We had such a lovely stay here last weekend while celebrating my husband’s and son’s birthday. From the moment we arrived, the house exceeded our expectations, it’s so much bigger than it appears and instantly felt warm, welcoming and homely. The space was perfect for our family, with plenty of room to relax and enjoy the weekend together. Everything was clean, comfortable and well thought out, making it easy to settle in straight away. It really felt like a home away from home rather than just a place to stay. We made some really special memories here and couldn’t have asked for a better setting to celebrate. We would absolutely love to return in the future and wouldn’t hesitate to recommend this place to others looking for a spacious, cosy and welcoming stay.

The house was a great space with 4 big bedrooms with enuites, which was perfect for our family weekend away. The house is in a perfect location in the village, great for easy access to walks and the local pubs. The only thing to note was a lack of crockery, glassware and utensils. Would stay here again and recommend to others.

Excellent family holiday, we enjoyed local walks and the local pub. Our daughters loved the huge back garden and treehouse, we will definitely be back in the summer.

The house was just beautiful and ideal for our family, which included children, toddlers and a dog! The kitchen was particularly attractive with a separate dining room and wood burning stove. Excellent restaurants and coffee shop within a few yards. Also a perfect, quiet play park close by. Garden amazing and the only little fault was that we could have used some more garden furniture as we were so lucky to have glorious weather! Hopefully will try and return next year 🤞

We really enjoyed our stay over the Easter weekend. The house is in a lovely little village - with a number of pubs and a cafe. We also enjoyed a walk to and round the local reservoir (around 20 mins walk away). The house itself was stunning - the kitchen felt much bigger than the photo made it seem. With two living rooms there was plenty of space for us all. The bedrooms were spacious, all with an ensuite. Our favourite bit was the garden. It was absolutely huge and great for the children. It’s a shame there’s no picture of it for people to see. It really was a highlight. We enjoyed our stay and would certainly stay again.

We hired Dales place so that our family could attend a wedding. Accommodation and location was excellent for this purpose but owing to time constraints we would not able to fully enjoy our surroundings. So hopefully we might be able to return to this excellent accommodation in the future.

We had a beautiful stay at Graham House. The house itself had plenty of room for all of us, and the garden was an incredible space where the children could run and play. There are plenty of walks in the local area, but for more child friendly activities we went a little further afield, to Whitby and Hutton-le-hole which were both great.

Graham House was a perfect stay for a lovely surprise family birthday celebration. It had everything we needed, great space - inside and out, lovely furnishings and well decorated. Also perfect for the four legged friends 🐾 The local pubs were also very welcoming and dog friendly too.

The most beautiful house in a picture postcard stunning village. The house was exactly as the photos and description, so spacious, lots of room for our two families of four. The kitchen was well equipped and bedrooms comfortable. The garden is an added bonus, it is huge! Gorgeous surroundings and plenty of space for the kids to play. The local village pubs are full of character and great for food and drinks. We loved our stay, this house is really special.

We were a group of 4 couples so the 4 double-bed all with en-suites is a perfect fit. The place was great for our group and everyone loved the accommodation and facilities. We'd definitely consider staying here again. Since I booked the house at the end of March there have been a few reviews that mention the top floor mattresses, especially the one in the left room needing to be replaced, also it's a zip-link mattress when the base does not split so adds to the discomfort unnecessarily. As I was responsible for making the booking we took the room with the worst mattress and it is quite uncomfortably thin or tired and this was disappointing for us as when I booked there were no negative comments on the mattress but they had appeared several times since. Hopefully the mattress issues will be sorted. The house facilities and standards are very good, although it could do with a once over to fix minor issues with hooks and fixings that have been pulled away from the wall/door over time.

great house in a great location. Positive: great location at the heart of the village. shop and 2 x pubs within 100m. House was large enough for our party of 4 couples. Negative: A welcome pack would have been a nice touch. No oven gloves or dish sponges.

What a lovely cottage in a beautiful village. All six of us staying at Graham House had a fanatastic time. Graham House is well appointed and very comfortable. The bedrooms and bathrooms are large and comfortable, the showers (at least the shower I used) was suitably hot and powerful, there are plenty of sitting areas, the dining table is large and in a spacious room and the kitchen is large and well lit with the skylight. The garden is enormous and full of birds and rabbits. we were able to enjoy the warm spring weather during our stay. We would have no problem returning to Graham Cottage or recommending it to friends. Excellent.

