Great property... beware extra costs & requirements. Positive: Great location, very smart flat on the top floor of a terraced house (observation; final flight of stairs are steep with small treads) and only 4 min walk to the station and shops. View of the sea from the front windows; a short walk across the road and down the cliff to the beach. Don't be fooled by the tatty entrance to the building; the flat itself is very smart, clean, and tidy, and facilities within are perfect. Negative: This property is a little gem, and perfect for a couple. Overall, we enjoyed our time in a well-maintained property that the owners are clearly (and justifiably) proud of. HOWEVER, there are some aspects that (for us) took the shine off our stay: Last minute demand from Host and Stay for either £25 "damage waiver fee" or a £250 bond to cover for damage. I feel this should be included in booking details and not sprung on guests as an extra later on; it added over 10% to our costs. Further "updates" and welcome messages from Host and Stay included references to damages, various fees for late check-out etc. Maybe they have some pretty dirty/careless/rowdy guests, so this is considered necessary for a couple spending two nights in a one bedroom property 🤷‍♂️ The "guide" provided by "Host and Stay" has some very helpful and useful information. But it also contains "check out procedures" requiring guests to carry out cleaning tasks. (Bag up towels, strip the bed and bag up sheets , pillow cases and duvet cover, empty bins to the outside of the property, wipe down all surfaces with disinfectant) It felt more like a 1970s Youth Hostel, with guests expected to carry out chores before checking out, than a modern apartment stay. I've never stayed in a hotel or apartment that required this, and, at the price point, wouldn't have stayed here if I'd known in advance.

Nice apartment for two. Positive: The apartment was in a good spot near the seafront with easy access to the beach, restaurants and shops. It was clean, modern and well equipped. On-street parking was easy and free. It was generally quiet and a pleasant area. Negative: The apartment was let down by the front garden, entrance and the lower stairwell which was scruffy and poorly maintained. The window in the sitting room wouldn't close as the mechanism was corroded.

the day before my stay, i message the host as have not received check in code. i am told i need to fill out a damage waver form to receive this. upon doing this, i find i have to pay £25 extra waver fee, or £250 which i may or may not get back. sneakily hidden away in additional house rules — easy to miss — never seen this on air b and b before. this puts my back up before we've got there. upon arrival, their's 40 steps up to the flat. not mentioned in the listing. i am blind, and my girlfriend has a problematic knee, hence 10 minutes to get up and down the stairs each time. i'd have picked somewhere else if steps were mentioned. next communication from host is a list of authoritarian house rules for checking out— very patronising, telling us to clean pots with hot soapy water. honestly. we check out a day early as too much to do before our morning train and don't want to risk upsetting the host. spoilt our trip. balcony tiny, with a view of car park. please don't stay here!

Pleasant stay overall. Positive: Location, well priced, comfortable overall. Dog friendly. Negative: Same niggles as all the other reviews, sadly they seem to come up time and time again but not addressed. Overall can't grumble for the price point though.

Absolutely perfect for a quiet little stay, close to the beach and local restaurants. Would stay again, and it was dog friendly.

Lovely and stylish flat, ideally located for exploration of picturesque Saltburn Positive: Very nicely furnished and well-designed flat. Bathroom to a very high standard. Ideally located for the seafront/cliff walks, and also town centre/food shops. Very quiet, and I slept extremely well. Lovely to have the sea view from the bedroom window each morning. Very handy to have salt, pepper, vinegar, tea, coffee and milk on arrival (often things that get overlooked when packing!) Easy lockbox entry system. Added bonus of internet TV/Netflix, etc (often, when travelling you'll just get a pixellated Freeview). Felt very 'at home' throughout and very relaxed - just what you want with self-catering! Would definitely rebook. Negative: Agree with other reviewers in that the front of the building/entryway does not do the interior justice/looks a little sketchy. Once inside, though, it's a different world! Also agree that the mattress is not the best. My advice: take the lovely throws provided and lay them on the top of the mattress under the bedsheets. Gives some padding and makes it a bit more comfy. Ideally would've preferred there to be proper chain locks on the flat door, given the state of the main building entrance, as a female travelling solo.

