Comfortable stay over Christmas with family. Location close to reservoir.

Due to lack of preparation at the cottage, this was NOT an enjoyable experience! Positive: Location - cottage, eventually nice. Negative: Owners of the property should have checked everything was all in working order before guests arrived! Arrived 15:30. Cottage was freezing and no hot water. Note over thermostat advising heating set for our comfort and hot water available 24/7. This was not the case. Contacted booking office at 16:30 who advised they would contact owner to resolve. We had to make a further call 30 mins later as not heard anything. We were reassured a plumber would attend. A further 3rd follow-up call was made (now to the out of hours team) who said owner would be in touch. No ETA known. This was disappointing as would have been a deciding factor if we were to stay or not due to it being that cold. It was 3° at this point. With night upon us, this was going to get colder. Plumber arrived approx 19:30. He found what the issue was. He left at 21:00. The cottage did not warm up until l the next morning! Everyone went to bed earlier than planned with lots of layers on and totally ruined the evening and set a bad vibe for the rest of the stay. By this time the whole family were frozen to the bone! Due to the short length of stay we lost out on 50% of our stay. This was booked as a Christmas present for our family to spend quality time together due to us all working various shift times. The total cost of the stay was £398.70. So we feel that a 50% refund is in order. Please contact ASAP to resolve this issue.

Beautiful home but the cleanliness was awful and me feel uncomfortable. Positive: Quiet location, beautiful house. Negative: It’s was dirty throughout. The beds were uncomfortable and squeaky every time you moved. You also could not shower upstairs with water running elsewhere in the property as a family member had to jump out because it got too hot (thankfully not a child)

Great cottage to stay in. Nice and clean, spacious and comfortable. Would definitely go back!!! There’s also a water sports place a minutes drive away which does open water swimming. SUP, kayaking and sailing which is open to the public.

Derwent cottage is very cosy and well located base for exploring the surrounding area including water sports on Derwent reservoir (right next to it). We used the cottage to attend a wedding reception at nearby Healey Barn which was very convenient. The cottage is well laid out and spacious. However, we had some minor maintenance issues (replacement light bulbs and missing bedside lamps) meaning neither upstairs bedroom had bedside lamps. The response Host and Stay was very disappointing. they just sent a standard acknowledgment message each time and they didn't resolve this during our 7 night stay. There is no local host - it would benefit from having one as opposed to a company running it. Also, the property not very well cleaned and was quite grubby in places. With more responsive hosts, improved maintenance and improved cleaning it would be a great place to stay.

We recently stayed here for a wedding we were attending at the Lord Crewe Arms. It was ideally located only 5 minute drive away. Surroundings were beautiful and great location near to the reservoir. The place is laid out well, has everything you’d need and communal area was great. The hosts are easy to communicate with and were very helpful in returning a soft toy of our son’s we accidentally left there. We really enjoyed our stay and would definitely book again if we were in the area.

Lovely location right by the reservoir, was great for attending a wedding at Healy Barn. Good communication from the host company. Lovely for a family get away.

Home for Christmas Very nice property, clean and welcoming. Property is in a great location for me to visit family and to go sightseeing all over Northumberland.

What a lovely place to for a few days away, nothing around but nature, great place and comfortable.

Gorgeous location right next to the reservoir, great sized accommodation for 4 adults and a dog. Great that it’s dog friendly.

This was a lovely house, warm and spacious. I would recommend for a family or small group.

Positive: Location. Spacious. Clean. Negative: Not enough toilet roll (1 roll for 5 people and 2 toilets), not enough soap either. Other than that it was good.

Perfect place to stay for 2 nights so we could attend a wedding at Healey Barn, about 15mins drive away.

We had a lovely stay here, bit wasted on just the 2 of us. So much space and in a lovely setting by the reservoir. Communication from the host was superb and everything was seamless. We would definitely come back and would highly recommend it to anyone who wants a nice quiet rural stay or if you're heading to a wedding at nearby Healy Barn.

Great place to stay. Positive: Good location for where we needed to be and plenty of space for parking onsite. Negative: No hot water from the shower upstairs so we all had to use the downstairs shower.

Brilliant location for a wedding at Minster acres and Healey Barn. Comfortable and well equipped. Very clean. Our grandson loved the tractor in the farm yard.