We had a fantastic couple of nights here. The place was perfect for a group of adult friends to spend some time together. The garden is huge and we got some really good views of the moon through our telescope! We also took a walk to the nearby Mount Grace Priory House and Gardens-would recommend. Lovely local pubs just minutes from the house too. There is a lovely big free standing bath at the property too so would recommend packing some lush bubble bath!

Lovely house to stay in, with plenty of room. Great local pubs. Parking not an issue if you are a large group. We will be back.

Dale’s place was comfortable and spacious, with lovely features like a log burner and modern kitchen. There was ample space for the 7 guests with each room having its own en-suite, and two separate sitting rooms. There are several nice pubs within walking distance of the house as well as various nearby walks. We thoroughly enjoyed our stay!

A great place to stay if you're wanting a few quiet days away surrounded by beautiful views. A pub, a cafe and a shop a one minute walk away. The beds are very comfy and rooms are big and spacious. The host was quick to reply. We will definetly stay again.

Fantastic cottage with excellent amenities, the garden was huge which we all loved. Graham Cottage is in a perfect location for walks in the country or coast.

A lovely house in a beautiful village. All bedrooms are very spacious with good size en-suites. The garden is not mentioned in the advert but such an added bonus. Loved watching the wildlife exploring the garden. We had a great stay for such a reasonable price.

Massive potential, but let down by easily-fixable issues. Positive: The actual house is beautiful, 4 en suites a real luxury and it's a fantastic location. Negative: We were there one year ago, and gave the feedback that the kitchen needed to be re-stocked. Nothing had changed and obviously more had been broken in the year. For instance, in a house of 8, having only 4 glasses is rubbish, all of the freezer drawers had broken etc etc. It's not a cheap house by any means, and drinking wine out of a mug and constantly running a quarter full dishwasher seems a real pity. It's so easily sorted if any attention were given.

Lovely house for a large gathering, lots of room. Positive: Very spacious and multiple bathrooms and large dining area and kitchen. Each bedroom has an ensuite. Modern but also with original features. Negative: Very dusty, lots of cobwebs on the ceilings and walls. The mattresses on the top floor are very uncomfortable. Dishwasher doesn’t clean that well. Drive way isn’t easy to park on.

Positive: Location is great. Negative: If I'm paying around £3000 a week for eight birth accomodation, I expect it to have eight wine glasses not five!! Also not enough forks for eight people - really poor when your setting a table for Christmas!!!

Location was perfect although the Fridge never got cold enough. The beds on top floor need new mattresses and the bins were all full when we arrived which wasn’t a problem but we didn’t like to leave rubbish overflowing. Other than these small issues the place was clean very spacious. The garden and surroundings were lovely plenty of space for my dog to run about. Overall we’d definitely stay again. Thanks

Great sized house and garden but many small issues, some essentials not present or in good condition , could be lack of Positive: The space, clean en-suite bathrooms for each bedroom, large kitchen and big garden. Dog friendly Negative: It was advertised as luxury but wasn’t , the towels and bedding and quality of some furniture ( ikea type flat pack) and blinds were basic not luxury’ Fridge faulty , had been mentioned in previous reviews. Froze fresh fruit and veg and had a pool of water in the bottom Washing machine wouldn’t empty the water after rinsing. Pond in garden hidden by plants and a long flight of steps up to garden without safety rails were not mentioned in house info. Dangerous/ broken tree house. House is sold as child friendly Outdoor rubbish was not collected, bins overflowing and rubbish bags stacked up from previous guests so it started to smell as it was hot Some beds weren’t comfortable The majority of blinds wouldn’t open or pull up, as cords missing or broken or had become unattached, some we could repair easily and got working Settees look great but not comfy, especially if tall as seat very narrow Dirty highchair Not enough towels for number of guests, some were poor quality and had marks, not enough hand towels for guests no bath mats Not every bathroom had soap, toiletries etc Toilet roll holders had come off walls but fittings left behind Downstairs toilet had no towel or soap A few areas not properly cleaned, burnt food in oven, dead flies behind blinds, greasy tiles and very greasy extractor over cooker, sticky and dirty cupboard shelves No washing up liquid or a cleaning product but you have to leave the home clean on leaving! Roasting tins and oven trays so poor and damaged they were unusable and flaking Unpleasant, rude neighbour on one side who has obviously had problems in the past especially over people trying to get into the parking space Tried to explain problems on arriving and after first night by phone or live chat but neither available. Email was responded to by ‘we’ll redo a full clean’ this wasn’t what was needed! We wanted soap, towels, cleaning products, useable bakeware. We went out and bought them.

