Beautiful house with lots of character - the garden was a plus. Great location close to town, just a bit of an uphill walk but this is Brighton so it was expected. My friends and I had a great time here, we felt right at home. Communication was always very prompt even in later hours which was greatly appreciated when we had to clarify the check out time. Thank you for a lovely stress free stay

The house is lovely and beautifully decorated. However if you are booking the house for 6 people as we were I would make sure you ask for the sofa bed to be made up. It wasn’t for us and we had to share pillows around as we couldn’t find any for the sofa bed. Also the seating in the sitting room isn’t very comfy and there is only really seating for four. No dishwasher tablets so couldn’t put the dishwasher on. These are niggles but I think worth knowing. I would stay again but only with four people.

We had booked two nights which cost over £450. We were happy to pay looking at the lovely pictures. As soon as we arrived we were met with a dusty smell. Going into the living room we were greeted a vase of dead and rotting flowers in the fire grate. The tables were dusty and the sofa emitted dust when you sat down. The ledge out to the garden was dirty and living room rug had multiple large stains. There were numerous mud smudges on wall. In the third floor bedroom there was a large stains in the middle of the carpet that looked like sick or urine. We immediately contacted the host who requested we made a complaint. They told me it would take 7-10 days to look at even though I uploaded ten photographs. I have waited to write this review with hope they would compensate but we are at day 8 now. We left after first night as it was filthy. This company ruined our birthday celebrations. Avoid this property
Lovely house, perfect for 5 of us to stay for my brother's wedding. What I really appreciated was the care in customer service, I'd had an issue with the payment process which Airbnb customer service were not helpful in supporting. The host really went out of their way to support me with it (even though it wasn't their fault or responsibility!). Thank you :)
The good bits first:- House was in a good location, comfy beds, easy check in and straightforward to find. Property was perfectly fine for what we required and was overall good value. Bad bits:- Kitchen was dirty on arrival with washing up left on drainer and dishwasher not emptied, food on floor and on oven, and empty cans in bin. Previous guests dirty socks were in the main bedroom and the cutlery items were not clean. Also be careful about the parking here, you can only park for 4 hours max in the allotted bays for Pay by Phone and you can’t extend this. It was only down to a very kind resident nearby who gave us a residents permit that we were able to stay parked near to the house. The local car parks are otherwise very expensive. I feel that maybe the management company who look after this property should offer permits at an additional cost which are £3.50 each. This would avoid guests having to return every 4 hours to move vehicles about.
Beautiful property: stylish, clean, and well equipped. We stayed for a week over Christmas and will definitely book again.
Had a great stay at this lovely house. Walkable to central Brighton but it’s also in a quieter, very nice residential area. Lots of nice pubs etc. The house is really nicely furnished with a cute garden and felt lovely and clean. The owner was super responsive when there was a minor heating issue and it was immediately rectified. Would highly recommend this property and definitely consider going again

Lovely peaceful area, short walk into Brighton centre, although the walk back is uphill!! House was lovely and clean, beds really comfortable and didn’t need anything that wasn’t already provided.

Had a very enjoyable stay in Grove House. Charlie was super helpful throughout the booking process and on hand to answer any questions any time of day! The house was beautifully decorated with all the essential necessities. Short distance to shops and the beach. Glad we paid for the parking permits for on street parking too. Will definitely book this house or with Host and Stay again.