Great appartment Positive: Just come back from a 3 night stay at the Emerald Hideaway over the New Year weekend . The apartment was clean , warm , fresh and well equipped for all our needs . The decor was modern and it was nice to have a coffee machine as well as other teas , coffee and milk. plus the shampoo and other lotions in the bathroom . Plus only a 5 minute walk to the shops , pubs and beach . Will book again in the future. Don't let the communal hallway on entering put you off . It just needs a touch of paint and a new carpet then I'd say would be perfect . Negative: Communal Hallway needs sorting

Hard to find. Hidden security deposit. But nice apartment. Positive: Clean, decent apartment with most of what you'd need for a week stay Negative: Unclear instructions as to the location - hard to find, google maps shows the wrong building. Photo of actual entrance attached below, it is house 52, and you are flat C on the top floor. Hidden costs around a security deposit (£25 for an insurance policy or a refundable £500 deposit) this is hidden in the apartment listing. No freezer.

Hidden fees and high cost deposit Positive: Apartment itself was clean and WiFi was good Negative: Be advised, this host will want a £250 damage deposit fee on your credit card, then a £10 (ADMIN FEE), just to give you the entrance codes, in still waiting for my £250 back 9 days later, Access up to the apartment on 2nd floor is up filthy stairs covered in dog hairs, wallpaper hanging off and dog in 1st floor apartment and it stinks.. A proper crack den.. Not been hoovered in ages... I'm still staying in this area for work but I won't be using this place again, not for me these high fees and crack den staircase.

Positive: Great location!! It has a very well equipped kitchen and having some milk in the fridge on arrival was a welcome treat to get a cup of tea straight away. The property is very clean and has everything you need for your break. The host had great communication. The information they provided is really good. Giving you information about the property and the area. I would 100% use them again and wouldn't hesitate to recommend this property and company. Thank you we really enjoyed our stay. Negative: On the outside of the property was a little worried but when you get into the property it was lovely. You can see areas on the ceiling that have damp issues, but this doesn't affect your stay.

Everything was great apart from the bed. It's got two small mattresses together, both completely sagged in the middle, covered with a duvet under the sheet that does not make up for the sag...not comfy. Other than that, nice place, quiet neighbourhood, easy reach of the beach, a supermarket at end of road. Agree with other reviews that the shared stairwell is yuk. Stairs steep at top so not suitable for any mobility or strength or pain issues. Well equipped home including the kitchen. I would stay again (if a new mattress).

Lovely spacious little apartment. Really clean and tastefully, modernly decorated. Great for a getaway close to the Saltburn coast. Do agree with previous reviews that the house the apartment is situated in and the entrance hallway is very run down. However the apartment itself is wonderful.

Wonderful little flat, perfect for what we needed it for. I agree with previous reviews- the outside of the building and stairs up to the flat were concerning, but the flat itself was beautifully clean and in excellent condition. The lack of any freezer or freezer drawer also surprised us. The shower could also be a bit temperamental- it seemed the warmer you had it, the lower the water pressure was. Finding a happy medium was fiddly but it wasn’t too bad. View out of the windows was wonderful, and being on the second floor I felt quite secure. Street parking was free but difficult to get near the flat itself. Bathroom and kitchen were well stocked with the essentials. Overall I would happily return to stay again

Saltburn a lovely coastal gem for a few days break Positive: Close proximity to seaside and shops Once in flat decor and presentation was good. Good quality fixtures,bedding,towels etc. Nice bathroom with safety bath mat provided. Photos good likeness. Negative: Lounge window wouldn’t close,ok as it was a heat wave but wouldn’t go back in colder months. Told management company but no response or action. Lounge window obscured by gull Pooh . Balcony,over statement, but allowed back door to be opened for air flow. Had to pass through two rather shabby stairwell and front garden neglected. Made me anxious not a good first impression.

We brought our dogs and they loved every moment . Positive: The proximity to the beach. Negative: Quite noisy neighbours on a night.

Excellent location but needs thought put in to Positive: Excellent location, right by the sea and close to restaurants and cafes. Easy to find. Generally clean and well kept. Comfortable sofa. Bathroom face cloths and shower gel etc was a nice touch. Grass 5 seconds away to take the dog for a morning/evening toilet. Negative: The most uncomfortable bed of all time, to the point of not being able to sleep. 13.5 tog duvet, in July, shows no common sense. Zero hooks to hang your bath towel, hand towel or tea towel. Literally no where to hang any towel! Only 1 hook on the front door for coats. The worst thing is that there are multiple reviews about the bed and no hooks and still nothing has been done about it. Adding some hooks is a quick, inexpensive job so there’s really no excuse. The stairs as mentioned by others are very steep. There’s no mirror above the insanely high sink which would be helpful, there’s a mirror above the toilet though which you can’t get to because there’s a toilet in the way. You are asked to basically clean the apartment before leaving, strip bed and put in black bags, towels in black bags, antibac wipe down all surfaces, take rubbish out and put in outside bins. Apparently the bins instructions are in the manual, there was no manual we could find and no black bags provided.