Gorgeous house, lovely trip Positive: Gorgeous house and incredible to have four generously sized ensuite bathrooms in lovely double rooms. The kitchen in particular and the house generally are stunning. The huge garden is so undersold with no pics, but it's like a tidied, pretty expanse of enclosed countryside. Great location on the edge of a beautiful village with good pubs a few doors away. Negative: Constant hammering with messages from Host & Stay from booking and throughout our trip. But as soon as the booking ended mine reminding them about urgent repairs for future guests (leaking bathroom ceiling plus broken oven) were automatically rejected. Had to find an alternative email address on the website and then I was dismissed with a yes we already know about the leak (my husband had reported it on the phone the day before) but no acknowledgement on the oven. Also parking at the house itself is very tricky and we opted for a side street nearby instead.

We had the most wonderful weekend in Osmotherly! This accommodation is perfect for a family gathering/get together. We couldnt fault it!

Do not book this property Positive: The house is well located close to the village centre Negative: The washing machine was broken and each time we reported this, we received an automated response. After several weeks Booking.com's customer service team stepped to resolve things for us.

Family of 7 stayed 3 nights the house is beautiful and right in the centre of the little village, we did 2 of the local walks and the scenery was stunning, we ate in the golden lion which was lovely and had coffees and cakes in the village coffee shop also really lovely i would definitely go again and would have no problem recommending

The house itself was lovely, and exactly as the photos describe. Garden was fantastic for the dogs. However neighbours were aggressive and rude about car parking, loading and unloading. There was only 1 towel per person for a 4 night stay which was disappointing. All mattresses apart from the attic right hand side room were new and supportive. The other mattress was unsleepable, old, gave me a horrific sore back and hardly slept the whole time. Do not stay in this room if you have back or sleep problems. The fact it hasn't been changed is shocking. The floors and tiles in the rooms were dirty, dead spiders and there was cobwebs all over the showers in the attics as if no one had cleaned them in a month. Some of the drawers and blinds are broken so do not touch and if they fall down tell the host immediately so you don't have to pay for it. Simple things like only getting 2 dishwasher tablets for a family of 8 over 5 days just seems bizarre to me. Remember this is a company not a home.

This is a lovely home in a great location. A good space for 8 adults to get together. The communication before and during was excellent. The beds were a mixed bag. Some very nice and comfortable, ours on the top floor was a bit uncomfortable. You could feel the springs on what felt like a cheap mattress. The sheets and surfaces were all very clean, but the corners and harder to reach places weren’t. Where doorstops meet the wall, had dust webs, the walls were marked throughout, and the corners of rooms had piles of dust. But… It’s an Airbnb with I’m sure a load of people passing though, it could never be immaculate, but it could have felt a bit cleaner. That being said, it was a lovely and comfortable space, i would definitely recommend it to anyone looking for a group get away, and… this is the countryside, so perhaps I’m being unreasonable about cleanliness, it was ok - but not pristine.

A beautiful house with a lovely big garden Positive: The house was beautiful and the rooms large and airy. There was a lovely large garden at the rear of the property. Great location at the heart of the village. The beds were comfortable and so were the sofas in the lounge. Overall we had a lovely stay with plenty of room for the 8 of us. Negative: The house could have been so much more if the little things such as cleaning properly and fixing broken things had been attended to. The weather was very hot and I think fans in the bedrooms would have been a good idea. We opened the windows but this was awkward due to the Venetian blinds - which were very dusty! After reading other reviews, I discovered there was a garden of which no mention was made in the description. I asked a question before we came about if there was garden furniture and received no answer to this. I’m not sure why you don’t add the garden to the description as it was definitely a feature for us.

Very pleasant overall but could have been cleaner. Positive: Comfortable and spacious. Nice location. Negative: A lot of traffic noise at times, dog barking next door, church bell chiming every quarter hour during the night. Only one tea towel and no hand towel in the kitchen. No kitchen roll. Dishes in cupboards not clean. Some woodwork, especially downstairs toilet, grubby.

Not quite first class, sadly. Positive: large house and a premium property that met our needs, well planned and spacious Negative: Not enough glasses, no welcome pack, insufficient cooking kit, no coffee caffetiere, no washing tabs and one dishwasher tab. Kitchen blind broken and just left on sill. Poor preparation. Complained to the house managers but no follow up yet. This was a real disappointment for a premium property and let the owners down we felt.