Lovely house, perfect four our young family of five. Really enjoyed our time together here. Parking on street outside. About 15-20 mins walk to Brighton seafront to all the attractions. Lots to do for families, and having been here lots for stays and nights out pre-children, we weren't sure if Brighton would have so much to offer but we were so impressed. Also we had fantastic weather! A great house to base yourself in Brighton.
Lovely town house within easy walking distance of Brighton town centre. Very clean, well equipped and comfortable. Charlie was excellent with the communication , friendly, prompt and knowledgeable. The rear courtyard was a charming place to sit and have a break, very quiet and a real sun trap! Overall very highly recommended ⭐️⭐️⭐️⭐️⭐️
Nice house. Comfy beds and great bathroom / kitchen. Liked the decor. The street was quiet ( well if you ignore the gulls). Location - it was on the edge of the town about a 20 min walk from the beach. Not the prettiest walk back to the house but the street was nice.
Lovely place, good location
Nice little house, very well maintained. Well located, beach/city centre / station all within easy walking distance. There is a little supermarket not far. We were 4 adults and 2 young kids, and the house (although not really equipped for young children) was very manageable with kids. We found that the dinner table would have a bit tight for 6 adults.
This was our second time at this lovely Hanover house. We love the house, it’s comfortable, clean and close to the city centre plus all of the brilliant pubs in Hanover. We will return soon! Thank you ☺️
It could definitely be a 5* with one or two little tweaks, but this had a very homely feel to it, which was great. Beds were very comfy, shower / bathroom was a nice big size, shower was modern, a shame we didn’t make use of the large bath tub. Kitchen had mostly what we needed but the lounge area was a little small. Nevertheless, we still felt cosy and at home. Yard was nice and private and location wise, a short walk to the beach front and in a good location for cafe’s, pubs etc, though we weren’t here for the pubs. I would ultimately recommend staying here, and if visiting brighton again, i would consider booking this property.

The ratings we have given feel a bit harsh if we are only considering the property we stayed in, which was nice, in a good location and the only real issue was that it was quite dusty and only superficially cleaned. The issues we had are all attributable to Host & Stay - the company who run this. They are quick to reply but gave us incorrect information on whether pets are allowed, whether parking was available, whether there was a garden and check-in and check-out times - multiple times. Despite there being no bookings 5 days either side of our stay we were initially told there was no chance for flexibility with times. After we offered to pay for this they were going to charge £77 for 2 hours either side. The owner came round as we were having difficulties with the heating and was very helpful. He told us he could provide parking permits if we asked the hosts. We were then only sent a link to a car park. They called us 1 week later asking where the "permits" were. Felt like A.I.
Beautiful house in lovely Hanover. Walking distance to lots of pubs and town. The house is very homely and beautifully decorated. Beds were super comfortable, shower was lovely and the kitchen was well equipped. We were a stones throw from friends and family so it was perfect for us. Thank you, we will return one day 😊
We had an amazing start at Groove Townhouse. It was just right for 5 of us for a visit to Brighton. The house was super clean, in a quiet residential street near some great pubs, especially the Geese, who do amazing Pie & Mash! We’d certainly choose to stay here again next time we visit Brighton. Finally, Charlie was very responsive to everything we needed leading up to, whilst and after the stay. Thanks Charlie!
Lovely residential area, a leisurely stroll in to town (with a good little hill climb to keep you healthy!). Comfortable rooms and homely feel.

We absolutely loved our stay! The house was gorgeous, it had everything we needed, the beds are so comfortable, everything was clean, and lovely soft towels! We loved the garden at the back, great space and loved all the greenery! The location itself was perfect, a short drive to the main areas and also some lovely pubs and places to eat very nearby! We will definitely stay again next time we return. The host is very responsive and friendly, with clear instructions on how to access the home. Thank you for having us!!!

Very homely The house is a rare mix of feeling both homely and practical for a holiday house. We loved that it had so much character. It’s in a peaceful spot and a good retreat to return to at the end of a busy day. Comfortable beds and we all slept well, except for the noisy seagulls. Walking distance to a few nice pubs, parks and coffee spots. We found paid parking on the road near by, but it’s not cheap

Good base for a weekend of activities in Brighton.
We were excited about the location, it is near the centre and very accessible by foot, many pubs and shops are nearby. Sadly we were given the wrong keycode and had to wait a while for help.
Great house and super location, 15 mins from the sea front. Nice decor throughout and a well equipped kitchen area. Had to make up the sofa bed ourselves but hadn't realised this would be the case and lacking a few pillows. The team were quick to respond to messages before and during the stay.