Don’t be put off by the shabby front door to the flats or the tired & dirty first floor stair carpet - it gets better on the second floor & the flat was exactly as pictured. It was very clean, the bed was super comfortable & the bathroom lovely. Overall, it was a perfect location for us with bars & restaurants within walking distance. Several are at the bottom of the cliffs though (about 150 steps) The kitchen was fine but do note, there is no freezer or freezer compartment in the fridge. There was a pint of milk in the fridge for us on arrival & basic condiments plus foil & cling film which were appreciated.

Can’t beat it for the price! Beach is literally just over the road. Good facilities,clean and no noise. Highly recommend!

It is such a shame that the outside of the building does not denote whst the flat is actually like. It could deter people from booking, which is a shame. The carpet on the stairs needs addressing. It is a real health & safety issue. The flat was lovely , in a great spot for everything .

Apartment as described with qaulity linen, towels, fixtures and fittings. Very clean and clutter free. We didnt expent the great sea views as they were not in the property description. Previous reviews have mentioned the entrance and communal staircase negatively which I think is a tad harsh as the owner has ensured that the common parts that they have ownership of are to a high standard, don't let these negative comments put you off booking. We really rnjoyed our stay.

Wonderful location, with a gorgeous sea view. I stayed in the off peak season but during the hottest day of the year and the apartment was incredibly cool, without a fan! It was very clean, the cleaner does a great job! The front door and hall are scruffy but once you go up the 4 flights of stairs you’ll arrive in the nicely refurbished apartment. The mattress needs replacing, and is not suitable for people with back issues. But nice bedding. Well equipped kitchen but no freezer compartment, if you plan to store ice cubes. Spacious bathroom with a well-sized bath. There’s a tv but no channels. You can use Netflix, I think. Five minute walk from the supermarket, shops and restaurants. Visit Koselig for great coffee and pastries. Signals has great food. I found the automatic messages from Host & Stay a bit much, I love a more human touch (especially the responses to the reviews, which seem to be AI-generated). All in all: great value for money, recommended!

Positive: A fantastic place to stay! The apartment was exceptionally cozy, clean, and well-equipped. The complimentary condiments and access to kitchen utensils were thoughtful additions that enhanced the overall experience. Everything was arranged with guests’ comfort in mind. I would highly recommend this apartment and would happily stay here again.

The flat is in a great location, right next to the prom, and even on a busy bank holiday weekend we were able to find a parking space with no difficulty. The flat is really cute and well equipped. The stairs are steep, and the buttons on the lock box for the front door key are very stiff, make sure you push them hard enough to hear a click.

Building & stairs to flat needed a bit of TLC

The location and free unlimited street parking was a big asset. Using the key safe to enter was easy with the detailed instructions given. On entering the hallway was very scruffy, but on climbing the stairs to the accommodation it was clear the owners had decorated and replaced the carpet. Inside the property, all four rooms were excellent, a spotlessly clean bathroom, with some toiletries provided. The bedroom had a view of the clifftop and the pier and was a good size and comfortable. The kitchen was good with dining table and chairs. A toaster, microwave, fridge and hob & oven were also available, as were various condiments and cleaning items. The living room was a decent size and comfortable. In all, a great place to stay, the only problems we encountered were poor wi-fi, which also affected our personal data on our phones. Also the television did not work correctly, only Netflix and Youtube being available. A text message and a voicemail about these issues went unanswered.

Spectacular location and quality of accommodation especially given the price. There's a view of the ocean, we had everything we needed to unwind, cook meals etc. 5-6 minute walk to the station + sainsburys. Same amount to the beach. Perfect for our trip really

We had a great Easter weekend in Saltburn. Long walks on the beach, followed by nice dinners in town. It was lovely and a very restful weekend. Our stay was great. The flat was very clean and quiet with great views of the beach from the bedroom, the flat was extremely comfortable and had everything you need to be at home.

