boost hot water cylinder. For the amount of people that can stay at this property, hot water becomes an issue. Everything else was spot on.

Great place to stay, fantastic location well worth the visit. However if you are booking this stay with air bnb? Please be aware there is a damage deposit to pay to the host after you’ve paid off the balance. This payment proves very difficult to make via superhog.

BEWARE!! Host / Stay keep your security deposit (£250) for 14 days following Checkout Negative: BEWARE Having left the property in a clean and tidy state we had to wait 2 weeks (14 days) for our security deposit to be refunded as this is their standard policy. Just what you need in this current economic climate, a company that keeps your money for no reason other than to profit further whilst making you struggle financially for weeks after you check out!! We wont be using this company again.

Easy to access and great location. Lovely and clean house with all the amenities you would expect in your own home. Plenty of space with 2 living areas and lots of crockery/cutlery etc.

We had a lovely stay, the house had everything we needed and it was so well located to get to the coastal towns we wants to visit. The village is quiet and friendly. We will definitely be back again!

This place is great, the pictures don't really do it justice. It's a lot bigger in reality than it seems on the pics. Loads of room, good lay out, everything you need is available. Location is great and the pub next door is a bonus, they were lovely and fitted us in for dinner when our asda delivery was delayed. Couldn't recommend this place highly enough.

Positive: The location close to the pub was ideal. The pub is a quaint quiet place that sells excellent pub grub. There was parking for our cars. Seven of us stayed for two nights it was very good. Negative: The downstairs is open plan. Quite a lot of the noise generated down stairs is transmitted upstairs to the bedrooms.

A super house, very clean and modern, perfectly equipped with everything you need for a cosy stay. Would highly recommend staying there, beautiful little village and not too far into Filey