Excellent place to stay, very good sized bedrooms and the en-suites are extremely handy. garden was a plus side as didnt really know it had a garden, it is enormous! we loved seeing the rabbits. House was clean upon arrival and the kitchen was fully usable and had everything we needed. We will definitely be back! Perfect location for walks and good pubs, especially the Golden Lion.

this cottage is right in the heart of osmotherley village which has 3 pubs a shop and amazing walks. The cottage is large and welcoming with the most beautiful garden it’s huge. I would highly recommend

A very comfortable and well located four bedroom house with excellent amenities in this pretty village. A few little improvements could be made to fix a few wobbly items but otherwise we have a very pleasant stay and will look to visit again

We really enjoyed our stay. The house is lovely and spacious inside with a nice living area downstairs and a particularly delightful kitchen. Can't fault the location either. The walks and views are stunning, plus there's a good number of amenities in Osmotherly, especially considering how small the village is. The host really should add pictures of their gorgeous back garden. It's huge! Definitely another highlight of our stay. I'd highly recommend this place to anyone.

Stayed here for my birthday with my friends. Lovely little village with pubs and nice surroundings. The house itself was lovely, perfect size and modern as expected from the pictures. No complaints from us. The garden was a huge bonus!!

Lovely location. House was very modern and spacious, perfect for groups. Garden was much bigger than expected which was a nice added bonus. Lots of walking routes nearby. The house had room for two cars directly outside on a driveway area, however we received a note from neighbours asking us to move one of our cars. We were a little confused by this as the neighbours had their own private driveway and would be blocking our car in if they used the second space. Was not an issue though we there was plenty of street parking.

Beautiful house in a beautiful village - and it is very spacious, so ideal for a group of eight. Lots of shared spaces on the ground floor, which allow you to spread out. Comfortable beds throughout, and really nice to have an ensuite bathroom for each bedroom. We would happily return if we were in this area again.

Lovely village with a great pub only a minute away. Great walks around the area and a large back garden, which helped to tire our Spaniel (even after long walks). The house was spacious for 6 + dog and had everything we needed. We parked on the street with no issues (parking space in front of house ok for small cars only). I would recommend this place to stay.

It was freezing. Positive: Location and number of bedrooms Negative: We didn’t like the fact that during a very cold spell in January when we stayed, the heating and hot water went off. We were freezing and unhappy about having to take cold showers. The problem wasn’t resolved because it was caused by the oil having run out. This was a mistake that should not have happened.

lovely stone cottage in osmotherly, a picturesque village with (at least) 3 pubs. I would particularly recommend the golden lion. this is an excellent Airbnb with good sized rooms, good amenities, nice linens, comfortable beds. really nothing to complain about except a couple of low doorways if you're tall

Lovely house in a great location.

Parking at the house is suitable only for very small cars, others need to park on the road. \n\nThe house is very well equipped ( especially the kitchen) and had a good wifi coverage. Some areas of the house could do with re-decorating, cleaning was ok but not perfect. The mattresses on the top floor need replacing.\n\nOsmotherley church bells chime every 15 minutes ( also during the night). This may be an issue for any light sleepers.\n\nOverall we had a very pleasant stay, and hope to return.

Spacious property that is severely let down by poor cleaning, very poor mattresses on the top floors, some decorating issues with flaking paint, poor maintenance of some fixtures and fittings and broken bedroom furniture. Poor communication and lack of effective corrective action from the hosting company further impact the experience at this property. What made our stay so poor was that we raised the mattress and cleaning issues more than a week before our stay, having seen some recent reviews, and the hosting company, who had to be chased for replies, made assurances about cleaning standards and the mattresses that were clearly inaccurate. Specifically, the top floor mattresses are steel sprung with so little padding you can feel every spring. Cleaning standard was poor, we found sweet wrappers and dirty tissues left in bedside drawers, empty drinks can left under one sofas and dried food remnants on the kitchen work surfaces See other reviews with similar comments before booking

Beautiful house in a great location! The facilities were excellent, and everything was spotless and well-maintained. We’d definitely love to go back, and some of the hosts other destinations look absolutely fabulous too. Highly recommended!

Great weekend away Positive: Spacious house. Each bedroom having ensuite is excellent. Kitchen well equipped and great location with pub and cafe nearby. Loved our weekend here. Negative: Nothing - didn't attempt to park in designated parking opting for on road instead.