The shops & cafes within walking distance. Negative: The flat is on the 3rd floor, and from the outside, the building looks dated. The stairs to the 3rd floor are quiet steep.

Apartment was lovely and clean, recently renovated to a fair standard.However the rest of the building was in a poor state of repair, not very appealing from road-hallways/stairs damp with wallpaper peeling off shame. Mattress wasn’t comfortable could do with updating. Great location across the road to the beach and close to shops,cafes and bars. All in all a good place for a little getaway

The apartment was lovely, apart from the bed and sink it was comfortable. Positive: Lovely apartment close to everything in Saltburn including sea front and lovely view from bedroom window. Clean with all facilities you need for your stay. Negative: The bed ! It was two singles clipped together and there was a hard ridge in the middle. Very uncomfortable. Also not being very tall the bathroom sink. Far too high unless you’re 6ft tall .

Great location to enjoy the beach, local restaurants and walks. Amenities all in easy walking distance. Very comfortable apartment. Top set of stairs to flat slightly narrow tread so need to watch your footing. Convenient parking on the street outside the building. Would recommend.

Flat was lovely and exactly as expected.

Lovely little place. Had all we needed and more! The little bath salts and separate flannels for makeup were nice touches :) We really enjoyed our stay as everywhere was walkable and close. Plus the view from the bedroom was lovely. I think it would be good if there were a towel holder in the bathroom as we had to use the door handles. The hallway/stairs to actually get to the flat was quite run down and needs some work, it was sadly a little off putting. Nevertheless, we would definitely come back :)

Excellent apartment clean and tidy. No washer or dryer that was listed but not a problem to us. Everything you needed bedroom, kitchen and lounge. Nice atmosphere all round. The entrance hall down stairs gives a false impression and a lick of paint and tidy up would work wonders. But this reflects on your property and it shouldn’t as your apartment is really nice.

Loved the property, but outside entrance and first 2 landings let it down

From check in to check out the stay was brilliant. All our questions were answered promptly. A short walk from the beach and the caffès and restaurants. The area was quiet and peaceful. The local Chinese Min Du is very tasty and a good price. Beach is pristine and ideal for long walks. The apartment is spacious and immaculate. Everything was really clean and tidy. We had a lovely time.

Great seaside apartment, in lovely seaside town Positive: We travel around Britain a lot and in lots of ways this was the best apartment we have ever stayed in. It was extremely clean, spacious, modern, everything we needed. Negative: We had NO live TV the whole time we were there! Only catch up TV. We contacted Host soon after we arrived, who sent a 'Maintenance man' who actually didnt know anything about the TV. He did get it going for a little while, but it was clearly aerial problems. We spent the rest of our stay trying to get someone to come, without success. Someone called on morning of departure to say they'd be there, after we left....... Also the bed was so uncomfortable in places. Full of hard lumps, like springs!!! Couldnt beleive it as everything else was so modern and good.

A gem hidden away at the top of a Victorian house. Loved the layout and decor and the fact everything you needed was there. Would rebook for the next visit. Stones throw from the beach, pier and rail and a 5 minute walk to station and a large sainsburys. Do try coco&rum - Thai food and service at its best.

Apartment Lovely location perfect, bad experience with booking.com Positive: The apartment had everything you could need and more, loved the bath. Perfect location. Negative: Check in was 4 o'clock, and at 4 o'clock no one had got back to me on how to collect the keys or the address. I had to ring booking.com to speak too someone on where the accommodation was, and how to get in. When we eventually worked out where the accommodation was it was now nearly 4:20pm. I had been messaging the sent email and phone number , from 2 o'clock onwards to see if we could get in or find out the location but to no response back. So I assumed I just had to wait till 4. 4 o'clock came and still nothing. Once I spoken to the agent, he said he had sent messages but I had received nothing. When we left the property 2 days later I was starting to receive emails on how to get into the property So I was very unhappy to say the least, on our first experience. It was a very very cold day, and i was absolutely freezing by this point. This has put me off booking apartments in the future due to this experience. I booked this property as it mentioned a balcony. I didn't see the point in the balcony, it was the only one in the complex and faced an enclosed carpark , also 2 people could not go on the balcony at once. I did not feel safe on my own on the balcony either. I think that needs removing or making safer.

