Nice property but let down by poor quality facilities.
Positive: Attractive house. Comfy beds.
Negative: Light flickering in sitting room, blunt kitchen knives, no cafetière, inadequate supply of cutlery and crockery, no bedside light in double bedroom. Some of these issues reported but although response received no action was taken. Garden was stated to be dog safe but wasn't- could get under gate and through to next field.

Cosy country cottage escape
Positive: We loved the cosy feel and decor. Good amount of space for a comfortable but cosy feel. Lovely private enclosed garden perfect to let the dog stretch their legs.
We really enjoyed our 3 nights, great location being out in the countryside to get the retreat, quiet escape feel and a 20- 30 min drive to lovely towns and beaches which we loved. Would definitely recommend to anyone.
Negative: The stairs were steep so would be cautious with elderly people/young children.

We had a great few days stay at Haclin’s Cottage. The cottage itself was perfect for us, loved the space and the enclosed garden was perfect for our dog.
The location is secluded and quiet but a short drive to amenities in Fakenham and centrally placed to lots of different attractions in North Norfolk. The cottage was clean on arrival and had all the amenities we needed, including lots of kitchen equipment for cooking and dining. The downstairs toilet was a nice and unexpected find after a couple of days too!
Would definitely return to this cottage again in the future!

Pros
-Lovely location, nice and quiet
-nice walks nearby
- beautiful exterior
Cons
- description states garden is ‘enclosed’ but the gate has a big gap at the bottom that a dog could get of out of and the garden at the back has a gap so I had to keep my dog on a lead- not ideal
- really low and uncomfortable couch in the living room- which ashame when we spent a lot of time in this room
-steep stairs hard to carry a baby! - description does state this but one to be aware of
- the cot they provide had missing newborn parts and no sheet. When contacted they said it wasn’t in their t&c but therefore unusable for us.
- some of the utensils/pans have seen better days and needed a good clean
Overall the house does the job, especially if you’re out and about, but it needs a bit of TLC. Living room furniture and lick of paint here and there would greatly improve the listing

Beautiful little cottage in a great location to explore Norfolk from.
Positive: Beautiful location and lovely accommodation. Had everything we needed and hosts even left some lovely biscuits and breakfast things which was a lovely touch. My toddler having her own room and having a cotbed and high chair available was also fantastic.
(Also loved the ‘secret’ loo downstairs that only one of the group knew about until three days in 😂)
Negative: The floorboards upstairs - just a bit too rustic.

Beautiful cottage but needs TLC
Positive: Great having a separate little room for the nursery. The cottage is beautifully decorated and great location for travelling to local areas. Loved the boards games available and how peaceful the cottage location is.
Negative: The cottage needs some TLC. The paint looks tired and chipped in places. The wallpaper in the nursery is peeling in some places. The hot water stopped working twice although the host was very quick at responding and advising how we can fix this. The dishwasher was broken on arrival and I think it has been broken for a while from reading previous reviews. The baby safety gate could do with being updated as it doesn’t feel fully secure, fine for our baby who is only crawling but if you have an active walker/toddler, not convinced it would be good enough. The cot come with a mattress but oddly no sheet, we did ask in advance and no measurements were provided. Such a peaceful spot but if you want a pub or something to do within walking distance, this probably isn’t for you as you have to drive to everything apart from a kids park which is about a 10 minute walk. Such a lovely cottage but needs refreshing.

The cottage is really lovely. It’s nicely decorated and has a nice-sized garden at the back. The kitchen is well-stocked and there’s a generous selection of DVDs. The beds were very comfortable (such soft bedding!) and it was warm inside the cottage, too.
However, the dishwasher was broken, there was no sheet for the cot despite the host messaging us to say there would be one, and no spare bedding anywhere in the property which would have been useful. Also note that there’s no washing detergent, shampoo, etc.
Finally, I think their customer service is handled by an AI because most of my messages were replied to twice. I’m not against chatbots however I would prefer more of a human-touch from an Airbnb property.

We had a wonderful few days at the cottage with our two small children. It was very warm (which was welcomed on a drizzly October afternoon) and we instantly felt at home. It was spotlessly clean and the beds and sofa were extremely comfortable. We would recommend it and stay again.
GuestAirbnbFeb 2025
We spent a relaxing few days in the house, exploring North Norfolk. The house itself is in a quiet location on the edge of a small village.
We felt it was very good value for a charming property.
As others have noted, there is definitely room for some minor redecoration etc, but for the price paid there are no complaints at all. It was also reassuring to see that they have taken other reviews on board and the kitchen cupboards were better stocked with cups and plates etc.
There are two bedrooms each with a double bed, plus a small nursery. Despite signing up as two adults plus two children, the sleeping arrangements weren't questioned by the host - other families might not have been happy with the double bed for children, for example, so take a look at the photos carefully - and be sure to ask the host if you need accommodating!
We would be very happy to stay again, although perhaps we would choose a different part of Norfolk for a change.

