Amazing! This property was absolutely beautiful! Well appointed interior with great amenities. The views were spectacular! Access to the beach, trekking over the dunes was challenging, but provided a good workout.Relaxing on the beach with our family & pups -priceless!<br /> We thoroughly enjoyed our stay at this property & the credit with vakay was a nice bonus.Thank You Resort Realty property mgmt. & owners.
Great House, Beach Access A Little Hard The house was great. The location and layout were great with no issues. Beautiful views on the top two floors. Loved walking into the kitchen and seeing the ocean first thing in the morning. The house was clean and a lot of seating areas. A lot of people can be in the house without it feeling too cramped. We knew going in the pool was going to be on the smaller side but ended up being a little bigger than anticipated (but it was still very small for a house of that size). The only reason why I am giving this house 4 instead of 5 stars is the beach access. Once you get off the stairway you have to walk through weeds and we weren’t sure where to go from there. The dunes were pretty high so if you have people who are older or need support with walking they will not be able to use the beach access from the house. We actually used the neighbors beach access as it was a little easier. The public beach access was also just a house away so we used that as well. Overall, it was a great vacation and house and would recommend it.
Sun & Seatime review What a great house, the bedroom layout is perfect and the size is great. The only two small detractors are the parking is very tight for a house that big, and the pool area is also pretty tight for a house that big. Great house, though, highly recommend it.
Excellent house for our extended family Sun & Sea Time was a fabulous house for our extended family, where the kids ranged from ages 6 months to 15 years old. With the pool table and movie room, there was something for everyone and also space to go somewhere and just chill. We loved being right at the beach, and the pool great when we had had enough of the sand and waves (bonus: the pool was shaded in the afternoon, which was great when we wanted a break from the sun). I highly recommend this beautiful and spacious house!
Sun and Sea Time We had a great time and enjoyed the house very much. The only couple comments/suggestions I have are as follows: 1) The beach access was not great but I'm not sure what can be done with the dunes. We had a couple folks in our group who had trouble navigating the steepness of the dune and we were forced to use another house's access some times. 2) The swing on the lower porch was not connected and we did not re-connect it because we weren't sure if it was down for some reason like wind. 3) We paid for pool heating but the heat seemed inconsistent and not great at times. The maintenance folks did replace the heater while we were there so maybe it's just a temperature adjustment or something that needs to be double-checked. The pool and hot tub area, in general, were great otherwise. Thanks again for a great house. We are definitely considering coming back again next year.

Perfect Met the needs of all the adults and grandchildren. Several areas to relax, play, eat, sleep. Expansive beach area to set up volleyball, bocce, umbrellas, chairs.
Beautiful Home This home is gorgeous! It's location on the beach is perfect. There were plenty of bedrooms for our family. The kitchen was well equipped with many dishes for a large group. One thing to keep in mind. The master bedrooms are not oceanfront. They are street side. The two oceanfront bedrooms are smaller. All bathrooms are very small and the same size with one sink, toilet and a shower. No larger master bathrooms. The gathering room is huge and the dining table seats 14 people. The game room is great for the kids and we used the home theater. Both are good spaces for everyone to enjoy. It was very expensive to rent this house for one week, so expect excellence from the rental company. They responded to our needs quickly.
Beautiful Home!! We had a wonderful week at this beautiful cottage with every amenity you could want. The views were outstanding, and I cannot wait to rent again!
Beautiful Home The house is beautiful and spacious! We had so much room for our family and our guests. There was a total of 9 of us. The kitchen had all the supplies we needed to cook and serve our families, the house was clean and cared for. The two dishwashers and two refrigerators in the third floor kitchen was a huge bonus because each family had their own area to store their food and clean their own dishes. I absolutely LOVED how large the island is and how big the third floor living area is. The theatre room was a huge perk for the kids! The pool area was absolutely beautiful and I really appreciated the locked gate to enter the pool area (small children). My only complaint is the pathway to the beach. It wasn’t a huge issue for my husband and I, but it may be difficult for folks who are older. It’d be nice to see the deck walkway extended out to cover the small sanded area to the beach because the rope and the sand hill is somewhat tight and there’s a rather steep hill to walk up and down to the beach.
Great Time at the Sun & Sea Time It was our 1st family acation with friends and family and we had a blast. The house was big enough for us all to be together or apart. I love the fact that each bedroom had its own bathroom. The big kids loved the pool table and the little kids loved the theater room and pool. We walked to the beach every day. Our smoke detector battery went off and also the septic light went off and was promptly taken care of. Over all the property fullfilled our needsand we had a great stay and will come back in the future.
House was Amazing Love the house, amazing, the only negative was the driveway, it is so hard to walk on barefoot and at the beach that is a problem.
Great Accommodations and Location We really like this house band its location. The house is comfortable and has great features. The location is perfect as the beach is never crowded, yet the house is close to shopping and great restaurants.
Perfect House for a multi-family Vacation! We had the pleasure of staying at the Sun & Sea Time house in early April 2023. My wife and I try and schedule a yearly vacation with extended family on both sides, and the house layout and design accommodates all ages and needs! While there are initial steps leading up to the first floor, the elevator provided easy access to all floors within the house for our elderly parents who ranged from 84 to 87 years old. We loved the bathrooms being connected to each of the rooms, to allow for everyone to have privacy, and the large gathering areas when everyone wants to enjoy each others company! The kitchen is very well stocked with all the pots and pans, two coffee makers, two dishwashers, and two fridges just in the kitchen, to name a few things plus other locations have appliances (wine fridge on 2nd floor, fridge on first floor)! We have gotten in the habit of bringing some of our own things for the kitchen, such as pizza pans, pizza cutter, but they have already thought of most everything! Being that it was early April, we used both heat and cooling on different days since there was such a difference in temperature throughout the week and all performed great. The view from the 3rd floor is the biggest draw, and we all enjoyed just sitting on the deck and watching the ocean. We watched the birds all migrate North in the morning and back South in the evening. We saw many dolphins swimming close to the shore, and did bring our own pair of binoculars to enjoy a closer look at what we caught a glimpse of from the deck. We enjoyed cooking dinner and eating with everyone at the large kitchen table, grilled a couple nights, had a 1000 piece puzzle going on one end of the table, played cards with 12+ people, kids enjoyed the pool, many enjoyed the hot tub, watched movies / shows in the theater and could not think of any other amenities that we lacked! The house checked every box for us, and we wish other locations outside of OBX would model this layout for rental houses! There seem to be a few houses in OBX that share this similar layout in the Resort Reality portfolio, and this is definitely at the top of our list for future years to come!
Sun & Sea The place was awesome accommodated 15 people very nicely the TV on the cabana was a nice added touch.The cabana service on the beach was also excellent. The only thing missing was an ice machine. We all were quite satisfied with the house.
Great spot This home was beautiful and well appointed. The kitchen was well stocked and there was plenty of seating. The view of the water was superb. Although the pool was on the small side, the pool area was very nice. The beach was very convenient. We appreciated the tent and chair setup and that was an additional reason we rented here. Suggestions--I would suggest the owners put hooks behind the door or on the wall in the bathrooms for extra towels. Also the bathroom on the second floor off the bedroom near the entrance needs a privacy shade. The grill did not have a great burner unit and did not work well for grilling large quantities, but we reported this to the realty company. All in all. we loved our time here. Great home.
Excellent Theater room was a plus. The outside cabana was nice for shade. Parking could get jammed. Bedrooms were well appointed. Children’s room was my favorite!