Positive: Great location and apartment was very nice Negative: 1st impressions not great outside and entrance very shabby. Key safe box was not working properly . Last day of my stay there was a gas leak so i didn't have any hot water or heating for most of the day and evening but when it came back on boiler wouldn't work so no heating or water for the rest of my stay

A lovely appartment We had a lovely stay. The apartment lived up to its pictures and description. The kitchen lacked a few items but that could be just us. The external appearance of the building should not detract from your stay. My biggest gripe would be the number of ‘friendly’ emails and texts from Virbo regarding the charges that could be levied against me should we not leave the place as specified…

Excellent we would totally reconsider coming back Positive: The cleanliness and the facilities Negative: 4 constructive criticisms. 1) I have OCD and the cups in the kitchen didn’t match 2) the light in the kitchen only lit up one side of the kitchen, there needed to be an extra light on the other side of the beam 3) the shower needed to have one of those power shower heads the force the flow faster 4) the common hallway needed to be refurbished as this let down the appearance

Close to town and the beach but the approach to the property was gruesome Positive: Not there long enough but kitchen facilities were good, new and modern with plenty of utensils. The fancy coffee maker didn’t work and we have a similar machine but two pods were wasted. Negative: If we’d arrived late at night I wouldn’t have walked through the door. It was gruesome. The garden was shabby to say the least, the front door disgusting, letter box looked as if it had been set alight at some point. Walking through the door looked like a drug den … carpet in hallway and stairs and landing was dirty, shabby and torn - not even carpet, think it was felt. Wallpaper falling off the wall. Third floor approach to apartment was better… and apartment was modern but the bedroom had a stale odour even though the window was wide open.

On the whole great, but some real issues, strange building smells. A bit confusing re my booking. Saltburn is beautiful, Positive: Kitchen really well equipped, no scissors though. Negative: The entrance hall and stairs are a million times worse than expected, such a same

Very convenient for seafront. I enjoyed my 5 days and will be returning to stay longer. Pleased with the stay overall. The communal area did not set a good first impression and i would be keen to see better locks on the flat front door - Especially as the main front door did not look massively secure.

Top vacation choice Positive: Although only one small window in the bedroom has a view of the sea, this window is oriented well, and you can see the sunrise over the sea directly from the window in the morning. The room is large, clean and cosy. Because I'm afraid of the cold, I'm happy with the whole-room heating feature of this house. Negative: The address marked on Google Maps is wrong, and I have not found it for a long time. Calls to the host were not answered, and no calls were returned. The host needs to update its location on Google Maps.

Great property and amazing location

Lovely touches like fine crockery, tea pot, quality linens - well equipped. Quiet house and location. Sadly, because it’s in the roof space, windows are too high for a good view of the sea! Annoying that I paid the deposit and only after was told it is ‘optional’. Information is inaccurate and the response of the company to my messages was ‘gushy’ but ineffective. There is no washer or dryer despite these being listed - and I made my choice based on the listing. Otherwise, the place is lovely- just the ‘host’ not in the spirit of Air bnb.

Positive: The apartment was very clean and looked just like the photos. Kitchen was nice and everything worked well. Heating worked well. We'll set out and sofa was comfortable. Good location very central. Would go back again if they put a new mattress on. It met my expectations but has room for improvement Negative: The bed was 2 pushed together and seen some action the mattress made noises as you moved. You could hear the springs .Entrance hall had damp and wall paper coming off the wall and dirty carpet. The shower wasn't thermostatic and not very good. Put the TV on Netflix on Saturday and it told me there was too many people watching it but I could subscribe for another £3. Don't think so😞

Great value sta in a very under rated location. Positive: Absolutely amazing location. Quick walk down to the beach and pier, equally short walk into town for supermarket, trains, buses. The apartment itself is well decorated, clean and tidy. Saltburn beach is very under rated, long with soft sand. Negative: Parking can be a little chaotic, but there is plenty within a short walk. Very minor point, the entrance to the main building is a little shabby.

Positive: Nothing Negative: Enforced damage waiver insurance, front door insecure, dirty stairway, small dirty stairs a trip/fall risk, multiple fire risks - no fire extinguishers or fire blankets, poor quality mattress, no welcoming note, dirty chipped cups, no sea view from settee or bed, balcony in kitchen unusable and no view,

It was generally great. Positive: The property was clean, modern and comfortable. Great location near the sea front and also close to the town centre. Negative: Need a towel rail in the bathroom. A scourer for washing up. A blind or curtain for the living room.