This property is not suitable to be let out to anyone with bad hips or knees, pensioners generally.
Negative: The staircase does not conform to regulations, the treads were too narrow which made climbing them very difficult for a person in their 80s.
There were no safety handles in the bathroom to assist with getting into and out of the bath.
The lights in the living room were totally inadequate, you could not read a book it was so dark.

Stunning
Positive: The cottage was so beautiful
And the location,it was like a home from home ,clean and well equipped with everything you needed . There is nothing more I can say I would love to go back in fact I didn't want to leave

We really enjoyed our stay at Haclin cottage and would recommend it. It was perfectly located to explore the surrounding area. However, I would agree with some of the other review that this cottage could be incredible with a little TLC. I wouldn't let the reviews put you off staying, but some of the issues other reviews have mentioned months ago still haven't been addressed.
However, our family of 5 with a dog loved our stay and would visit again
GuestAirbnbAug 2026
Had a lovely stay, the cottage is cute but well sized. Clean but could do with a lick of fresh paint. The kitchen is well stocked.
GuestAirbnbAug 2026
We loved our stay at this beautiful rustic cottage, which was full of character and charm. The interior matched the photos, and the bedrooms were particularly lovely, clean and well presented.
There were a few maintenance issues that are worth mentioning. On arrival, the second door was unlocked, and we discovered the key didn’t lock it properly at night. Although the cottage was very tidy, the hallway walls looked quite grubby and would benefit from repainting.
As we stayed during very hot weather, it was disappointing that most of the sash windows either wouldn’t open or wouldn’t stay open. One bedroom window also had a cracked pane, so we were reluctant to open it in case it caused further damage.
There was also a split in one of the stairs that had caused it to bow slightly This may be something the owners would want to repair, as could potentially become a safety issue.
Overall, we had a lovely stay. It’s a very charming cottage that would benefit from a few small repairs.
GuestAirbnbAug 2026
On a positive note the cottage is ideally situated for touring Norfolk it’s is very tranquil and safe for both dogs and children with lovely walks nearby with lots of wildlife a deer visited the garden most mornings
It was lovely and cool inside and the fridge freezer large and excellent for our needs .The shower is powerful but covered in scale and mould
On a negative and taking into account it is an old property it definitely needs a thorough clean, cob webs / hairs and stains on all the furniture .Windows filthy all around ,in the utility the bins had been emptied but they were very dirty inside
The sofa was very low and in such a poor state we could not sit on it Other chairs upstairs were worn and dirty
The stairs are very very steep
The dishwasher is unusable unable to close the door as the outer case has falling off it and it has definitely been like that some time
I don’t like leaving bad reviews and it’s such a shame as with some basic TLC this cottage would be awesome.
kevinBooking.comJul 2026
Positive: The location was perfect for us and the cottage had everything we needed and very quiet
Negative: Cottage was a little tired in places decor wise and the sofa could do with replacing, also a handset on the shower would help rather than just a rain head but neither detracted from our stay

Lovely cottage. peacefull just right to unwind
GuestAirbnbJun 2026
We had a lovely few nights staying at Haclin Cottage. It was exactly as described. Private parking space which was big enough for our large car. Garden was partially secure so had to keep our dog on his lead when using the garden. Beautiful surroundings and could hear the farm animals nearby which was lovely. Ideal spot nearby to Fakenham and around 30-40 minutes drive out to picturesque Cromer, Burnham Overy Staithes and Wells-Next-The-Sea. The Fat Cow is a must for delicious burgers! Would definitely come back! Thank you

Enjoyed our stat. The house is spacious and comfortable. It’s ideal for seeing North Norfolk. It’s deal for sitting in the garden tho we were unlucky with the weather.

Negative: 4th drop top stair needs fixing - feels dangerous
GuestAirbnbMay 2026
The cottage is in a lovely, serene and peaceful location, making it a great place to relax and unwind. The setting is ideal and it’s easy to get around the surrounding area.
The property has the rustic charm you would expect from this type of cottage, which we appreciated, however it would really benefit from a deeper clean, as some areas felt quite dusty. A little TLC and general refresh would also help bring some life back into the property and enhance the overall experience.
Overall, we enjoyed our stay and the peaceful location was definitely the highlight.
GuestAirbnbMay 2026
Highly recommend staying here! We had a very peaceful few days in the country with our dogs. Home was clean and as you see in the pictures!

We had a wonderful 3 night stay at The Cottage as a family of 5.
The cottage was delightful to arrive to. Quaint and decorated to create a cosy feel. Facilities were great and super functional for a family with the utility coming in very handy for our youngest Child (3 months olds) needs as well as a dedicated nursery room and large dining table which provided a view of the garden and countryside beyond for meals.
The cottage is positioned in a great location to travel a short distance to many local attractions and enjoy leisurely entertainment.
Wells-next the sea is a short drive away and a beautiful sandy beach with a quaint seaside town full of cafes, independents and everything you'd expect for a traditional seaside town.
Penthrope Nature Reserve - lots to do for the whole family and lovely reserve walk and cafe for couples too.
We also visited Sculthrope Mill for Sunday Dinner and enjoyed some absolutely delicious food in a beautiful setting.
Thank you for a lovely stay.