Lovely house, management needs a shake up Positive: The house is large with big bedrooms, 2 sitting rooms, a dining area, and large kitchen. We never felt like we were on top of eachother no matter which room we were in, the underfloor heating also kept the rooms nice and warm. The furniture was well kept, and smart TVs in each room helped keep the entertainment flowing throughout. Negative: Despite the description detailing parking, we were unable to park in front of the house or at the rear and had to park down the road due to the size of the driveway. When we arrived there was a bin bag full of rubbish on the kitchen floor & underwear in the washing machine. There was also various brackets,fittings & rubbish in a lot of the drawers. The constant attempts at upselling on the run up to the trip was tiresome and annoying, especially when it went from emails & texts to phone calls in an attempt to sell earlier check ins or late check outs

Well situated poor cleanliness Positive: Good interaction with owner after and before key collection. House was situated in nice village. Negative: The cleanliness of the house was very poor, every room had cob webs and spiders, dead flies on window cills, mould within shower cubicles. The pictures online were certainly not reflective of cleanliness. Outside area could also have done with a tidy up. Compared to another property we rented in April for similar money this property was way below the expectations.

Lovely location - not far from York and 10 minutes to Northallerton. Rare to find 4 BR en-suites . It’s a period property but is well equipped with what you would need for a few days .

The house looks just like the photos. Minus the fantastic garden. Unfortunately we didn’t have a great stay. There is parking for 1 car in front of the house but only a small car. The house was clean, but I would say surface clean. The house did n’t smell clean and it felt like it needs a really deep clean (shower heads, carpet cleaning, drawers, under the bed etc). However the worst bit of the stay was the 2nd floor mattresses. The bedrooms on the 1st floor were great and people slept well. However the mattresses on the 2nd floor desperately need replacing. As adults you can feel the springs and the mattresses are flat. We didn’t sleep and are currently seeking compensation as the problem was raised on the 1st morning and no resolution was given for our stay. All in all it felt that the house needed abit of love and fixing up (regrouting the bathroom tiles/fixing the towel and toilet roll holders). Doesn’t need a lot to make the house brilliant. Just not there for our stay.

Beautiful house with lots of space and great garden

Amazing location and could have been an amazing stay. Parking was not easy, cleaning was awful and didn't compliment what was an amazing house. There are also a number of maintenance issues that need addressing. We had a problem with the carbon monoxide alarms during our stay and although the response was very quick what was promised didn't happen and no clear guidance but continuous reminders not to damage the property or there would be a charge.

Lovely house spacious and homely, great area to use as a base to explore. Good response from the host. Would recommend and would definitely return ourselves for another visit.

The house looks great and is in a nice place and has lots of space but be aware that the mattresses are pretty flat and with the exception of one pretty uncomfortable. We had a few communication issues with the hosts but they were responsive.

We had a wonderful stay. House was as described, very clean and a lot of space. The communication was great in the build up to our trip and during our stay. They were flexible with check in which made it easier for us. Would definitely recommend a stay at this property

It is well situated for exploring the North Yorks National Park and Osmotherley is a lovely village with all the facilities we required, including a great dining pub within a very short distance. We had a most enjoyable short stay and would definitely recommend Graham House to others. Thank you for a lovely experience.

Lovely peaceful stay. Not a lot to do in the area, but nice for a quiet weekend. The property is beautiful and in a lovely location. Clean on the whole although some things like sinks and floors werent cleaned thoroughly.

The property is gorgeous and spacious. I can't complain much, it was everything we needed. Small complaints: loads of kitchen storage but not much was provided, bath tub looked lovely but I wasn't getting in it, not super clean. Thanks Dale and team, you did a great job. Would consider staying again if in the area!

We had a great stay! The host and owner was super helpful during a short power cut due to the storm. The house was beautifully designed, and we’d definitely stay again.

Fabulous property which looks just like the pictures and is well equipped. Location is in a lovely small village with a little shop and a couple of good pubs that do food. Northallerton is only a short drive away too which has great amenities.

Osmotherley is a lovely town, surrounded by interesting places to visit the local pubs are lovely, the food at the Queen Catherine was especially nice. the fish and chip shop is closed unfortunately the house was warm and tastefully decorated. the beds were very comfy and the showers fantastic.

A very beautiful house! All the bedrooms were perfect and extremely comfortable. Garden is huge and there are beautiful views. The kitchen is stunning. We felt very lucky to have found this place. Osmotherly is a gorgeous little village with 3 pubs and a cafe.

Great location, with 2 pubs serving food within a 2-minute walk from the house. The house itself had plenty of room for the six of us. The kitchen with the orangery is vast and offers garden views, although attention should be paid to cleaning inside the cupboards, crockery, and cooker, as we found many of the cups were heavily stained. There are four double beds, but only the four-poster on the first floor had a good mattress; the others were, in our opinion, of cheaper quality and needed replacement. We were not expecting the lack of hand soap in all the bathrooms, and we have never stayed anywhere else where this is not provided. Even considering the points raised, we would certainly stop here again as they were minor overall and easily rectifiable.