Great stay, would recommend

Positive: The chilled location, very little traffic on the road next to the property so there was little disturbance at night. The farm is in operation but the people we spoke to where very friendly and your not disturbed by them working. Negative: We have no complaint less the internet signal is difficult at time especially when you have children but you might want the lack of Internet so they have a break from it like we did. There was an issue with the upstairs toilet but this was fixed that day by 10am so very quick.

Brilliant, comfortable and cosy stay. Positive: The property is spacious, extremely clean and well equipped for a great stay! The location is beautiful and so is the property itself! I have stayed here before with another party and it felt like home from home! Very comfortable. Negative: Nothing at all! It’s a 10/10.

Fabulous find whilst running the recce for the n250 drive. The place is lovely, clean and warm. The beds were very comfortable and absolutely no noise pollution. Definitely will book again.

Highly recommended, we will return . Positive: Had a lovely stay. Beautiful countryside with amazing views of the reservoir opposite . The kitchen /living area was well equipped with easily enough seating . The beds were very comfy . I loved the little touches like lovely shower gel and Shampoo in the bathrooms . We were greeted by Dave, who was very friendly and welcoming . He said just to ask.if there was anything we needed or.if we had any questions. We were fine. Much nicer than the photos gave it justice . *****

The above were only minor problems and we would definitely stay again as overall everything was great , lovely cottages, Positive: Lovely property, beautiful cottage very comfortable beds very cosy and linen was spotless . Heating very warm great working order and easy to understand Negative: Not well sign posted , no outside light to show which cottage we were in , directions to parking easy to follow We were lost for approximately one hour and telephoned the number provided, lady was not really helpful except she gave us a completely different address (school lane ) and postcode …. Would be advisable to look at this as the sat nav’s were not picking up the address given to us we had three sat nav’s on the go ( also the link did not open ) perhaps because of the remote location , maybe more landmarks to look out for we were travelling at night it was very difficult to know where we were as it was so dark Only a minute moan , on suite toilet wee stain , an empty grout bag left on sink , and face mask and ear defenders left in upstairs bathroom , I would probably guess you had work men in and it was him who left the mess ( so not really your fault ) Just need to let you know the Toaster does not pop up and all the buttons on the front were broken

Lovely place to stay! Such a peaceful location. Very informative instructions on how to check in etc. The house was lovely and clean and had lots of useful amenities included. Would revisit.

Lovely spot, with beautiful views surrounding, Derwent reservoir on the door stop! Closest shops are 10-15 mins drive so pre shop is helpful! Lots of good pub restaurants within a 20 min drive for eating out.

Positive: Fabulous location near the reservoir, lovely property and very peaceful. Negative: Definitely not cleaned thoroughly enough, dead wasps and spiders webs in corners of rooms and doorways. Dusty. A hairdryer would be helpful, also some cleaning products so can clean down surfaces after preparing food.

The house was large with many nice features. There was no marked parking spot for derwent so we just parked in the grass and the farmer did not mind. The house was clean for the most part. There was quite a few cobwebs and some dust. We enjoyed having cleaning supplies in the closet because with 6 people mess happens. The manuals for the appliances in the cabinet were a great help. We definitely enjoyed our time there.

Beautiful location and lovely spacious house. However, cleaning was not done to a good standard with dusty surfaces, dirty grill and drip tray in the oven, flies and bugs over the window sills and floors, and there was quite a bad drain smell in the bathroom downstairs. In fairness they did offer to send a cleaner round but I declined as our stuff was out everywhere at that point. On arrival the blind in the master bedroom had come away from the wall and despite me messaging straight away they were very slow to respond, so had to call the help desk the next day who, as we were going to be out all day, told me to leave the keys in the lockbox all day for them to fix it meaning we had to put our valuables in the car. However, no one ever did fix it.

Derwent cottage is placed in a lovely location next to the reservoir, convenient for visiting Hexham, Corbridge and Consett. There aren’t any accessible public walking routes from the farm so a car is definitely required. On arrival we were very impressed by the space and layout of the cottage. As we started settling in we found some areas of the space had not been cleaned, we reached out to the host and they sent a cleaner out within 2 days. The hot water is VERY hot with no clear way to turn it down, this even overpowered the showers making it almost unbearable to use. Unfortunately the only solution to this after contacting the host is to turn off the water heater well in advanced or have two people use the showers simultaneously. The advert specifies 2 car parking spots and when I reached out to the host to see if there were any alternative spots nearby I didn’t get any help. Upon arrival the farmer greeted us and confirmed we could park 3 cars in the area without issue.