Lovely cottage, let down by the poor dark flickering light in the lounge which has been noted on many reviews on Host & Stay website\nThe dimmer switch does not work , impossible to read or do anything in this room apart from watch tv in the dim light.
CarolBooking.comDec 2025
Adequate for our purposes. Would def stay again if just the lighting was fixed.
Positive: Spacious. Clean. Stylish.
Negative: Very poor light in lounge- impossible to read. Dimmer switch faulty. Sofa comfortable but too low to get out of. Stairs need a rail on either side for safety- the treads are very narrow.

Disappointed and disgusted
Positive: Location
Negative: Unhygienic we slept on a mattress covered in pee stains
Company offered to bring out a mattress topper to cover it up
Various other hygiene issues
Bare electrical cables in bathroom dead flies dirty crockery and cutlery
Sofa that had collapsed and smelled of damp

Nice property but let down by the booking chaos, cobwebs and lack of proper lightbulbs!
Positive: Lovely house and location. Let down by the admin and the housekeeping.
Negative: Booking was almost impossible, with Host and Stay saying they could not take payment via booking.com and referring us to their own page. We then tried to pay online (wouldn't work) by telephone (wouldn't work but told the problem was their end not mind), and were then sent an invoice. Eventually phoned them again and paid over the phone - but still kept getting e-mails chasing the unpaid invoice.
We were given a code to the key safe - but it would have helped if we had been told where the safe was. Arriving the dark, with no street lights we had to hunt to find the box - which is around the side of the house by the vegetable patch, in case you too are looking for it!
Bathroom had lots of cobwebs and there was peeling paint on the ceiling.
Could not read or sew in the lounge because the trendy lights were so dim - so we spent our evenings upstairs where there were proper lightbulbs.

Peaceful
Positive: Lovely peaceful location
Negative: Small things, but the lighting in the lounge is poor - can’t sit and read. Would also have been nice if there had been a log burner fitted, not just the pipe left exposed in the fire place

Great base for a short stay to explore north Norfolk
Positive: Booked the cottage for a short stay with my sister who was visiting from Australia. Overall we enjoyed the cottage which provided a great base for exploring the north Norfolk coast. The cottage has character with some quirky features. The welcome pack of bread, orange juice, bananas and biscuits was appreciated.
Negative: The decorative state of the cottage is starting to look a little tired. The sofa in the lounge is rather uncomfortable as you end up slouching because it is so low and wide, consequently it is difficult to get up from for those of more mature years. The lighting in the lounge is pretty dim and could be improved. Finally, the second double bedroom could do with either some bedside lamps or have wall mounted lamps that you can switch off at the fitting rather than having to get out of bed to turn off at the light switch by the door.

Negative: Only the sofa as it was hard to get out off, but we are old

Charming cottage
GuestAirbnbAug 2025
The cottage was lovely - a quaint location with nice pubs within driving distance.
The property was clean and well stocked with tea, coffee etc.
The only downside of our booking was the property managers agreed to adding an additional night to be paid directly. The week before I messaged to confirm this to which they advised they could no longer do - so I suppose from this I would encourage others to book the entire stay through air bnb
GuestAirbnbJul 2025
Lovely house in a great location, but let down by poor cleaning and some damaged furniture. The house is beautifully decorated, and the snacks and milk left for us were appreciated. However, the internet was very slow (~2Mbps), though the DVD selection helped. Some furniture was damaged, including unsafe wardrobe doors in the master bedroom with broken hinges, and a cracked stair that felt unstable. The stairs are steep and may be unsuitable for older guests. The biggest issue was cleanliness: dirt and hair in kitchen drawers, and the bathroom had a strong mould smell. The shower curtain had black mould, and there was red mould in the tile grout. We contacted the host but mainly received automated replies and were promised a cleaner who never arrived. After that, communication dropped off entirely. It’s a shame, this home was once clearly cared for, but now feels neglected by a management company cutting corners for profit. A disappointing experience overall.

Absolutely loved our stay in Norfolk! The Airbnb was spotless, cosy, and had everything we needed for a relaxing break. The location was perfect—peaceful, with beautiful countryside walks and the coast just a short drive away. Our hosts were welcoming and thoughtful, making sure we felt right at home. Would definitely book again!

Haclin's Cottage is a lovely place with every amenity you will need for your stay. It is in a picturesque and remote setting but not to far from civilisation on a bike or in a car.
I would have given the place 5 stars but whoever was kind enough to leave bread, milk and biscuits for our arrival forgot to switch on the hot water and subsequent poor communication (and a supposed visit by an engineer which never happened) then left us having cold showers for two of the three days we stayed.
I eventually found the boiler control and sorted it out myself.
ps. its in a hidden cupboard on the RHS of the downstairs toilet just in case any future renters need it!
